Problem now with reducing house prices is that those with large, recently taken mortgages will be plunged into negative equity. Consequently they would be unable to move if they need to, for decades probably. Even though then, at best, they will only have reached parity, so they wouldn't be able to move up, unless their income had substantially increased. This is indeed a very difficult problem to resolve, and you are right, it shouldn't have happened, but then when did any government know what they doing, except to benefit themselves.

@@swojnowski453immigration costs British tax payers £billions p.a. We prefer affordable housing and having self rule without governments that seek economic suicide with mass immigration. At times there may be a short term rise in GDP whilst real GDP per capita falls and sometimes GDP falls as productivity falls due to cheap labour rather than innovation. England needs to be returned to the English as we never consented to give it away. Current immigration levels of around 1.5 million p.a. have tipped us into a recession.

@@Fidelisjoff You were sold for convenience of doing nothing and ever higher house prices. It must be cheap and convenient, that's how amazon beats the world. Immigration must continue or house prices will fall. Everyone wants them to fall, but not the owners, 66% of all 66 million people in the uk. So the prices will continue going up, native population declining, immigration going up, nhs declining. Start doing stuff, reject the rentier scam, kill finance sector in London ... and you might have a fighting chance to survive. As things stands, your house prices are working for your care home providers in the future. The growth in them will be taken away by them, and your children will be left with nothing, unless they themselves look after you. "when you create debt, you create money"... Brilliant and succinct... I think we need to have a nationwide talk about "maternal homelessness"... It's not really "homelessness", it's just a mechanism so that Government can create debt to buy houses (and in doing so enable the owner to get there equity), and then house the children with a tenant (usually their mother) that can control the relationship the children have with the other parent...usually the father. The only way the father can parent the children is if he can acquire with employment income in 2 weeks of labour per month, what the government can provide for the other parent by printing money. If you're a father in the UK you are not sharing childcare with the children's mother; you are competing for property with a Government that can print money.

I would argue that planning restrictions aren't the problem here, the problem is huge population increases driven by uncontrolled immigration. It is the root of many of the problems that blight the lives of ordinary people. To even keep up with net immigration at current levels we are going to have to build areas the size of Manchester every year together with all the infrastructure to support it and that just isn't possible. For this reason without a total pause in immigration for a time we are never going to catch up and will continue to cling to a rising balloon. The economic argument for immigration is also complete lies, we have one of the lowest GDP per capita of any developed nation meaning we are all poorer even though overall GDP is slowly increasing.

I'd argue that migration is a symptom. The underlying cause is the welfare state and its pension debts. £600,000 per tax payer. They can't pay that. So the muppets think lets get in lots of migrants and their preferred excuse "demographics", is fixed. Problem is those migrants are on low wages. They can't even pay for their own current services, and will demand pensions of their own. That's the root cause. Migration just makes it worse.

I largely agree with this Dom. Perhaps a mention of how council house tenants come into this, and the falling birth rate across much of the world. The former sees rent prices going up (but not affecting the unemployed), the latter perhaps due to urbanisation (please add). Whatever the effects though, pump priming the housing market is a national disgrace. It's fuelled by NIMBYs and line of lease resistence policies - the latter at least all to common in the Civil Service too (I'm a Civil Servant). The lesson was 'learned' after the housing crash of late 1980's and early 1990's, let prices fall and you lose the election, even though it's a market and should be tteated as such. Instead we have a Ponzi scheme where no one can really afford a house and live decently unless they have rich enough parents. But that's the Midwits for you, can only see what is put in front of them.

And they were still looked down on by snobs who felt them unworthy, especialy those who now had rather smaller or less valuable houses themselves. There is a lot to be said about old money verses new money. And those rigidities are very difficult to break. Even if you 'move up', you will still stand out as being not part of things. Right to Buy and the restriction of new council house builds was introduced in the 1980's to fix a specific problem. Namely to reduce public sector debt* which was too high, and I suspect to stymie Labour councils from gerrymandering the local elections. Regarding the former point it was absolutely necessary at the time. Thatcher vacated office in 1990. 34 years later and governments of various hues could have easily relaxed this policy a long time ago when public finances had been in better order, but they chose not too (nice one Blair and Brown....NOT). Instead they chose to squander the public finances by ever more regulations and laws, ever more unnecessary public "services", propping up the bloated financial sector and lining their own pockets (having your London home paid for on the public expense as an MP is hardly an incentive to bring down house prices). *Many Labour councils were borrowing money to build council houses, the borrowing charges were then charged to the rate payers, most of whom did not live in the council houses. Not exactly an equitable situation. Before WWII, councils used to finance the building by building say 3 and selling 1 to a private buyer.

These housing schemes are designed to prop up house prices for a population that is in demographic decline, especially the older folk who own the comparatively expensive housing. The older folk were able to buy their housing when it used to be affordable, but it has now become unaffordable for the next replacement generation. The natural trend in house prices in a declining demographic should be cheaper housing. Instead, these housing schemes are needed by the banks to ensure the housing assets on their loan books remain high. If the marked-to-market value of the banks' housing assets on their loan books declines, then the banks could be deemed to be insolvent, as we saw in the US with their recent bank failures.

Never buy a lease. Only a freehold. There are some reasonable buys at auctions. Some of the housing associations are selling off some of the properties that they don't want to spend on doing up to government standards. I've seen a couple of two beds that went for £100,000 prior to the auction sale, one of them was a 3 bed. Then there was another one recently going for £50,000. They are around but you have to be on them quick. Local councils are planning to sell off some of their older properties too, they'd rather put their money into new builds. @@eskimo4130

Love your videos from over here in Oklahoma, Dom! Just as an example, in USD$, around 2004, I made $6.75/hr as a Shift Manager at a fast food restaurant (Whataburger, try it when you are in the southern United States). At $6.75 an hour I could afford my own 2 bedroom apartment in a State University college town. A couple of years later, I worked pizza delivery and rented a 2 bedroom mobile home by myself, EASILY. I had money to burn. Now, those same places that were $325/mo either don't exist anymore, or cost $900/mo. Of course, here, the University bought up a LOT of houses and apartment buildings to make room for athletic complexes, including my first 2 bedroom apartment from 2004. All that has replaced them are a few 4 and 5 story apartment buildings where they have 300 units each but they are all at least $700 per room. It's unbelievable. I'm back living in my parents house at nearly 40 years old.

... been saying this to anyone who would listed since 2003 when a friend from Argentina bought a 2bed flat for 350K in west London... seems cheap now but I thought it was crazy money then. and I could see that my young children would never be able to afford a house when they grew up... hense fast forward 20 years and graduating with 1st degrees from Russel group uni.. and they don't see the point in working.... for what? all their friends are the same. one with a good degree from Cambridge took a year to get a job she hated... and did 12 months before giving it up. In my opinion all because of removing the ability to get on in life, and own your own home. and progress... rant over.!

Yes the young have been completely screwed over. Our first house was a semi and quite modest really, I paid 180k which was the most we could afford to borrow around 2003. I sold it for an astonishing 300k 8 years ago and thought it was outrageously expensive and it would be worth an even more astonishing 400k today. It was just a small/medium semi detached with 3 bedrooms and a pretty small garden. That was supposed to be a starter home for young professionals so they could have a family.

The video is all very good and accurate, but I feel you left a point out, and that is opportunity cost. Since house prices have risen so fast it has sucked investment out of industry and into the housing market. Low investment in industry aided by the preference to increase production capacity via more foreign chap labour means production per capita is very low, and this is one reason for the gap between wage rises and house prices. Many countries have increased automation, which means more widgets per worker per hour, so higher wages.
