There is pervasive media coverage of China's giant, sprawling "ghost cities". And over previous months, there is comprehensive reporting about the bankruptcies of major Chinese property developers, including Evergrande, Sunac, Country Garden, and Xinyuan.
Chinese citizens in general, however, seem to be relaxed about the overbuilding problem, and indifferent to the plight of the country's property developers.
So what is their perspective? And why is China continuing to build expansive new housing developments and infrastructure projects?
Government policy and planning involves moving an additional nearly 300,000,000 China citizens from the countryside to urban centers in the next generation. That is nearly the population of the United States, who will be moved from rural villages to cities.
This point of view, that of Chinese citizens who have known nothing but dizzying levels of urbanization, tends to be lacking in the coverage of the situation from foreign sources.

Chinese see things through to the very nature of them but Westerners would be blinded by all the fancy definitions and jargans. The true wealth is the real things that you built. How can building more houses is not creating wealth? It's not surprised to see a westerner telling you if not making money then building more is a waste and not efficient which means building less is creating more wealth 😂😂😂 how absurd? Also us GDP is more about stock market. It is fake. In terms of creating wealth China does at least 10 times of USA is capable. China is the number collosal superpower in the world that no other can compare. There is no way anyone could catch up with China in a foreseeable future. The future is set and this is not the end of the Chinese story. It is the beginning of the all new future.

Jesus, finally one gets to come across some US citizen who can think calmly and scientifically, unlike Joe Biden, Antony Blinken, and Victoria Nuland, and their likes. But, Sir, with all due respect, you are among the extremely rare minority among the very rare minority in the US. Otherwise, the US would not be where it is in the past 3 to 4 decades, particularly in the past decade.

I think few people understand China"s problem - the scale and size is mind boggling and is mostly beyond comprehension. China is very successful in planning ahead and obviously best in the world. They build ahead of demand. Take my country Singapore, by comparison it is a small city of 6 million. We don't build ahead, we build based on firmed demand. The wait for public apartment, and this is for 80+% of the population, is about 4-6 years. If Chinese citizens have to wait 4-6 years, XJP will lose his job and his approval rating and that of the CPC will nose-dive. There is no comparison. Just look at HK housing, a legacy of the British governance.

Evergrande's failure mainly because it went into banking and insurance business(It burst with US's interest hike).....That's always been a problem. Remember Glass-Steagall that Clinton killed in 1999 which created 2008? Chinese government's approach was, let it failed instead of bailing it out. The housing market was way too hot in major cities. The government has intention to let the bad ones go bankrupt so the market can cool a little and average people can afford it. Chinese people see housing totally different than westerners....Renting is not as common as the west unless no choice. Buying a house is almost a requirement for marriage. So, housing demand will come back.

China people house ownership is very high, many new buildings are not in critical demand, they are just investment in some way, some is for people looking for a changing of living.

I had read somewhere that there are 75 million empty apt units available for occupancy, and you say there are 300 million more people who will be transferred to the city, therefore more construction will be needed.

The problem when developers go bankrupt are: - their contractors are not paid - the people who paid 20% upfront get nothing. - the loans are not repaid. If I remember well an article I've read about 1 year ago, the government want to prioritise the contractors and the families, not the lenders... Seems fair to me. Be good! 👍

There were many ghost cities decade ago, but all of them got filled up gradually. The ghost cities in remote areas filled by the retirees mostly.

yeah the national govt is not going to bail out developers like evergrande who thought housing would rise forever or the foolish investors who poured money into buying husing units for rent in a frenzy of speculation; the only sad part are those investors who bought a unit to live in, but i dont undertand y some people buy units that have not been completed first; such tomfoolery to buy a unit that is yet to be built

While all this may be considered so smart and so good, the people relocated to these cities will be forcibly removed from their connection to nature and their generational homes. These cities will become the prisons also know as 15 minute cities.

In a round way we are all living off the backs of chinese workers for decades and the west for over a century, and backs of African slaves for centuries. Evidence of loot and plunder can be seen in the British museums. That loot was made with skills of other people, and now collect dust.

Fair argument but you are still burning through capital like nothing else. And the issue with ghost cities is not the 'cities' part of it, it's the 'ghost' part of it. The fact that the assets are unused. The argument on the other side is that there are already unusually large numbers of vacant properties in China. And it is not merely a question of having property, but at some level, where the buildings are located matters quite a lot. There are plenty of cheap houses in empty villages in France or Italy, but that's of no relevance for the poor folks of Paris, Lyon or Milan looking for an affordable place to stay. Nice try but too simplistic...

