Julian Thomas, 30, lives in a 1-bedroom loft apartment in Bushwick, Brooklyn. Julian is a freelance publicist and content creator. Unlocked is a new home tour series focused on how much people spend on their housing, what they get for the money and what they had to sacrifice to make it happen.

For Julian Thomas, a 30-year-old freelance publicist and content creator, transforming his Brooklyn loft through DIY projects is an outlet for creativity.
“Doing all of these DIY projects just gives me an opportunity to get creative in other forms, like making videos and posting on social and growing my audience,” Thomas tells CNBC Make It. He chronicles his interior design projects on his KZfaq channel, Told by Thomas.
Thomas rents this 700-square foot apartment in Bushwick for $2,155 a month. The median asking rent for a one-bedroom in Bushwick is $2,050, according to data from StreetEasy.
When Thomas moved in 2018, the apartment was “a blank canvas,” he says. Luckily, his landlord is comfortable with him making changes.
“I thought that was a good reason for me to invest in doing all of these DIY projects so I can really make this apartment mine,” Thomas says.
Though Thomas doesn’t have a background in construction or design, he says he grew up watching his parents “turning our house into a really cozy home.”
Here’s how Thomas gave his home “an authentic, New York City loft apartment vibe.”
Landlords are typically wary about renters making home improvements - but not Thomas’. “The only rule that my landlord has when it comes to doing like any renovations is to not tear down any walls,” he says. No two apartments look the same in his building, he says.
Thomas installed a sliding barn door to separate the living room from the kitchen. The sliding door “makes it a little bit more efficient” in a small space, he says. “Any kind of DIY or renovation I can do to make it to make my life more easy and free flowing, the better,” he says.
In the kitchen, Thomas installed a subway tile backsplash, and covered the countertops with vinyl contact paper that looks like marble. He also built custom shelves for the kitchen and found a stainless-steel kitchen island to add storage.
To fit his “Brooklyn bachelor chic” style, Thomas found inexpensive ways to add color and accent walls to his decor. For example, he bought printed wallpaper from Etsy and installed it in his living room, and he built a “ship plank” wooden wall for behind his bed. He also painted the stair risers in a gradient pattern. “It was just a nice little Pinterest project that I found and was super easy to do,” he says.
One downside to moving into a “black canvas” loft: no closets. “In New York, storage is like a luxury,” Thomas says.
“I had to be a little creative when storing my clothes,” Thomas says. “So, I just bought some racks from IKEA and kind of use it as like, dare I say, like a fourth wall almost.” The clothing “wall” in his bedroom also blocks bright sunlight that streams through the large factory windows, he says.
Under the stairs, there is a “cubby system” that Thomas uses to store office supplies, tools and camera equipment. “I store so many things and random places in this apartment, like under my bed, behind the couch, under the sink, like everything has is a special hiding place,” he says.

I like his aesthetics with plants and neutrals around the apartment. It's very interesting to see different home prices along with the upfront costs around the country. He's paying more than I paid for a 2 bd 2 ba apartment last year that was $1,780 a month. Now, I pay $2,500 (should've been $2,750) for a 4bd 3.5 ba in a nice area in Maryland.

He makes home content... it’s an investment. He spend upfront but could make 100’sof thousands on the backend especially if the niche is home diy - Adsense and sponsorship money love CLEAN subjects like that. You are missing so much money by being judgmental and not researching.

@@infinitedreaming222 I mean...I guess? I hope his channel takes off, but people act like making a KZfaq channel means you're going to be making crazy money in a few years. Most KZfaqrs make less than 20k annually. He's spending a lot of money on a property he doesn't own to "invest" in an enterprise that most likely will not take off financially (just speaking statistics, not saying his channel isn't a good one).

Wow, I love his aesthetic and the fact that DIY's a lot of the charm in his apartment , it's amazing! I lived in Bushwick 2016 and the price seems standard for a 1 bedroom loft.

diy in a rental for the most part is work the landlord should be paying for rent you pay. a good landlord would try and renovate while you live there without increasing rent too much. but most landlords are greedy and they kick out low renters.

@@asadb1990 That may be true, however it's stated in the video that his occupation is a content creator and he utilizes his apartment to creat content for his youtube. Also, not everything has to be financially maximized. What if he actually enjoys DIY, and doesn't mind using his own money to upgrade the space he occupies? I think most folks that watch CNBC Make It videos are financially curious/savvy... that being said, one is allowed to spend their money and not always expect some kind of return.

But really, some noises do become white noise after a while. Where my grandparents used to live was a train running right behind their back fence. Anytime I would spend the night, I would have the hardest time sleeping. However, if I stayed more than 1 night, I wouldn't even notice it.

i lived near a train and under a flight path once. I've also lived near a firestation. it's true that at some point, you just stop hearing it. the bigger issue is that there are no closets or cabinets.

I get tired of hearing that renting is "throwing money away." Do I get a roof over my head and a home for that price? If so, how is that throwing it away? Do you consider it throwing money away when you buy food? I mean, think of where THAT investment ends up! 😳 For some of us, living in a city in a small place for rents that seem out there is worth it for what a city has to offer. Yeah, I could probably rent a large house in Alabama for what I pay in downtown Seattle for my little place... but I don't want to live in Alabama. Or a house. Or have to take care of a yard and have a car to get anywhere. He's happy with his apartment and the value he gets for the price... not everyone's American dream involves a house and a white picket fence.

God bless. I found an apt during the COVID crisis for $1200. It's a 625sqft basement 1 bedroom in a private home in a private community in Brooklyn. Comes with a backyard, parking, and a $100 flat rate for utilities. A few small downsides but nothing significant and is totally worth the cost.

