I have been asked how quick I can figure out if a property investment is worth investing in and many are shocked by my reply! But today I am going to show you how quickly I can figure out if a property investment is with the investment! you've put an occupancy rate of 100 on the 1st and 95 on the 2nd :) Even then, much better figures for the 2nd one. Choose that one all day long

Jamie, how do you analyse areas in terms of capex etc? Are there any particular websites that could help with this (that you use) or it’s a google search?

i was surprised you didn't think the 2nd house needed more work (then again I've only recently started researching this stuff) are you thinking just a lick of paint all over and a mid tier kitchen referb? would you carpet the bedrooms or leave as is?

Hi Jamie, are there any specific numbers you look for with regards to IRR, ROI, cash on cash etc. when deciding whether to buy a property?

I'm looking to invest in the Bradford area, as we live there. But I cannot for the life in me, get through to any social housing in the area. If I were to develop a lovely, compliant 4 bed HMO, nobody seems to be wanting to take that on a lease, as they only buy their own. Any tips would be appreciated, great videos as always.

Jamie you’re being very conservative with those figures, because I have a house on the very same road (2nd property beeston) that I rent out for £1000 a month.

Hi Jamie, great video. The only query i have is this, when considering the annual property appreciation, you took the 5 year average for the postcode info but that value is over 5 years, where you put it in that as a yearly on the deal analyser, i could understand if you divided that number by 5 but you didnt, please can you explain your process here as that skews the numbers. At time 17:48

Pretty sure the 5.3% is the average yearly capital appreciation over a 5 year time frame 👍

Good video mate, the math definitely works for less attractive property..however, you did not take into account to deal with the type of tenants you would attract... which is a pain in the backside...

Agreed. Tbf in these areas, the tenants are solid either way. But you are 100% right in general

@@JamieYork Yeah, recently I accepted lower cash in cash (4-5%) but for a slightly better "looking" neighborhood...with a full-time job and a child I prefer having a lower ROI but a bit less time spent (of course, you never know but I hope in the longer term this implies a bit less issue with tenant...you never know really).

Jamie could you do a video on the pros/cons of doing FURTHER ADVANCE vs NEW MORTGAGE after renovation value increase. Also maybe the best way to tackle early settlement fees, minimum time before further advance pitfalls etc thanks!

Use a bridging loan then refinance onto a BTL product, no exit fees.
