If your a local it's not as affordable, people move here and drive up the costs. If you look at the average income compared to the average home price it's way less affordable than it ever has been. I love florida but as a native it's definitely hard to keep up with people moving here from NY and CA.

home and auto insurance is now unbearable down here, my rates have doubled since 2020 and I've had no claims or moving violations. tamps's cost of living is very high.

Not in southern Virginia where my nephew insures 3 vehicles and his home all for $130 month where I insure my one car in St Petersburg for $110 a month. He's had 2 accidents claims, I've had none .

The traffic is terrible anywhere any city. When the entire population is driving cars, because trains are none existent what do you expect.

@@becraftcorey It is significantly worse than it was pre-pandemic...rush hour starts at 2 or 3 now because of influx of new residents...Florida has new residents at the tune of 800 a day...I have seen the impact...yes, we need better public transportation but southern cities are way more spread out and most of its growth was post 1950s during the highway era... and the logistics with connecting an entire city with a rail system costs an insane amount of tax payer money...

@@becraftcoreyyes it is worse in a lot of other cities but for us Florida natives it is insane. We are not used to it and it is not fun at all. I miss the Florida I grew up in. Don’t even recognize this place now. If it wasn’t for family I’d absolutely move to a different state

@@trulivingtampa It really was! My one bedroom apt at Shadow Oaks in N Tampa was $225 a month. I earned $250 a week playing music. So one week’s pay covered rent. Now it takes two months pay to cover one months rent. Cost of living vs earnings is pathetic. Live in Lakeland now.

Traffic is horrible on my way home last night I passed atleast 3 accidents ...then a group of dodge chargers ans bmws racing down the highway weaving in and out of traffic risking it for everyone

Yup. Move north. We’re the biggest job producer. But I’m not sure where these people working to live comfortably. It’s fast here. It will be a “ smart city “ soon.

Even if there is no hurrican in Tampa itself, no matter where you live in Florida, you will indirectly pay for the costof fload and hurican happening in Florida through you home insurance and HOA.

Live in Tampa Bay for over 45yrs and dont regretted at all, we do have a wonderful winter. Yes its much hotter and humid that is why we have Air condition infact Puerto Rico is much cooler ❤

Since this was posted in FEB.23 the homeowners insurance cost is out of control !!!! Not unusual for 100%, 200%,if your previous insurer has not gone out of business. TECO electric rates, in the last 30 days have increased greatly ! $200.00 /$350.00 month for a 1800 sq. ft. home. Traffic in Hillsbrough County (Tampa) has BECOME INTOLERABLE !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

@@trulivingtampa The thing about bugs is, if they have a way in they will come in. If they have a nook and cranny to breed, they will breed. My dad had houses built in the 50's with no caulking done during the build. from the 70's until the 90's he had to call pest control until I read a book about home maintenance, that had a chapter about the importance of caulking. He had a duplex that I used 30 tubes of caulking on each side, and after that there was no need to cal an exterminator. But, you have to get everything with a crack, and I mean everything. Also weatherstripping for doors, and security doors that are bug proof.

"Snakes very rare" already a deal breaker, what about aligators... also rare? I f you have to stay away from any body of water to be safe in Florida, it's like saying stay away from sand if you live in Arizona.

My experience: I lived in Ft Lauderdale for 2 years having moved from upstate NY and lived on Long Island. I was used to NY ways, but..... it was like NYC in attitude and mindset all over again. Elbows and heels. Like a hockey game as in who can get to the puck first and who do I need to check into the boards. I left, more like fled. I was nervous about attitudes in Tampa but found the attitude there was more mid-west, lay back, and polite. Very enjoyable area in comparison. Lived in the Tampa Bay area for 34 years.

Born and raised in Williamsburg Brooklyn.N.Y.C., N.J. I suffered from neuropathy due to diabetes. I had to move to warmer climate.I love ❤️ Snow since a little boy. 1960s present. #64 years old. Love ❤️ Temple Terrace Florida. Tampa Florida close. Love ❤️ spring weather. Non seasonal. 65’ 70’ degrees. Bugs 🐜 drive me crazy 😜. They love me. I love ❤️ the raining season. Great for the garden. Expensive inflation. We live here now for 10 years. No complaints. Great medical doctors at USF. Great neighbors. It’s a diverse community. God bless Amen. Ps. Thank you for this educational video. I forgot all about the no see ums. Lived in Cocoa Beach in the 70s, Florida is super humid and once the daily showers start in the summer, it is a relief! We never went inland, that was swamp with possums, armadillos, alligators and serious backwoods rednecks! Forty years later, it must be all that and more!

