Are you ready to live 'nowhere'?.
66± acre wooded land with a cabin --- the cabin is rough, but almost anything can be fixed up, right? This property for sale has decent Timber, an old cabin that has power, municipal water, pond, 3 areas that are flat and open to build rental cabins - or a cabin for you and the fam - or just to camp on. This is all nestled within the Daniel Boone National Forest all around you (708,000 acres for protection). Land for sale in Kentucky comes around often -- but not land this cheap. Lots of forums on Bigger Pockets.
It is close to The Redbird Crest Trail - it is developed for off-highway vehicle riders, hikers, horseback riders and mountain bikers to enjoy year round.
The trail has three developed trailheads with vehicle parking. Signs at each trailhead indicate the type of use permitted along each section of trail.
Redbird Crest OHV Trail Guide
Trails within the system:
Redbird Crest Trail #801, Sections 1-22 (69 miles)
Gilbert Creek/ Elisha Creek Loop #802, Sections 5A and 7A(14 miles)
Left Fork of Elisha Creek #803, Section 6A (7 miles)
Daniel Boone Trail Connector #804, Section 6B (5 miles) Video brought to you by Brad Simmons.
If you want to harvest timber, this property has some marketable Timber now - much bigger trees in 5-10 yrs. That's just money in the bank.
Living in the confines of a United States National Park is a dream for many nature enthusiasts - and this is about as close as you can get. Wildlife is plentiful here - we always see deer and lite up turkey and quail when we visit.
This secluded property has GREAT internet service, municipal water - and is a dream for hikers and nature lovers alike --- and on the doorstep of the Daniel Boone National Park and the Redbird Crest OHV Trail.
Where on earth is this place? In the Kentucky Mountains - triangulated between Essie and Stinnett, KY
Property Features:
- 66± acres, woods, pond, cabin and 3 flat spots to build more cabins
- Approximately:
55 minutes to London, KY
1.5 hr to Lexington, KY
1.5 hrs to Cincinnati, OH
1.5 hrs to Knoxville, TN
- road frontage on County road
- Unlimited potential for camping, cabins or rental cabins

Now I love this land and that Cabin and you know how I am I have left a lot of comments. I would fix the cabin up and let that lady stay there till she wanted to leave or it was her time with out charging her one penny more. I would build a log cabin up on the top . That lady lived there 52 years no one should ever buy that land and kick her out or charge her a penny more .

@Rich Brock So what you are saying is the house means nothing to you and that old lady that gave 52 years of her life to living in this home content means nothing to you as well . You would be ok with bulldozing that house because you don't care about a old lady that lived in it got 52 years?

Interisting property. However the "cabin" is not worth anything. Whoever buys it would be best to take the 2 acres that it sits on and give it to the 2 women that live there, then build a new cabin somewhere else on the property.

I'm in agreement I couldn't set someone out of their 100 a month home they've been in for 50 years. I think Id rather let her stay till she dies and not even charge her rent but the deal would be she needs to save that 100 bucks because the day she passes if she has someone related they'd have a month to move that stuff out and then I'd tear it down to the studs and rebuild it. Might as well have some good will in the new neighborhood and someone to help keep an eye out on the place. Maybe a tax write offor just a good way to sow some seeds. That being said the Path to Hell can be paved with good intentions. Some people will despise or come off as entitled amd the more you help them the worse they are..

I live on the border of Metro Boston. I also have land in the state of Maine. A 14 acre lot and a 41 acre lot on the same road. In Maine I love the peace and quiet. In the suburbs of Massachusetts where I live I like the activity and all the conveniences like for example stores. If I had a choice of only one I wouldn't know which one to choose. For the dog's sake well they need freedom rather than a leash and being cooped inside a home and so yeah I'll live in Maine.

They did such a BANG UP (literally) job with that house, but have new vehicles? No, sorry both they and that house have got to go, the house has major foundation issues! They would sue the owner if they got hurt in a split second and did nothing to help their own living space with only paying $100 a month? Probably never told the landlord that everything was crumbling around them?

Many times when selling a property that has a rental on it, the seller can have a clause put into the sale of the property that the current tenant must be allowed to remain there. Of course w/that there can be other specific rules, requests etc.

It's amazing how many people have no clue about how a large number of Americans live. Having grown up in rural Louisiana and traveling much of the deep South, as well as other parts of the country, I have seen people living in these conditions or much worse. Most middle class Americans have never ventured out of their nice suburb or city life, all the while working for a daily living on a job that might disappear any day. Unfortunately, with the potential of economic collapse and other likely disasters more Americans maybe forced to live in this manner. God bless them... hope they are happy and healthy.

