Having once lived in Middlesbrough TS1 as a student, yes the property is cheap but the crime levels are some of the worst in the country. We had to have bars over our windows and those who didn't had bricks put through them. Also my hometown is Grimsby. Yes property is cheap here, but there is very little for people here and few opportunities. Not to put anyone off, but you must do your research. Things aren't always the golden opportunity they seem. If property is dirt cheap, you have to ask yourself why.

Yes the murder and Crime Rate in the Borough is high. Decaying and moribund is Middlesbrough. But hey it’s Grim in Grimsby , many a dead body was thrown in the Docks.

@@eventxxxhorizon Not any more you can’t if you don’t want to end up in prison . Landlords have to tow the line now re plumbing , decoration , electrical wiring etc etc . Landlords have taken the same Machiavellian approach as you in the past. Not caring who suffers in sub standard M.O.,s . Big brother is going to catch up with you. Furthermore, because of the astronomical price of Gas & Electric ⚡️, you are no longer allowed to evict tenants 🤣😂🤣 !

Thank you for the video. ‘Buy low, rent high’ makes sense from a profit standpoint but feels wrong to those locals that aren’t in the position to buy. There are a lot of issues where investors come and snap up properties to make money at the detriment of local people.

@@fluffyhedgehog7963 I know, thats why I said it makes sense from a profit standpoint. Just important to think about your impact on others and the already crazy rental market in some areas. If I do manage to be a landlord one day, yes I would want to make a profit, but also provide a safe and secure family home for people that need it.

So to summarise the video…….1, find a shithole 2, buy a house 3, rent the house to a scroat 4, keep your fingers crossed they don’t grow cannabis in the house whilst stealing the electricity (which you’ll be responsible for) 5, keep your fingers crossed they actually pay you any rent (whilst you keep paying the buy to let mortgage) 6, keep your fingers crossed that you don’t rack up thousands in legal fees trying to get the non paying scroat evicted 7, try not to dwell on the fact that you’ve made a monumental fuckup that you’ll be saddled with for year’s to come. 👍

After numerous attempts of buying my first property back in 2005-2006 I finally was able to buy In 2011, thanks to my realtor... This was at the bottom of the 2008 crash. I got a great deal and am currently sitting on over 200k on equity, I took some equity out to buy a few more properties. I purchased one for 115k put 70k into it and sold it for 342k in 2017. The point is don't give up Either you're a wolf or sheep take advantages of these opportunities

If home prices fall about 10% while inventory is at an all time low, can you imagine what will happen when inventory rises? Can you imagine what will happen if home builders manage to radically increase the amount of new homes being built

@@Sophia-vd5tm It's true that anyone can shop for a house, and even get a peek inside, without formally signing on with a real estate agent. But unless you have time to make home shopping a part-time job, a well licensed Realtor might be able to match you with the perfect property much faster *

I'm originally from Middlesbrough and lived in both ts1 and ts3. Both areas where decent up until around the mid 2000s,occupied by professionals and working folk,then the landlords started buying. Areas are a sad place to see and be these days and anyone wanting a cheap deal is going to get smackheads,anti-social behaviour,wrecked houses and unpaid rent. There's a reason licensing was brought into these areas. Beware.

100% can't agree more. Ive invested however now sold all properties one by one, the crime is high, just drive down the streets on a day and evening and you will see the reality, if your house is empty you have issues, even rented with wrong tenants problems. Yes areas like TS5-TS7 are great and more professional/working class living there. If you are not there yourself or got someone to look after and keep an eye on them you are in for surprises.

Amazing content. Keighley would be my starting point but certainly BD1 is also very interesting. Completely opposite to Leeds (Morley) area.

You're brave to buy a house in any of these areas. They are "cheap" for a reason. More likely to be crime ridden or have bad tenants and get your house smashed up. Good luck 🤞

Id probably not or certainly not the cheap cheap end...much bette replaces with night on guaranteed rent or even to chuck on a holiday let as the max you will get up that easy I'd 350 to 425 single let 2 9r 3 bed that's if you get paid at all... Unless you get the LA to pay you direct but that's a plain too .. other way is to up the purchase then rather than 40k and 50k the 80k to 100k stuff is better but the returns make it pretty much like any other part of the. Normal country

Please don’t bother! It’s immoral to buy up cheap houses to make a bit of money, so that hard working locals , who can’t find good jobs in the area, can’t afford to get on the property ladder….. Some people are just so greedy! Money isn’t everything. Being a person of integrity is better.

