Some cities are breaking the rules; exuding an appetite for risk, vision, and leadership; forming great partnerships; and shaping their communities for the 21st century. As traditional sources of funding and the real estate markets have changed, entrepreneurial public and private leaders are figuring out how to move their communities forward. This session was based on a ULI publication about creative financing focused on smaller communities and suburbs. The session includes speakers whose developments were highlighted in the report, talking about their developments, dilemmas to success, and possible solutions.

If you go to the 19:18 mark of this video you can learn a great lesson in what not to say. It is why developers get a very bad name when it comes to connecting with the community. Whether we want to think so or not, the homeless is a part of the community fabric whether we like it or not. But she says "nothing seems to happen much around the area but some homeless people hanging around begging." A similar lack of word use was made at a town hall meeting the other night and that developer had 20 angry residents that stood in opposition to the project.. As developers we have think less about our own audiences of affluence and always speak in terms of people first... I love the first guy in how he connected the past to present and the importance the preservation of the history is to the people

I know you mean well, but letting homeless people run wild is not the solution. It's cruel to the people who live in the area and for the homeless themselves. Homelessness is an inherently bad thing, and I don't think she was trying to say that the homeless don't belong there or was demonizing them in any way.
