How do you get around subleasing on a lease option? I don’t see how a leasor will agree to subleasing.

As long as the contract doesn't say you can't, it's not a problem. You may not feel comfortable sub-leasing as the owner, but If my initial goal is to sublease, that's how I approach the owner. If they disagree, then offer a seller finance. If they aren't motivated by that, move on to another deal.

I hear conflicting info as far as the non refundable option fee. Some say it does go towards the purchase of the home ,others say it doesn't count towards the purchase price and it's just a non refundable fee

Hi Oscar, with a Lease Option, you should always take a non-refundable Option payment (Down Payment) which is credited to the purchase price if the buyer buys. If the buyer doesn't buy, they don't get it back. Every Lease Option buyer should have invested interest in the property if they plan on buying it. Otherwise, there's NO point to taking a higher deposit and holding it for them. Hope this helps and thanks for your comment.