I viewed some properties in TS1 and was shocked at some of the sights all around outram street/ all the streets around it. It was poverty stricken and desperate and dangerous.

I’m from Darlington and I knew there was going to be a lot of areas in the north east on this video. The properties may be cheaper in places like Shildon,Peterlee and Middlesbrough but this genuinely is because there are very very few ‘nice’ properties in these areas. Cleveland (TS postcode) is the worst area currently in the UK for carrying knives. Peterlee and Shildon are both run down mining towns where the crime rate is very high. Granted there may be return on investment but when you know a lot about these area there is a lot of risk when buying a property in these areas. Overall liked the video thank you.

It depends on what your property goals are. If you are looking for hassles go ahead and let in the areas suggested by Samuel Leeds. However think about the quick turnover of tenants, high crime rate, non payment of rent and vandalism of property. Also, you may achieve high ROI if you receive the rent however, properties in areas mentioned rarely increase in value. In other areas of the country property prices double every 8-10 years.

Don’t know how you managed that. Most houses in Bradford that cost £68,000 in 2006 now cost around £150,000-£200,000

Very useful! Nice chunk of information there! But how does someone manage rented properties after purchasing them? Any information? Any videos? I.e bad tenants, rent not paid on time, damage etc? That’s also a headache for a landlord

Letting agents and tons and tons of videos on here also another good way is to just get them on a guaranteed rent and repair contract too so hands off other than anything that was deemed major structural repairs...

Great video Samuel. Understanding that it isn’t the cheapest place to invest on in terms of property, personally I feel Liverpool could provide the biggest return on profits, with it being a city compared to the other areas, because the demand for Liverpool would exceed the other areas. Please let me know what your thoughts are however. Keep up the great content!👍🏼

Cheap for a reason go a few miles further out maybe or much further north west where at least the property is safe and rents and let's will be much more guaranteed ...Grimsby ain't great and I'm not one the nay sayers I'm from Yorkshire born and bred so know most parts jsut be careful where it is if you do or are doing already the houses are 30k for a reason

@@xl1179 Yes those properties are in Burnley, they won't sell for £5,000 or £10,000 as that is just the guide price for bidding at Auction. I'm actually looking to relocate to their in the next few months for investing and other reasons.

Immingham! It's near Grimsby and my 3 bed cost 45k 3 years ago. I couldn't say what the crime rate is, but I've had a Harley parked outside all that time and it's never been touched. (tempting fate, I know), It was fairly run down (still is) but wouldn't cost much to make it pretty again.

@@jillybe1873 I was going to say are these places just dumps. Are there good jobs in the area as a common thing. How's the infrastructure in the area. The thing is I want to move out of my parents house, & be a first time buyer I'm on 22k as a software developer & live in Nottingham. From looking at the rent / mortgage rates & prices it's not really realistic on my sole salary unless I'm buying with a partner who works which i don't have & don't want to rush solely to move out & risk being in a bad / toxic relationship.

Middlesbrough houses cheap 60k great.but 193 rentals. I coming on your course soon been watching you 4 2 years now mind blowing got cash got big equity in my house love winners on a Wednesday.

Hi samuel i come to you home on a course last week, i we spoke, you were calling me durham ha ha, When u said u bought a house in my area of durham a didnt realise it was peterlee buddy, thats where i am from, thats where i travelled down to you from. A great way to identify if someone is from West Yorkshire or not is their pronunciation of Keighley. It's actually pronounced KeiTHley. People outside West Yorkshire tend to always get the pronunciation wrong. Keighley is a complete dump though, so the low house prices are understandable.

Near Keighley town centre is a dump with alot of drugs, but the outskirts and surrounding moors are beautiful. Investors will be buying the dumps though of course.

I only hope that these greedy landlords remember that they're renting to people who need a decent home to live in. Without the fear of being kicked out on a whim of their landlord, who might be able to make more rent or could change his plans at a moment's notice. There are so many homeless families who through no fault of their own, are in dire circumstances .

@roberta Gardeners. Some people save money or use their pension pot to buy properties. Most landlords ow 2-3 houses. They are not greedy, they just invest in property for a bit more money.

where did you get these prices from? the average house price in Sunderland is 144,000 plus. and that building your mate acquired is in SR2. middlesbrough average is around 143,000. not sure on the exact postcode but no way is sr2 average 65k

You have answered your own question lol...save up, try to take your credit score as high as possible, try to get yourself the best mortgage rates available on the market. Don't go for the cheapest shitty areas because the cost of bad tenants is far worse, security, damages, boiler and fridge, cooker changes. All of these things adds up. Rather go for a decent area etc.