@@rahra2483 just want to clarify I’m not accustomed to this. I’m aware. It will never be normal to me. No one is forcing anyone to live here. If you think you can find a better deal somewhere else please feel free. Ppl don’t come to New York to just live. This is a place of business. If you have no business here or you aren’t in school (business) than of course you will not see value in this experience. Please understand it is only an experience. You’re paying to be in a city that is filled with so many opportunities and incredible forward thinking people. It is simply an experience. Those that come here to chase their dreams understand. I will say this, New York is for the hustlers. If you don’t come here to hustle then life will be very hard for you. This is an experience not just some place to stay

Not sure you need to live in the city paying exorbitant rent to do that but if he’s happy and finds value in it, good for him!

@@stefanossmitty3318 you don't, you do not have to live in NY. None of us do. It is a choice we are making. You can find cheap or affordable rent, whatever that means to you, elsewhere. Again this is an experience, if he or anyone else chooses to use KZfaq to pay their rent that is their business, they can do whatever they want to pay their rent. like you said, if he is happy and he finds value in living here then good for him. Look I used to live in Miami, I get it, rent out there was 500-700 dollars for a one bedroom. Yes it was beautiful and hot but I didn't get the experience I truly wanted, I own a few businesses and even if I didn't own a business and I was a student, New York is a hub for professionals. If you move here, you gotta understand that. The value comes from the connections you can make, the experiences you can have, the opportunities. If you live here and aren't taking advantage of that then thats on you. People that just want to live and have fun may not get everything they want in New York but if you want to build something then this a great place.

@@israelmondragon6195 Almost anyone can talk in front of a camera if you have the right editing tools. It is almost like speaking to yourself in a mirror, plus you can do it over and over again. Maybe some are shy speaking in front of the camera but with a little push for desperation and drive to earn exposure, anyone will speak and then go back to edit your videos until it's perfect enough.

He's probably hoping to use the interior design videos for another source of income and grow his channel. If your thinking of it as just investing in a rental yes it's for the landlord but if you think of it as investing in a brand it can be mutually benifitual. It's a common practice on KZfaq for designers to use someone else's space to design when they don't have one of there own yet.

He did alot with his apartment. I was surprised that it was only approx 700+ square feet. It looked big. His extra efforts definitely made that place his own. He has to show us what he ultimately does with the bathroom. Wow. Congrats to him. I don't know why I never thought about lofts being on lower levels. In my area (DC), they are typically on the top floor. Nice.

The gas and electric for my house is about that high, but I have gas heat. When I lived in an apartment in Queens my gas bill (cooking only) was about $30/month and my electric bill varied from $160 in the summer to $75 in the winter per month.

He did an amazing job with the renovations but that’s crazy that he did all those renovations and the landlord isn’t giving him a break on the rent he has a deteriorating bathroom and he pays $$2100 a month I swear New York is such a rip off I paid nowhere near that and I have a four bedroom house with a movie theater an office laundry & sewing room a game room and inground pool in NJ

In nyc a lot of apt buildings do not deal with people without a realtor. Some buildings hire broker firms so they don’t have to find tenant.

Paying rent isnt an investment. Also its crazy expensive since you live right next to an above ground train that you have to listen to every 10-15 minutes and still pay $2,200 a month.

Not everyone has the help of mommy and daddy to be homeowners. Trust me I live in NY as well and even though I have to pay rent I know eventually I want to own but I order to do that I need to save a lot of money by myself. Have you ever thought about that, a lot of people just don’t have help and also the guy is young if he’s happy renting so be it at least he’s responsible about it.

​@@edercortes1960 The thing is he DID have the help of his parents to cosign his lease because he wouldn't have qualified for the apartment otherwise. The real problem is that unless you want to live in a single family home in Staten Island, the only way to "buy" a somewhat affordable apartment is a coop, and then you're at the mercy of a coop board and you have to pay monthly fees that in some cases exceeds your mortgage. I'd love to find a partner or two and buy a multi-unit brownstone, but even in the Bronx, that would be close to a million dollars.

@@edercortes1960 Saying that paying rent does not count as investing has nothing to do with parental support. Paying rent is not an investment regardless of whether or not you can afford a home. He is is also getting ripped off pay $7300 upfront and $2200 monthly to live next to the L Train.

This is a good deal in the city. It's not Texas or Wyoming, this is one of the top cities in the world. Anyone who says it's not a good deal hasn't lived in NYC. You can't compare suburb/rural prices with this. He knows how to get his money's worth lol

I fell in love with Brooklyn the first I visited. I remained shocked though at NYC housing costs. Come to Philly where you can get a 2000 sq. ft. house for half of that. I enjoyed your video!

People need to stop referring to rental properties they don't own as "an investment." The apartment isn't an investment, but you can't avoid paying all the fees. So there's no need to justify it! It's throwing money away, and that's just the reality of expensive a$$ cities. In other news, he has an excellent sense of style and his apartment is gorgeous.

Or if you have a high paying job and love the city, you pay to live here just like in LA, DC or SF. He can live anywhere, many New Yorkers who earn high salaries can’t. The Northeast in general is expensive.

Didn't spend that much money because he did most of the work himself. He got permission from the landlord to do the work and lastly if you're going to live anywhere for 3 years or more it makes sense to make it as comfortable as possible. Simple logic.

You missed the part that he’s a content creator - the specifically does content for his home. If he spends a $200 on a project he can end up making $10,000 in Adsense and sponsorships on the backend.
