The problem with Fredericksburg is that it developed that much to begin with. In a country with a same development pattern, Fredericksburg wouldn’t be built the way it is. Did I mention traffic? Traffic, traffic, traffic, you will spend a lot of your waking hours in a car because not only is 95 filled with traffic, but also all the arterial roads throughout Fredericksburg are traffic jammed, even more than towns closer to DC.

Mary Washington College is now a certified arboretum. Some of the trees are absolutely gigantic, and the variety is amazing. I looked at these new houses and they are still installing those horrible windows that let the air blow right through the sides. I can't believe they install those, and even in those half million-dollar mansions. My house had those, and my heating bill was typically over $600 even though I kept the place around 65 degrees.

Great video, I am now a new subscriber. I will be out touring in this state August 2024 looking at areas. I am retired military. Likewise, I was stationed there years ago looking for a small waterfront property unknown area close to VA hospitals. $300k-400K
