People build these things to save money, $178 sqft is what a traditional stick built house would cost, maybe even MORE!!! Wow!!

I’ve been in construction for 20 plus years. Anytime I hear a contractor start a statement with, we can’t give you a specific price for products and services, I run. That typically means their ripping you off.The basis for products and services are the numbers. At $165-75 price point for a barn is way too high. You can use all the design additions bells and whistles, but still too high(.)

Are people really agreeing with this? He was super well explained and detailed about what makes the price change, and did give standard ranges. Also, With the cost increases recently in metal, spray foam, pvc, and eletric, what he is saying is not unreasonable.

I am a retired builder with over 45 years of experience. This company could build me a house any time. Good job on explaining the variables when constructing a home. The challenge is most clients aren’t builders. So somehow the builder has to educate them. You can’t walk into a restaurant and order a meal and expect the same price for all meals. Each one is different. It’s exactly the same with a home.

$300/Square foot is what it costs, slightly more on homes under 1000/square foot if the septic has to be factored in. That does not include the land, water well, power pole, driveway, or any additional improvements to the property. For a 1200sq/ft basic build (no high end finishes, no appliances, no garage, no covered parking, no driveway). I obtained three separate quotes from different builders. $360K was the average. Keep in mind, I already own my property, I have a water well, and electricity onsite already. If you start with raw land, plan for $550K for a 1200/square foot home, with water well, septic, driveway, electricity, covered parking or garage.

I have a friend that recently built a barndo, He was able to build a 5000 square-foot Barndo for $400,000! 2500 ft.² living space and 2500 ft.² shop space, complete with a heated concrete slab and a massive indoor fireplace. It turned out amazing! Got it done in 10 months.

That’s always been the point of the Barndo, not smacking people across the head with pricing. There are so many older videos of barndos being built for way cheaper! Nice, strong, high quality. More rooms, more space. These prices are crazy man

When you said your base price was what you quoted that just blew me away from contacting your company to build the house I am about to build. Way too much money for me. You guys are really making a big profit on these builds. Boo, I have a lot of experience in building and the way you price these things out s a garanteed high dollar/high profit experience. I could see $100-120 sq ft but your pricing is crazy.

I just found your channel. Love the content and this particular video. Giving an up front ball park estimate on costs is super helpful when someone is in their initial dreaming phase. Regarding the 6-8 month timeline, that is a good span for a custom home. There was a custom home near me that took about 8 months to complete, in that time frame, the housing plat 2 miles away, full of foam houses and vinyl siding, assembled +80 homes, each about $400K-$500K. I guess they are catering to the now, now, now people who do not realize that it takes time to build something that is more than lipstick and mascara over cheap stuff.

Any builder charging $165-75 for a barndo is not a fair contractor. Do some research outside of watching KZfaq videos.

@@jgyrwa I'd add not to take advice from radom comments on KZfaq, the truth is they don't have a clue either. Barndominiums cost more than traditional stick homes these days. Steel prices are insane in today's world.

@@jgyrwa Its not hard to figure out what they are charging for finish work based on the ranges... "garage/shop" is basic steel, $50/ft, finished out shell is $60 AND turnkey is $160/ft ish. (assuming basic designs here). So they are charging roughly $100 sq foot for the part you can get any GC to bid on. Those rates for shops/garages are pretty darn good if that includes basic dirt and the concrete work. To put it in perspective -- I had an 850 sq foot 2/1 built in the same area these guys work in for 74K about 10 years ago. (very basic builder grade buildout with a garage.) That was wood frame and vinyl sided. So realistically for REALLY low grade stick CX you are looking at about $100 sq/ft today. So sounds pretty fair to me given that Barndos are NOT "cheaper" than stick builds. Given what I have seen of their cabinet work its well into "custom" and not "builder grade" so $100/ft for that is actually pretty good. I would guess you can get it actually lower than their "low" end of their range -- most people doing custom builds never have anyone build a "cheap" unit. Its WAY cheaper to get a plan builder like I used in Longview to throw up a wood/vinyl/shingle unit off a packaged house plan. Like almost half. I bet you could get a 1200 sq foot from them for 150K if you were keeping it as basic as possible. Or you could let them do the partial and get a GC to do a low cost finish out for a little less.

I like these Barndominiums a lot. Mainly because basically they are a simple house on the outside, but have some very nice finishes inside. The kitchen area in the McGarvey is honestly to die for. A few simple changes to the plan, and I would be set for life.

Thank you for trying to address this big question and all of us have; however, you missed the mark. You should put the final cost for what you’re showing each video so we know what we’re looking at. Then we can make the decision on if it’s right for us or too expensive for us.

One of the obvious cost differences between building a traditional home and a barndo is the garage. Typically when building a new traditional home the cost per sq ft includes the garage. Not so much in the barndo

Very fair pricing. I started my barndo 3 years ago and have decades of construction experience. Finished areas of mine without plumbing are 90 per square foot. Shop areas with simple electrical are 40 per square foot. Since most construction is 50/50 labor/materials these cost are right on par with what I experience. Folks commenting on the high cost of this company probably aren't building their own barndominium. Reality check your expectations before jumping into these types of builds. If you want a cheap home for around 40 per square foot just live in the metal building with a bucket toilet propane stove and jugs of water. It's possible but not comfortable. Again experience.

Dude you can get land, and design a Triple Wide 3-4 bedroom home for cheaper than that. Once something gets hot these people go and jump off a cliff for money. A Barndo is supposed to be cost and energy efficient, they’re not supposed to be priced out so high. No matter how much the guy tries to sell you on sitting in your living room and giving you exactly what you want etc…Barndos were designed to be cost efficient built homes period

Hello, I'm a big fan of the Channel. When you estimate $165-175 per sq. ft. for turn key, is that everything except the land and can the price come down if it's a completely open floor plan ... Except for the bathroom.