In China in 2008 around 70% of the people in their real estate markets were buying their 1st homes in their cities By 2018 around 70% of the people in their real estate markets were buying their 2nd and 3rd homes in their cities That’s why you are hearing about problems with their property developers these days. Because back in 2010? Their Central Government started cutting of money flow to these developers. Thus why you heard about Shadow Banks and Underground Economy back then, that their Government had to come into to shutdown or regulate. Even then, It took them almost 14 years to get their overheated real estate under control Heck they were about to introduce a nation wide property tax, but then trump started the trade war in 2018 Why is their Central Government doing this? Because there are still a few hundred million poorer rural folk they still expect to move to the cities to join their more well off urban city folk countrymen. Problem is these property developers were building higher end homes, and not building the affordable homes these rural migrants will need In China Owning a home in the city you migrate to? Affects your employment, health, education and even marriage prospects don’t have a house you don’t get married Thus the common prosperity push and the crackdown on the overt displays of wealth in China Their Government probably figured out you disenfranchise the people at the bottom of your society they are the ones most likely to act out in protest

@@DW-op7ly I grew up in the construction industry, worked my way through college doing construction work as a helper and then craftsman, my old man was 25 years as Superintendent of Construction, so I have my own opinions and I knww a few things about the subject: industrial and residential. So I don't get offended by other opinions but I also know that building empty building is not building homes and empty unmaintained structures don't maintain themselves, it's shortens their useable lives. I do acknowledge that this is CCP China not the West and things happen differently but then again, some things are not different. Let's revisit the subject in 10 years and see how many of those empty buildings have families in them. That will be the proof of your theory and rout my skepticism. Have a good day.

Wealth management products are not fully developed and are highly regulated by the government, and the stock market is viewed to be about as secure as a casino. @@palirvin1871 The real problem these last few years Cut off from money flow by the Chinese Central Government for over 12 years starting in 2010 Chinese Property Developers “Junk Bonds” they were flogging, these last few years suddenly started to become a hot commodity by “Sophisticated Foreign Investors” The general consensus was the Chinese Central Government would backstop these junk bonds I actually had a few old colleagues reach out to me for advice from back in my investment banking days.. Since they knew I had been researching China investments since the late 1980s My reply to them was “Not when their Government has cut off the money flow to these companies for over a decade” They did not listen….🤷 Btw growing up in the construction industry then you should know A Property Developer who gets an influx of cash…what do you do??? You do what you do best…. you build 👇 A 99% Bond Wipeout Hands Hedge Funds a Harsh Lesson on China Bloomberg) -- From afar, China Evergrande Group had all the makings of a killer distressed-debt trade: $19 billion in defaulted offshore bonds; $242 billion in assets; and a government that appeared determined to prop up the country’s faltering property market. So US and European hedge funds piled into the debt, envisioning big payouts to juice their returns. What they got instead over the course of the next two years is a harsh lesson in the dangers of trying to bargain with the Communist Party. The talks are now dead - a Hong Kong court has ordered Evergrande’s liquidation, and the bonds are nearly worthless, trading in secondary markets at just 1 cent on the dollar. Bloomberg

The Chinese people still added 2.6 trillion to their savings in 2022 And 1.8 trillion to their savings for first 10 months of 2023. (An increase of 8.5%) But with no other viable investment options left these days The Chinese Government is actually pushing their people away from investing in real estate, and to invest in technology/industries instead … what difference does owning 4 homes instead of 5 make This is where China leads the world in 37 of the 44 critical technologies of the future already As they will pile even more money into these future technologies My prediction is the Chinese Government will have to step in and regulate yet another overheated sector (technology) in the future Where Blinken,Yellen & their successors will have to keep going to China to beg them not to dump their cheap high tech onto the rest of world Most people have no clue what’s coming, as they supercharge their exports with their new innovative high tech products 👇 Chinese Consumers Are Saving Rather Than Spending Amid Economic Downturn Dec 21, 2023 - Chinese households have added 13.8 trillion yuan ($1.89 trillion) The middle class is also prioritizing savings and seeking safe investment opportunities, according to the report. More like you are desperately trying to look for negativity in all Chinese news. Those investors who lost their money due to speculation is on their own. Xi warned them 5 years ago that housing is for living not for speculating. If you didn’t take that listen then you deserve the outcome today. Meanwhile, even more folks are happier with finally getting low cost of housing compare to few investors who lost out big time in speculating and trying to corner the housing market.
