I would love to see some comps in the Asheville, Waynesville, or Hendersonville, North Carolina area. I need to get Privy on my computer as comping properties I still struggle with. Not to mention dispo which is why I will have to partner up with someone who is willing to split profits with me because I cannot do this alone otherwise I only continue to fail. I am willing let whoever does dispo with me to have a little extra of the profit. Seeing how privy works in this video I am feeling more confident about acquisition.

Great video, Jamil! Love listening to you comp. Question, on the 1st property in Glendale...the best comp was within .5 mile radius but it jumped major road of 43rd ave. Is that not considered a major road and be considered such as a highway/freeway and not a major surface street?

You got the chariz!......that property in Mesa that you comped out at 350K, seems like your subject had an extra BR, and the squ footage was a little higher, based on that I'm getting an arv of 375K....just using your sq footage rules and the extra BR being worth an extra 10K

Jamil, From your VAST experience, I'd like to get your opinion on something please. I'm selling my house here in Gilbert. To the East of my home is nothing but industrial, commercial properties. With that said, looking ahead to an appraiser coming in. They should evaluate all homes for comps fairly and equally. To do that, imagine they draw a radius around your home 1/2 mile either direction, in all 4 directions, creating 4 quandrants. All four have properties to use as comps. Because my property only has the left 2 quadrants with properties, is it okay to bring that to the appraisers attention. I was suggesting to move my property "point" to the left 1/2 mile so that i get the same benefit as everyone else, with all 4 quadrants occupied with properties. Otherwise I am only benefiting from 50% of avail homes for comps. I feel like I'm disenfranchised. I know this was long, hope I explained it. Wish I could send a pic

Bringing this to the appraiser's attention and suggesting a fair adjustment based on the available comps in your area could be a reasonable approach. Providing as much information as possible to the appraiser, including maps or diagrams if needed, can help them make a more accurate evaluation.

Hey Jamil, your + or - 250sq ft works great if your subject property is 1,000 sq ft but what if your subject property is 3,000+ sq ft would you revert to a + or - % for more accuracy and if so what number would you use? Thanks!

Thanks for watching! Here are some recommendations: Partner with investors who can cover EMDs. Focus on assigning contracts. Negotiate lower or no EMD deals. Collaborate with wholesalers for EMD support. Save and budget from your profits for EMDs.
