Most of the tens of thousands of owners on TUG love their timeshare! however we bet you would love it even more if you got it for free on the resale market instead of paying full price for it!

We agree, buying from the developer is almost always a mistake! Sometimes it can be very difficult to get over the anger and disappointment to learn you were taken advantage of by a salesperson making learning to use it effectively even more difficult for so many! However taking vacations is the reason you bought in the first place! Using TUG to maximize your ownership to take those vacations moving forward is a fantastic option!

unfortunately once you are out of your rescission period your options are limited to rather poor choices. you can still try to convince them to end your ownership by becoming a squeaky wheel, but this is only effective if you can prove you were misled or lied to during the sales presentation or other similar extenuating circumstances. you are not able to give back, or give away a timeshare if it still has a loan balance attached leaving you with default as a final option (and this is the strategy utilized by exit/cancellation companies) but it comes with the expected potential consequences of defaulting on any other loan/agreement. tug2.net/timeshare_advice/how-to-get-rid-of-timeshare.html

if you are still within your rescission period yes, all money you paid is refunded when you exercise your right to rescind.

@@miguelespinoza9261 no, all you need is to mail a letter per the instructions in your contract within the allotted time. retain proof it was sent!

Shouldnt take any effort at all to write up a letter and send it off! just have to do it in time! its absolutely worth saving 20 grand or more!

foreclosure is the end result after defaulting and comes with the risk of being reported to the credit bureaus, though low chance, certainly not zero. Had you made efforts to give it away on the resale market for free or give it back to westgate using their surrender program before stopping payment? unfortunately now that you are already in the foreclosure process those options are no longer available :(

@@TimeshareUsersGroup is a notice on your credit report that it’s in collections for past maintenance fees the beginning of a foreclosure?

@@HalNeeham its certainly part of the process yes. foreclosure is simply the process of getting the deed/ownership back from the delinquent owner. have you reached out to them to inform them that you are willing to simply give it back to them and be done with it? they certainly hope that you will continue to pay. if you have made an effort to give it back, or give it away you could present that evidence as a dispute to the credit agencies!

would not suggest adding yourself to your mother in laws deed unless you truly understand the westgate system and are ok with paying those maintenance fees forever. westgate has zero resale value and are extremely difficult to give away (though they do have a deedback program). have you checked out other systems that might be a better fit?
