If you live in your house for over 15 years or have bought a home that is over fifteen years old and still has the original bathroom ventilation fans, the time is coming when you’ll need to service or replace the bathroom vent fan.
When I was on home construction crews, these fans were called “stink fans” (or the less genteel “fart fans”). The reason is pretty obvious, but an incomplete description of the important work this fan accomplishes. Not only does it whisk away undesirable (that’s an understatement!) odors, but this device also removes moist air that occurs with showering and bathing, as well as steam coming from the sink when hot water is used. Unabated steam leads to condensation on the room’s surfaces, which can lead to in-wall moisture that can easily encourage mold and mildew. Not good.
As an aside, when running, the ventilation fan can also create “negative pressure” in a smaller bathroom, assuring that both humidity and offensive odors are not forced into the adjacent living areas.

However, there will come a time when the unit has to be replaced. If the unit is 25 years or older, the housing may no longer be a standard size and both the housing and the fan will need to be replaced. Replacing an older fan is not the subject of this video. This is a more complex process many times simply because the parts in older units weren’t designed to be modular, allowing you to “swap out” components like newer models do.
Because of this, taking out a very old bath fan and putting in a new one is an extensive process, requiring access from the attic in most cases. If the old fan wasn’t properly vented to the outside of the home (not just into the attic - a real “no-no”), then that needs to be installed as well.
These units are rated in CFM (cubic foot per minute). The basic minimum ratio is that you need one CFM per square foot of floor space. The dimensions of our demonstration restroom are 5’ x 9’ = 45 sq. ft. So, a 45 CFM fan would be the minimum. The contractor installed a 50 cfm unit, so they were in specification.
If you need to remove the old housing and place a new setup, the new unit will have instructions and diagrams to accomplish this. As an example, here is a link to the installation guide for NuTone®’s 80 CFM HB80RL ventilation fan with integrated light.

However, in THIS episode, we will feature the NuTone® 696N Ventilation Fan. This is one of the most common bath fans and has been in use for many years. This allows you to leave the housing, vent outlet, and electrical connection all intact, and simply “swap out” the motor/fan module - literally in minutes.
The basic steps are:
Remove the cover to the ventilator fan unit and set aside.
Unplug the fan motor from the plug.
Locate the mounting tabs of the motor/fan assembly.
Locate the inscribed directions in the unit telling you where to lift the component and where to push the housing side out to allow the motor/fan assembly to swing down from one side.
Remove the motor/fan assembly from the housing by swinging out the unit and having the component tabs release from the housing.
Clean the inside of the housing, and assure the damper is working properly on the duct outlet.
If servicing and not replacing the motor/fan assembly, then clean the unit, and lubricate the bearings with light oil. Don’t use WD-40® as it possesses only mild lubricating properties. Re-install the fan/motor assembly, plug it in, and replace the cover.
If you are replacing the motor/fan assembly, take the assembly to your favorite home/hardware store and find a match for your unit. They tend to be standardized. Our replacement unit came from Home Depot®: www.homedepot.com/p/Broan-NuT..., and cost about $17.
install the new assembly utilizing the mounting tabs. Assure that the tabs are securely attached! Plug the new unit into the outlet, and clean and replace the cover using the spring mounting clips.
To do this, you’ll need only basic tools and the skills you’ll learn from DirtFarmerJay as he demonstrates how to easily accomplish this home maintenance project. And, you didn’t need to hire someone to do it. You know you can JUST DO IT YOURSELF.

You didn't mention the most important function of the bath fan in our house. That is to provide noise cover for the "toilet sounds" (farts, poop plops and puking noises).

Im an older woman taking care of my mother in her home. Just us two women and things are beginning to fall apart. The first thing is the bath fan. I can't tell you how thankful i am for you. Great video! We have those SAME exact fans in all our bathrooms in our 2005-era home. They all work just fine but a tad noisy indeed. Will look to replace them using your guidance in the near future.

Thanks Jay-- You saved me $155 for an electrician to come and install a bathroom vent fan. Took me about an hour-- hardest part was getting all the dust out of the top of the fan vent before I installed the new one. Thumbs up!!

A couple of other videos made this look WAY more complicated than it is. Our toilet room fan had been rattling for 6 months. Besides the cleanup I had to do after 11 years of use without maintenance, this took me all of few minutes to R2 with most of that time getting the ladder in and turning of the CB. Great video! Venting this fan output to the soffit will help with energy saving and attic moisture, enclose it and put in a flexible dryer pipe to the soffit. Also, Amazon sells a humidity switch that I installed near the ceiling that turns the fan on at a certain humidity level and turns it off 20 minutes after it drops. You can also use it as a fart fan by simply pressing the switch, it will turn off in 20 minutes. Works great.

@@brianpottiebeardedchild So, the type of fan I replaced has the fan unit and the housing. The housing has the outlet that the fan unit plugs into. I found an exact replacement for the fan, so I didn't have to change/replace the housing - thus I didn't have to replace the outlet. Since all I needed to do was unplug the power cord for the unit, I didn't shut off the power. However, if I would have had to change the housing (and thus the outlet), I would have turned off the power. Sorry if that seems long-winded.

