I just made a journey to Mesquite Nevada on a tour of looking at properties as well as Saint George Utah. You may be surprised of what I have found. Good info. We've been looking at Mesquite, NV. Original from CA, moved to upstate NY. After 6-year living here, planning moving back to the West but not CA anymore. We love off-roading and entertainment over the weekend, and open to travel to Europe during vacation. I think this is a good spot.

Really looking low cost of living, Pahrump, NV has it. Gets hot during the day but cools off at night, even in the summer. 2 acres will cost you around $40,000.

Ricardo, There is a large hospital in St George, In Mesquite, they have a regional hospital with 2.5 out of 5 stars. You're 90 minutes away from las Vegas or 45 minutes from St George Hospitals.

@@billsattree3646, we've been here since Nov '17 and chose it because of the golf courses , proximity to off-road trails, population and privacy. We chose an established development, most residents over 60 and fabulous neighbors! We shop in St. George or LV once a month but can find all necessities here. Healthcare is available here but the little we require is done in St. George or VA in LV. The NV taxation was also a major factor, but honestly leaving the Corp world we both wanted a quiet respite and this small town has provided it. All the best!

Good information. I like St. George and Mesquite. St. George has great medical facilities. And Mesquite as well. It's the preference of where your options lie. My husband has been in both Hospitals over different times And they are both great.

Checked out NV & UT & from financial standpoint, alive or dead. NV is way to go. UT will really eat into what you want to leave family after you are pushing up daisies. Since they are so close to 1 another, it's a true toss-up if you don't consider financial impacts (xcept st income tax). We love shows & entertainment in Vegas plus we are into the outdoors...Zion, Bryce, Grand Cyn, Grand Staircase Escalante, etc. It's a beautiful part of the U.S.

Vegas is 1 hr. And 30 mins away. The property’s have SIDS and lids because of how much it costs to develop all of those neighborhoods. Especially the Del Web community. Also, the heat starts in June and does not cool down until about Halloween. St. George is just as hot and CROWDED. It’s predominantly Mormon in Mesquite and St. George. Traffic is awful in St. George.Mesquite is VERY cliquey. It’s very much like high school among the retired crowd especially in the dell web community. I know all of this because I live in the area. Great video.

I moved to St George about 27 yrs ago from the Pismo Beach area. We bought a 1/3 acre lot back then for 21,000.00. Just like everywhere else it has gotten alot more expensive over the yrs. In general you can expect a 2-3 hundred k difference in the price of existing homes compared to Arroyo Grande Ca. Or half of what San Luis Obispo Ca. Is. We have three reservoirs within half hr of St George. Good for fishing and skiing. An hr and a half north is Brianhead ski resort .It has the highest base elevation in Utah at 9000'. Tops out at11000'. The North rim of the Grand canyon is 2.5 hrs away and is way less crowded than the South rim. I have a slide in truck camper on a four wheel drive truck. I can camp in numerous places locally. We have many world class MTN biking trails around us. If you like outdoor adventure St George is hard to beat. We even have Moab style rock crawling trails just outside town with an annual meet that attracts hundreds annually. It's a great place to live.

Is it really that good? Currently live in SLO and have been thinking of moving to the area for quite a while now. KSBY currently has a link going on describing how expensive it is living the SLO life or as they call it "The Price of Paradise". It illustrates how people are doing what they can to live here but what I don't get is why do they call it "Paradise" when in fact it is more expensive than most other counties? I mean, you have to be a doctor, judge, lucrative business owner, college professor, or something that makes over $70,000/yr to live comfortably here. They also say that most people have 2 jobs just to make ends meet here. It's ridiculous! I have a home here and bought it at the right time, however, I lucked out because it was a fixer upper and poured most of my savings in it. If I sell it, I can walk away with enough money right now to buy a home cash in St. George and not worry about a mortgage. I just question my position at the moment as a homeowner when most people can't afford to pay rent here. They are paying more than what my mortgage is!

Don't forget Zion and Bryce! We were all set to buy the retirement house of our dreams in Kayenta outside of St. George, but in researching found how much Utah hates retirees. They tax every type of retirement income.

Virgin River Gorge is the mountain area to St George. I live in Mesquite. It is 100-118 degrees June to end September. Traffic is high with snowbirds, and when the soccer field is being used. It is considered a resort town and senior retirement community. People complain no shopping, but I wonder as a senior what more do I need? I want to downsize. The bus runs to Vegas for $18-25, depending which you one you take. We do get below freezing in the winter and have had snow in my yard. Never lasts long.

We’ve lived here going on 7 years, it’s just the best place, better than we imagined. We came down here for golf starting in 2007, then moved here 1/16. Usually, places have a few holes but this quiet town is wonderful. We are now ages 60, 64. St George is to be visited not lived in. Just my 2 cents.

It's 2022 and work on the bridges in the Virgin River Gorge are still unfinished. The palm trees in Saint George are not natural to the area, they were imported from California. In a really cold Winter storm; the kind that only hits the area every thirty to forty years, maybe half the palm trees; mostly the smaller ones, will die. I've seen people wrap their smaller palm trees with sleeping bags and even electric blankets plugged in to an exterior wall plug. However, the last storm like that was almost ten years ago. So, maybe another twenty or thirty years before the next big one. The last major Winter storm here dumped about 8 inches of snow, which is tiny compared to a major Winter storm in the Mid-West or North East.

