其实如果新加坡人要到新山退休，只要租房子就可以了，租金便宜选择又多。不想住了，退租即可。又不需要交任何税或担心房子卖不出去的问题。

Please don't consider buying for retirement, many of my friend already regret because 1) Even if the price goes up, no one will buy your house because most Johorean will buy new development (ask your malaysian friend) 2) Condo maintenance fees are not paid, all investor who don't stay there will not pay, lift breaks down, swimming pool become frog pond 3) Security is not guarding your property, they are the look out for thieves (my tyre was stolen near the guardroom) 4) quality of the material and house are no good, thin walls, power trip, walls cracks (visible when driving by) 5) No matter how reliable the developer is, it is not a guarrantee you will buy a good home (personal experience) 6) staying in malaysia there is a strict period and time limit per year, applying for PR is near impossible Not to say ALL are CON, good point are : cheap food (not so cheap now), more relax further in to malaysia, but not johor, car is cheap but I got stopped by the police 50 times more than in singapore. These are points to consider, it's just my personal point of view and experiences, hope you have better luck but don't be fool by promoter at roadshow. Don't FOMO!

1) Foreigners are restricted to 1 million ringgit property except for undeveloped region in iskandar puteri which are mainly 99 years leasehold. Why are people selling their condos if RTS is about to be completed in 3 years time?

All my friends including myself experienced all of the above after we bought properties there. The entire state is swarming with overpriced failed projects, claiming 90% occupancy, yeah, right, I drove around and saw so many 'For Sale' signs multiplying like rabbits. I won't call them ghost cities because I’m sure even the ghosts packed up and left those projects

我朋友90年代也是买JB的单楼层排屋，靠近carrefour 那边。本以为可以转手赚一笔，没有。又以为可以租出去也没市场。最后就当度假屋，自己每年进去住一两次。然后恐怖的事来了，他的排屋被洗劫一空，家具被偷就算了，连铁门马桶窗口都被拆走。还有大便和针筒在地上。发生两次被洗劫后他房子就摆烂，也不进马来西亚了。除非你们打算住那里不然不建议买。

整段节目只要听最后那位律师就对。查查看柔佛人口有多少？再到哪的百货大楼逛逛就知道，新的一开，久的马上人流下跌，惨淡经营如 Paradigm, Toppen, Aeon Bukit Indah, 甚至连 Princess Cove 楼下的商店都关的七七八八了。

@@___Danny___ Princess Cove 的感觉不是没人而是没人买吧，车很多。感觉店是为新加坡观光客开的，可是人流都是在新工作，晚上回新山的所以没生意才关门。地方虽是蛮新的可是却看起来很老旧，二楼还有一处漏水。

There r Lots of New Properties in Malaysia, don’t b fooled by property agents in Malaysia! agents make commission after a sale , find out who is the developer n if they can see to completion of property, if u happened to b paying almost halfway n Developer got No or not enough funds u r stranded! condo fees like swimming pool gym r charged per square foot of your condo unit , the bigger your unit u pay more ! property around Customs r very noisy huge trucks horns every time n heavy traffic jams , foot traffic also ! u need proper documents to reside in Malaysia, Customs will Question your purpose of visit , even if u stay for 2 weeks , buying a property in Malaysia don’t equal a Visa ! I bought a property in Malaysia n regretted immensely!

If buy a property in Malaysia it’s buy to stay n don’t hope to flip property got no value , Malaysians won’t buy your property, their citizens buy cheap anywhere , if Singaporeans buy its 5 hundred thousand n above n must have State Consent! Malaysia Government want a slice of property market! if u decide to purchase a SG HDB u must surrender all Foreign property before purchase can’t have HDB n Malaysia property consider wisely!

除非有特别通道可以不必过关就会买，还有一般我们在大马逗留25-29天，就算没过期，也有很大可能会被问长问短，更别说是长住，买了之后，肯定日后会有一种大根大根的感觉😅😅😅!

奉勸新加坡人, 新山房產如果買公寓, 自己保重, 在新山是排屋才有升值的空間, 而且也不多, 還要考慮馬幣貶值的問題, 政策朝令夕改, 如果買來自住是不錯, 當作投資就是冤大頭

I bought a property in Malaysia n regretted immensely! 我老板就亏了20几万，从2.3到3.2 。。一言难尽，所谓weekend house, 结果只是去打扫还水电杂费然后解决屋子漏水的问题，因为在jb很难找到contractor做维修很头疼，租屋出去才rm2000,算了最后放弃了，止损。

