Great video! if I am just starting out how comparable is this informaiton to the Australian market? Are most things standard other than say the difference in imperial and metric? thanks again for the great content

Hi Justin, Thank you for creating all these videos. I have a question regarding CAM charges, basically we bought a building where tenants are being charged CAM. I see from past CAM invoices the previous landlord forwarded to us during due diligence they were using the tenants base year and were applying a cap to the current year. My question is, if are now buying the property what are we calculating the difference from to bill the tenant? Also, how much of your OPEX is recoverable?

Justin you're the man but we need more content! i'm almost done with training as a retail broker in LA and i have so many more complex questions!! RE Tiers? Cushman/Eastdil/JLL/Marcus/Matthews/CBRE etc... Should i try to set up road shows? I don't want to wait until ICSC 2021. Cold calling advice? I've heard about top-tier brokers being offered sports-like structured contacts like 5 years 20 million with signing bonuses and then they renegotiate to become a "free-agent" is that true? Also if you were to start a separate so-cal specific channel that would be cool. Where are you currently working and what personal RE investments do you have? Can you talk about "drinking the kool-aid" and what a realistic $$$ timeline is to you? Ive heard $0 in year one 100k in year two and then year either agents either quadruple their income or stay stagnant forever .

Hey! Great videos! Been on a binge ever since I found your channel a few days ago haha do you ever see co-tenancy clauses in the leases you analyze? My firm has been dealing with a lot of distressed malls and something that seriously effects the cash flows is built in co-tenancy clauses around the anchor tenants.

Hey William, great to hear you're finding the videos helpful! Yes, have definitely seen co-tenancy clauses in leases. I agree this is a huge issue for retailers, specifically for major shopping centers and regional malls as you mentioned. Thanks for adding this!
