Everything you need to know about investment properties. Is it a good investment, or a big bubble?
I am talking about my opinion and experience of the Cyprus real estate market for investment purposes.
I am living in Cyprus for 4 years and I saw a lot of big investors moving to Cyprus and buying many properties here. In all cities like Ayia Napa, Larnaca, Limassol, and also Paphos, where I live.
There are many reasons why investing into the Cyprus real estate market makes so much sense.
For example the residency by investment program, high yields up to 10% or more, and also lower VAT, if you buy a new property for the first time.
You can even buy Offplan properties, which is very popular in Cyprus.
The prices in Cyprus are definitely not cheap anymore, but if you find the right property, and you have a nice business idea, you can definitely have a high ROI, even these days.
Especially residential properties are very popular in Cyprus, because investors turn long term rentals into short term rentals and Airbnb's, and instantly increase their yield return.

All you have to do is to look at places across the planet, where it became so expensive for locals to live and what remedies went into place to fix that problem. A great example is Santa Monica, California, after many years of excesses by foreign investment, the council passed a rent control ordinance to make sure people would say in their homes, as they had worked for many years being part of the community. The whole point is to engage with people who the land belongs to and learn from them in order to grow, there needs to be assimilation by foreigners and that helps protecting the reason one moves to a beautiful place.

Buyer beware. north of the border I would avoid like the plague. Much of the newbuild homes are on land owned by displaced Cypriots. You will never get legal title. As North Cyprus is no recognised don't expect any help from the courts. In the south it's better but there are displaced Turks as well so you will certainly need help from an experienced local legal expert. Caution and all time.

Hey, quite complex but with the right accountant doable. Depends on what you want to do exactly. Daytrade, swingtrade, receive crypto as payment? Etc.

how do i sell my land in the north part? i have large land in occupied north with greek title deeds before 1974 but i dont know how to sell, i am willing to offer 5-10% of land value if anyone can assist me