@@crystal2484contractor 不是技术不够好，就是做到一半跑路，然后他们就会说因为好的技工都跑去新加坡blah blah blah ... 不过我老板在封城前就脱手，如果等到现在才卖，兑换率再掉不说，房价也跌了，这个是投资失败，拿来居住也不实际，除非是在那里做生意然后另一半是马来西亚人，不然若来jb走走住酒店更方便。

新加坡人如果手上有HDB组屋，可以收租金，然后在JB退休。再JB只需租就好了，月租RM3000左右有保安的双层排屋大大间，租不习惯就换，还可以日租几百千的私家车啪啪走，完全没有commitment，到时候JB生活不习惯，再回新加坡也不迟，千万不要买JB房地产。

If you are relocating there fine, you could give a serious thought. However from investment point of view, do not be borthered. There are a lot of better option. Following malaysia has high ownership of housing % according to its population. If so, there will not be rental market, following your pool of local to sell it off in the future is limited edition hence there will be low demand. If malaysia do not handle its currency well, then it will be a tough call to invest in it. Vacation house... dun borther. Too much $$$$ to dump into a vacation house.

以前和现在不同了已经不是二十年前了。。以前没有围离没有闭路电视没有保安。现在新的住宅很多都有保安，围离，游泳池。新山现在已经很多闭路电视了。政府每天拨款500万建设CCTV。还有买地点要对。我在bukit indah 一代。现在很多新加坡老人退休过来居住了。咖啡店每天都坐着已经一大堆都是在这里有房的新加坡人

@@crystal2484 问题是以前买的地点没有保安没有围离自己又没有住。没有打理，当然问题多多啊。今时一样吗？很多新加坡人过来买。都是买围离的有保安的 bukit indah 一大堆。如果你是买来投资的。那就不要过来了。如果你是像一些新加坡人把新加坡hdb租出去。自己搬过来养老的。确实有康头。除了房子住的大可以随意中花养鱼。还可以买到便宜的胆固醇高血压病血糖的药。一排十粒药才新币不到两元。新加坡随便一个klinik 都要十几块至几十块还要再扣epf！

@@mengangsiew4263 以一个过来人告诉你，他说的没错。买了一百多万马币的房子，十多年下来，房价跌了一半，汇率也跌了超过四分之一。由于价钱的关系，新加坡人不能买，马国人买不起或同价有更好的选择。只能说是一笔糊涂账。

要买就买有地的。永久地契。用来买的钱是不需要的，多余的。应为诸多原因，易买难卖。公寓买的时候很新，很好看。不用几年就rundown 了。不听前言，就是噩梦的开始。

Singaporeans if buy it’s 5 hundred thousand n above SG .need State Consent Malaysia Gov want a slice of property market, u need Proper Documents to reside in Malaysia, Customs will Question your purpose of visit ! even if u stay for 2 weeks , your stamp in passport will reveal how often u enter n exit! buying a property in Malaysia Don’t equal a visa ! if buy it’s to stay not sell n hope to make money , Malaysians won’t buy from Foreigners, Malaysians buy cheap anywhere, there r lots of new property developments in Malaysia one after another , just rent if u must , I bought a property in Malaysia n regretted immensely!

Condo fees like swimming pool , gym , etc .r charged per sq foot of your condo unit , the bigger your unit u pay more ! if u should view showroom unit it looks nice but if want to purchase actual unit measurement n window may differ !

My opinion is that our Singapore government should negotiate with malaysia government, allow Singapore to have 1 year special visa that can stay in JB economic zone. I think more singaporean will want to retire in JB this way. I dont recommend buying tgeir property, just rent. Our government must understand that jb economic zone, their hidden agenda are to take over singapore one day. So we must negotiate a better terms for Singapore.

Don’t buy rent brand new condo to stay better. When u buy very hard to sell. Rent for retirement when u still can walk and shop come back SG when u can’t walk or shop. You won’t regret.

新加坡的房子三千新币全租出去。一万多马币，搬去新山拿马币三千供房子住新大房子。还有七八千马币花！！新加坡人太厉害了。

@@justice217 精打细算用嘴说没用。现实最明显。我就在新山 bukit indah 咖啡店这一代。现在是很多新加坡退休老人确实过来这里买房和居住了。咖啡店每天都遇见一些这样的人。甚至两夫妻一起出来买菜！！为何某些新加坡老人会过来居住。最大的因素是 1现在新山的房子已经和二十年不同了。几乎都有保安有围离还有提供公园泳池治安有所改善。 2 一般这里的房子都是12尺天花板高的房子。空气流通比新加坡八尺高的hdb好上多了又大。 3确实很多新加坡人把新加坡的房子两三千租出去再新币一千就可以住的自由自在了。还有钱存。这是我在咖啡店听新加坡人自己说的....