I was getting ready to say the exact same thing. People wanna play the "poor me' game when they live in apartments and homes with bathrooms, running water, heat and a/c and pretend that people don't live like this.. I know all about it cause I grew up poor in a rural area, so I get very upset when I hear people flapping their mouth about something they know nothing about. Even tho that was years ago when I was living like that I still know people who live like this today so we can all stop with the some people got it better than other bs cause poor is poor...period!

My husband and I were camping on some family property near Grayson about twenty years ago. I loved to wander the area; with a big stick in case of those snakes. I was hiking back to camp one evening and knew I heard an elk. I mean I grew up watching Wild Kingdom. I got back and excitedly told my husband and he all but said I was trippin'. A fella that lived up the road had driven in a about a week later to see if we needed anything (good folks up there), and I mentioned the elk and he confirmed my experience. I didn't say "I told ya so." Lovely property for sure, and I don't see anything particularly wrong with the cabin that some elbow grease and a trip to the Home Depot couldn't fix. I have very simple tastes.

One recomendation! Go to your local locksmith and get a dumb key (unchipped blank, cut to match your key), it won't start your car but it will open the door! As I am a landscaper, storing my M18 tools and batteries in the truck secured to prevent unwanted reallocation of my gear, I lock my keys often. That dumbo key saves me!

I pray that whoever buys the land just lets them be and doesn't displace them, there isn't a place in this country they could live with dignity for $100 a month as they are safe warm happy and free now. G'd bless the folks who let them subsist there so far.

Do you live like that? Do you own a home or property? They are paying $100 a month rent when the smallest house to rent in 2021 rents for $1,000 a month or more? I feel sorry for the owners, these filthy, dirty people have literally destroyed the house! Those people could have set themselves up sweet for that low rent and lived large, but would rather live like filth, no way! Take the trash out! That old lady will get on Housing and be fine and the young one can rent a room somewhere as long as she doesn't destroy it like that huge filthy mess she got going there, she will be alright too...

I stumbled across your video with your son Hunter on the 128+ acre property when looking up properties in KY & WV trying to decide where to move! I loved the bantering, and the way you like to have fun! So I've been watching and enjoying a number of your videos and are making me lean much more towards KY where my dad was born (I did send in my contact info to you also)!

I live here in Apopka Florida, north of Orlando. I can’t believe how many people want to move here! How do they know to come here? Apopka is a nothing small town, I don’t get it! I mean crazy flooding in, they can’t build new subdivisions fast enough. There is nothing here! I want out of here! As soon as I can I am getting out!

@@tomlewis632 I know, I get it, it's nothing but Wet and Hot. I was born in Eustis Fl. so I know. I haven't been able to mow my yard in 3 weeks because the ground is to soft from to much rain. You would think that any Yankee with half a brain would have stopped in South Carolina, but NO they ran all the way down here and moved into that cancer called The Villages. The damn thing covers 3 counties now and is still growing. Insane!!!!!!

I love this property! We are looking to possibly move to KY in a year or so. I would build another cabin to live in and leave those two ladies to there home! I want somewhere with property away from everyone and some kind of water! Brad been watching you close to a year now and you have put the KY mountain bug in me! My youngest daughter is looking a moving to the Frankfort area in about a year.

Hi Brad! I enjoyed this video. Quite an adventure just driving to and on the property. Beautiful property and water source is a definite plus. That piece of land where the cabin is located is amazing. With some elbow grease and a little investment the cabin would be awesome. I love old homes; the one I live in was built in 1952 and it is surrounded by more modern homes. It's the only house in this suburb where the front door doesn't face the street. The original owner used to own many acres surrounding this house; he now lives in a mansion. If I bought the property I wouldn't have the heart to have the ladies move. They could stay in the cabin rent-free and I would probably pay their water and electric bills as well. I was once married to a beautiful lady when we were both active duty military and she's retired up near Flatwoods, Billy Ray Cyrus' old neighborhood. Anyway, my present wife and I are both retired and in our 70's and I'm looking for a piece of land to "hide out" on :) A friend of mine owns a mountain in North Carolina 50 miles from his home and I envy the fact he has a place to go to and get away from all the current madness going on. I'm glad I'm not the only one who's locked himself out of his car...twice for me! I had a lock box welded to the undercarriage of my Jeep since the last stupid episode.