Thank you so much. This helped me with my bathroom exhaust fan. It was making a very loud noise when I turned the fan on. It had the same style spring clips on the cover, cleaned out all the dust, lubricated the fan bearing with some, Umbrella Corporation Unicorn Lube. Put the fan housing back, re connected electrical connector, put the cover spring clips back on and Fan works now with no bearing noise. So far so good, noise has not come back. But I will monitor to make sure that it doesn't come back. I'm happy that I didn't need to replace the fan motor at the moment. Just in case the noise comes back, I know how to service it and if the motor finally gives up the ghost, I found the replacement at my local home depot. Thanks for the video! It’s important to know that sometimes the new fan’s frame doesn’t fit the old housings. However, by removing the fan blade and unscrewing the nuts, one can put a new motor on an old holder that fits the housing.

OK you made this so easy thank you so much. It only took me 10 minutes. Also told my best friend whose fan broke three years ago and he kept thinking he needed to get into the attic to replace it and just put it off and when I showed him, he really only needed the middle piece and we did a video conference. I showed him how to take it out and then replace it. It took in no time. Thanks again you da man.

Very informative video. Another thing to keep in mind is these cheaper 50 CFM builder grade units usually only have a 3” diameter duct. When you get to the 80 CFM, 110 CFM or higher many of those use a 4” or even 6” diameter duct which lets you have the higher airflow with lower sone levels.

Great video! I just bought my home 2 years ago but it was built in 1970. My bath fan definitely needs to be replaced but I don’t know the extent of it. At least now, after watching this video, I know what I’m doing and now, replacing it t will be a fun project, not a nightmare! Thank You!

This was going to be a $570 job for the local electrician. Sure glad you posted this video. Just ordered a replacement motor/fan assembly for $37 using the model number and Broan's part number insight. Hoping it works out and that it's not the wiring! Wires under the metal plate didn't seem to have any damage at least.

Ooh, this is such a relief to see how simple the modules come apart. The only one I've replaced was in an old commercial building on a pier, and that required going in the attic and unbolting a big fan and motor assembly. I was dreading something similar at home. Thanks Jay. You don’t have to get in attic to replace w a larger unit. (For Wife bath)I’ve just completed installing Costco light fan combo off 4ft ladder. It is several steps including widening hole w dremel , reading & making electrical connections, attaching larger dryer vent hose and pushing it through insulation whilst it falls in face etc etc. Thanks very much though as I’m certainly using your method for my bath😊

Replacing two bathroom light/fan units later this month with quieter and higher cfm features. Sadly this will require me to go up into the attic. Going to do the next owner a favor and install a non-attic access version. Very nice video.

Just replaced the vent myself! Proud wife moment haha. Was so nasty. I had to make suer I measured as some of the other fixtures were a tad larger. I plan to order the higher CFM unit (I need 70) but it was on back order. The 50 CFM still works fine (for now) but once I get that 70 CFM inI can say goodbye to steam building up! :) Thank you! And even more important than humidity and smell is masking the sounds that happen when someone is using the facilities. I’d like a good and super loud fan, which are hard to find nowadays.

Thanks Jay! Unfortunately I went in the attic twice before watching your video. You mentioned servicing the fan and so I added a few drops of oil to the bearings and the fan runs again! I'll be sure to watch a video first next time I try to do a diy home project.

Excellent video!!! However, I tested whether it was just dirt preventing the fan from blowing and cleaned it. After that didn't work, I cut the bathroom power at the fuse box first, so I wouldn't get electrocuted before touching the motor/housing area. Is that necessary?

Thanks Jay. Our house was built 22 years ago -- the fan worked OK, but it was just nasty -- everything was covered in dust. I had to use a wet rag to clean everything off, especially in the opening after I removed the fan. A vacuum would hardly remove anything.

Yes, the fans can get especially nasty because of the material that's being moved out while moisture is present. Essentially makes a glue-like or paste-like substance that gets stuck on everything. Thanks for writing!

I worked plumbing at lowes here in Vegas for 8 years,there is 2 styles of this basic unit the Lowes version and Depot model,I would always sell the whole unit because it was 2$ Cheaper then the motor itself, crazy i know.Also Broan makes an upgrade grill now with light and speaker or light by itself and its simple as taking off old grate and snapping it in,quick upgrade and the speaker works surprisingly well.Great video btw

@@jbean9021 yes it is ,I currently have in downstairs half bath it's very cool,only downside is default is regular light so Everytime you turn off light you have to adjust.But once you download app you adjust brightness,color,and the speaker isn't half bad it drowns out the fan motor.I included link for it below 👇 if you're interested

The one you replaced it with is the same exact brand and model in my bathroom, it's been there since 2005 since I moved and who knows how much longer. It is used nearly everyday, mostly because the cat littter box is in that bathroom. I never cleaned it, the most I've only recently done was put some oil in the bearings and shaft because it's been having trouble starting up. I am going to replace it and thanks to your video I learned that it's not that difficult at all. Thank you very much!

When replacing an old fan but especially in new construction, it's important to follow all instructions that come with the fan. For instance if the fan is to be placed over a shower or tub, the unit must be approved for such placement, and from what I've seen in the field, the instructions will require the fan to be powered from a GFCI protected circuit if placed over a tub or shower.