St. George Utah has a lot of problems and they failed to really create the infrastructure and prepare for the growth. A lot of working poor and issues that many want to lock themselves in their gated communities and ignore. May not seem very problematic now, but at some point these problems are going to be VERY apparent and there will be no more denial.

Hey Iron, l love riding, but I don't ride as often as I should here in Salt Lake, but your right, southern Utah was built for riding. When you get closer, I would be happy to have you get in touch with a few agents that send me a daily analysis of every listing in both towns. They aren't looking for a listing or a sale, just good info on changes with pricing and new daily listings. That's what I watch.

Hi -way 89 is a beautiful ride outside of Zion N.P. It goes north to hi-way 12 Wich takes you to Bryce canyon and over Boulder mtn to Torrey Utah. One of my favorite rides.

I'm native Californian. I can say the same thing about CA as a state. It used to be a place I was proud to live in. Then the moronic politics took over. I'll be moving out of State when I retire.

@@laurac.6534 Same will happen to these 2 areas. AZ, TX ... falling victim to the liberal CA culture. AZ, NV, CO have turned blue, TX maybe 4-8 yrs away. FL a few yrs. away, with all the NY & NE'ers moving there. When Californians move in order to get away from politics, crime, crowds, traffic & big city life. They still desire the big city amenities they are moving away from. After enough move to Mesquite, they will ask, where Walmart, Target & Costco are. Guaranteed!

Thanks for taking the time to share your experiences and observations with us. I appreciate your sincerity.. I'm a 65 year old single retiree; I retired early at 62, but haven't yet been able to accumulate enough funds to purchase my own home. Mesquite sounds ideal to me for it's weather and sense of community. It seems to be an unassuming place to just enjoy it the very way that you described it. My sticking point is available renting properties that won't cost an arm and a leg. I'm currently living in HUD housing for seniors in small town Michigan, and paying next to nothing for rent and utilities. But, I'm in a dilemma betwix enduring these harsh winters at low prices, or moving to the weather that I love and reside in an exorbitant rental. Got any advice?? Gary Augustus I would suggest to take a close watch on Mesquite right now because all the casinos are shut down now that could make for an opportunity to find something a lot cheaper. I’ve seen as of today in St. George according to my real estate sources The prices haven’t come down and businesses is strong with buyers knowing they’re getting good prices but not under market as of yet. I’ll let you know if I see anything on nevada

Thank so much Bill for your honest review, it really does help. I'm planning to retire in about 10 years and kind of looking at possible locations. Mesquite looks to be what we want. What is your foresight on Mesquite 10 years from now? Think it will pretty much be the same?

It think Mesquite will become a smaller version of St George in growth. As for myself, I'm buying property for the future. I think the timing is good right now on the old lumber price home. But I know with all the CA's leaving the state, Mesquite would be attractive. Despite the traffic, the price of homes in St George area is looking better all the time.

thanks for your response. I would watch more of the dozen or more videos that I have made on the subject. My advice: If you have to move there, find the right neighborhood. They vary greatly for different reasons in different areas. Neighborhoods can have an open short term rental approval, others don't. Some carry different age groups focus and life styles. Also, connect up with a realtor that doesn't have an agenda. thanks and good luck. b

I have spoken to the locals and they will have one eventually. It's getting a bit out of control. They have started to charge impact fees on new homes.

Mesquite is better for traffic. St George has nasty drivers. A lot of low income folks are moving to St. George, it’s having much positive growth.

Ha ha yeah better for traffic because Mesquite has 1 main street the Walmart, liquor store and casinos on, and everyone's at the casino not driving. And I never noticed nasty drivers in St. George..or really any traffic..or pple for that matter.

Look-alike houses making it look like a wealthy neighborhood (which in reality not a lot really care about) the worst thing being run by Gestapo oriented HOAs. So we found a house in Winnemucca in a 1950s era neighborhood that is well kept. Who needs golf, box stores or all the other anemities? We don't.

St. George, UT = Californiafied. Monied Californians leaving en masse to escape illegal immigration and environmental disasters (fires, mudslides) and snapping up properties and driving up rents, making St. George a 2-job town for the unlucky working/middle class stuck with rentals. Illegal immigrants follow the money out of California and set up shop to siphon off the fat infrastructure provided by the new, rich transplants - competition for jobs and housing (I mean RENTALS, my bad) and schools ensues. Quality of life deteriorates - traffic, crime, ridiculously priced housing/rents, "bilingual" suddenly required for jobs. Those who have the means (i.e., Wonderbread) segregate into gated communities. State parks like Zion become so overcrowded that the parking lots at the trail heads resemble Disneyland, Coachella, and Burning Man in season. Birth control people. Chill those hormones. Y'all don't need that 6th child ;)

I lived in Mesquite for 2.5 years and Left. Too Hot, too expensive terrible services, no Trader Joes or any type of store. 2 grocery stores and terrible customer service. Mesquite is an overpriced city that is Not diverse. It is a small town with not enough healthy activities. I ride a bicycle and if you dont like riding in traffic then dont move here. The city does not accomodate bike riders. I lived in Sun City , very limiting in their activities and they charge you for 99% of them. I need a more diverse and accommodating atmosphere and Mesquite was not it. I previously lived in St George and will move back, nicer atmosphere many off road biking activites. better hospital, one in Mesquite is Terrible. I have met many people that didn'tb like Mesquite and they have Moved away.

Good information. I like St. George and Mesquite. St. George has great medical facilities. And Mesquite as well. It's the preference of where your options lie. My husband has been in both Hospitals over different times And they are both great.
