I personally would rather have a neighbor with a house painted with pink polka dots than be restricted by an HOA. I'll never buy a house that is bound by an HOA.

I totally agree about HOA, had some issues as well. We ended up moving and four years later we found house without one. One thing that could change it is to run for the board.

Problem is you asked them first. It's like them telling me I can't cut a tree down in my front yard. Well guess what the tree got cut down. Most HOA's aren't going to take you to court over staining a fence. Most don't even have the money to do so. They're usually people with power trips that enjoying saying no or fighting over everything. Like the old saying, it's easier to ask for forgiveness then it is for permission.

So Im a VP of a HOA. But first, that pergola/deck situation is 🔥 and now I want to do it. Back to the HOA part, yes to all of that. Everyone of us that are on our board are younger, diverse, and it's our community's first board. The president and I are big on nuance. Some of the rules made 0 sense to us, and since I oversee the ARC committee, we allow things that we know a more "traditional" board probably wouldn't. Like you said, boards help keep things from looking bad, which keeps prop values up and can even limit neighbor issues, but I think boards often overstep. People should be able to enjoy the homes and properties they work hard for. I should start a HOA page lol

My understanding is that there is usually a review or renewal stipulation in most HOAs. Every so many years changes can be submitted for review and voted on by the members type of thing.

I ran for my HOA board for this exact reason. A couple comments 1. Changing CCRs is next to impossible. In my state, you need a "yes" vote from 67% of the homeowners to change a rule. We did a massive push last year to try and change some of the rules, and we only got around 40% of the entire neighborhood to even vote, let alone vote yes. 2. Some rule enforcement (like the inside of your fence) are 100% stupid. But if you could see the things people try and get away with, and are fined for, you would understand having a limit. Plus, there are laws about "selective enforcement", so if one house is enforced and another isn't for the same violation, there could be lawsuits. So just keeping it as a blanket policy is the easiest and fairest ways of doing things. That all said, next time I buy a house, it will be at a point of time where I can move far enough away I wont need to be in an HOA.

I feel that the 4400 dollars sounded expensive for your deck. But I haven't built one myself. But the pergola I didn't think sounded as expensive. I am norwegian. The fancy composite boards has arrived here too, but there is still a lot of weather proofed wood boards in use here