I was going to go with this company, but when I have someone telling me that they can not give me a turn key price for a basic model on a basic price It's not impossible. You can tell me you don't have a basic model with specific sinks. Cabinet countertops that you can not give a total turn, key price on. Not the price per square foot, but a total price price on a model that has granite countertops. Sinks air conditioning flooring lighting all of that can be figured in the cost. And yes, costs do change from month to month, but you can give a price on a specific model on specific design. Sorry, I don't like what I'm hearing, so yes, you're right.I can't go somewhere else, and I will.

We are getting just the shell with all dirt for easement, pad and utilities on 13 acres and it was 145k paying the general contractor also.

@@Anonymous09981 correct. We will finish off the inside with our own money. In Texas there’s so much construction going on I’ve met many people that do so much work. I guess my advantage is that I’m a property appraiser so I meet people. I have a couple of framers in mind, I’ve met like two that build custom cabinets/drawers, fireplace/brickwork. I plan to get stained floor throughout the house. I’m excited. Even my credit union financial officer told me people do it all the time. People finish one room at a time. Which was motivation to go this route. We plan to live there in our rv when utilities are connected. I’m so excited to do so much custom work and not feel rushed on windows, light fixtures so on. That too I asked for minimal windows cut out because I really don’t know what I will really want this minute.

For those saying it's to high are you factoring in 2022 Material costs and labor shortages? I think this is Texas pricing. Build the same in Mexico for half right... Great if you live in Mexico. So let me get this straight. A barndominium is designed to be cost efficient. There is way less material used and the building goes up 2-3 times faster and you charge over double the price of a brick home. WoW!!! What a rip off. I remember when barndominiums were only $60 - $75 a sq-ft turn key.

Stick homes are much cheaper to build these days, have you looked at steel prices the past two years?? A 4x8 sheet I paid $40 for in 2019 is nearly $200 today. I'm not sure if you know, barndos are made of steel.

Barndominums have gotten to the point of defeating the whole purpose of why they were designed In The first place man. When something gets hot, and people don’t know any better and just go and she’ll out the money, you can charge this way.

Surely you can give a ballpark for price per sqft for standard cabinets/nothing custom, semi custom items and custom items. It can not be that difficult to give a general/ball park quote per sqft. Please.

A 3100 sq ft home would cost around $550K and that does NOT include the land. For a barndominium - even custom - that just seems a too high to me. Maybe I'm out of touch but I can buy a custom home with the land for slightly more.

Great explanations, gives a useable range and notes options are extra. I noticed the typical double walls, steel then traditional wood studs. Have you considered using the hat channel studs so there’s a 6.5” wall thickness not a 9.5” wall thickness?

I really enjoy your videos. Your homes are very nicely done!. I have one question regarding the pricing you are giving. Your first example was $165-$175 per sq. foot for standard finishes. I have been trying to establish costs so that we can rule out some floorplans, but whenever I approach a builder, and ask for a ballpark cost per square foot, the builders have always said $xxx per ROOF square foot. My question to you would be to clarify if the prices you are giving are for conditioned square foot or roof square foot? Makes a really big difference when you have lots of porches. Thank you.

HOLD THE HORSES - My fancy 3000sf 5 bdrm home in the Woodlands Texas is less than 2 years old, built in 21 and it was $143 a SF...... This quote for this basic barndominium for $165 is a rip off. People be CAREFUL.....

Why not show some of the houses you have built and then provide the prices for those instead of being so mysterious? Just a thought. That would prevent people from wasting time with stuff out of their price range.

Are there any issues with home insurance for barn homes? I know when tiny homes were the craze, insurance companies would not insure. These look like a code approved home but just want to ask.

The price pre square ft is high for that price I'd build a regular brick home for about $10 less pre square foot,if it sounds to good it is to good and for people who don't understand real-estate they can get caught up

Y’all really should work on your website if this is the info you’re showing. Example your “kits” page, not once on your webpage does it mention “concrete, dirt work, rough in plumbing” this changes things when people are looking. When I looked at your webpage and got a price for a kit I was immediate turned away at the price. Because it obviously doesn’t even mention more than half the things included in a price. When I inquired and for an email back it was a once sentence answer. That’s it, nothing else. Here’s the price and done. Work on your website, and work on your sales team.

That's because these so called homes doesn't have and end price,at $175 a square foot I wouldn't build one because they have other hidden costs,I see alot of people buying into that probably doesn't understand the housing market,I don't fully understand it but after dealing with 2 homes you can bet I understand the market a little and this barndo thing is that good

When you break it down, does HVAC, electrical and plumbing come with the shell, wood framing, and spray foam? Is that considered one of your mechanicals?

Sounds like a typical used car sales pitch, I wouldn’t be using this company and then he said 160 to 175 a square foot lmao; that’s almost double what it should be

The bid seems in line. Look at the market and one will see. Costs are high in the suburbs. Some small towns with low cost labor can do it cheaper. Labor runs about 80% of the cost.

Labor runs 80% of the cost? Have you lost your mind? It is so funny to see all the comments on here like ppl know what they are talking about. If you honestly think labor runs 80% of the cost of these buildings you absolutley have no clue what you are talking about... it is absolutley nowhere near that. Materials and markup is where all your cost is going, labor is roughly 20%.

You can't build these in the suburbs because they don't meet the building codes and restrictions and most HOA's wouldn't allow this type of so call house in the subdivision