There are a lot of options for newcomers who want the Tampa life that don't include living in Tampa proper. Pasco County, Polk County, Manatee County and Sarasota County are options that are still very close to Tampa

@@Arginne Polk County, I agree with you there. BUt Pasco County - you obviously haven't been there in 10 years. When I first moved to Tampa in 2002 I drove through Land O'Lakes (Pasco) and it was a 2-lane road with cow pastures everywhere and a 7-11. Now there are so many people moving to LoL, Wesley Chapel, it was one of the hottest places to move in 2022. Our community was so big that Amazon built a hub in front of our community to keep up with demand. It's a beautiful area to raise a family. I moved out because the prices of everything are much higher than the national average and it was getting too packed with people.

Please don’t move here. Everyone is moving here and it’s ruining my hometown. They’re tearing down all the wetlands and building apartment condos on them all and everything tearing up natural habitats to make room for more people. It’s so sad to see what’s happening to my hometown.

I was raised born to Detroiters in Detroit and raised by them in Miami-Dade. There seems something about Detroiters being so nice. They and Chicagoans are amazing Americans - best in class. It's just such a shame that both are so blighted. Gotta say that I prefer Tampa to MIA and found Long Boat Key to be a great spot in FL. I now reside on the left coast in misty Washington State.

I moved to Clearwater 3/2021. My rent has increased from $1325 to $1675 for a 2 bed 1 bath. (+ $71 water, trash and pest control) My car insurance is $216/month for a 2013 Hyundai Accent Hatchback. My electric runs $200/month.

Just found your video and wondering what you have to say. ^^ I've been living in Tampa for over 6yrs, Lakewood Ranch before this. Rain? it's really mostly in Aug, afternoon,.I tried to get everything done before that. Heat? everywhere is worse in summer such as VA, over 100F often and there is thunder storm all the time. Our trees and a shed got blew off over the years I lived there. Earthquake too! Yes, I'd prefer no cold/snow weather in FL. Bugs? barely notice.Wild life?could be fancier, like Alaska.

Alligators are overrated. We live with them every day. Just give them space. Poisonous snakes and constrictors much more a danger. You must watch your step.

@Daniel Lee If you like fresh water fishing(or like to or have to walk near fresh water), they're no joke. One day, I was sitting on the bank tying off a top water lure, and an alligator slurped up a koot, not 10 feet from me without me noticing its approach(I promise you I was watching the water planning my 1st cast). Those birds are fast, mind you. I could hear that koot squak from inside its jaws for a good 5 minutes. I had a neighbor with a little Yorkie she never let off the leash... I don't think I need to elaborate(they take small children as well). Alligators can be found in the smallest residential ponds escavated by developers as storm drainage. Most neighborhoods built from 1980 on have them because the drainage is crucial, and what's used to dig the pond is used as landfill to grade properties for drainage, so it serves that purpose as well. I used to fish one of these ponds that had alligators every time I was there. I've seen an alligator on the bank with a 5+ lb bass in its jaws at least half a dozen times. I do understand what you mean about moccasins, I personally have only seen 2 rattlesnakes, thousands of brown and black widows(equally dangerous one has stronger venom but the other injects more), a few brown recluse spiders, and several coral snakes. At about 8 years old I actually stepped on a coral snake just after dusk 2 steps from my front door... luckily I stepped on its head. I grew up not far from a place called moccasin lake park.

One thing most realtors and mortgage brokers aren’t being honest with clients about is the property taxes. They give an “estimate” based on the previous owners amount but it’s never that much now. Home values have increased so much taxes have nearly doubled. Those numbers don’t pass to the new owner. An average $400k home is paying $9-10k in property taxes. MUCH higher than the measly 1.09 Hillsborough county estimate. Real county numbers tell a different story. It’s all publicly available online but people don’t check. Same in Pasco. Add on $3k a year minimum for insurance and that home quickly becomes unaffordable for a lot of buyers. Its something people need to be aware of before moving.

I appreciate you watching and sharing. However, this comment is ridiculously off-base. My client's on the beach are hardly paying that much in taxes on $800k. I'm all for calling people out for being wrong, but please bring facts and stop trying to scare people. Here’s a couple examples as this is all public data and people can verify for themselves. 10228 Strawberry Tetra Dr. Bought for $434k, appraised value for 2022 was $384k. Their tax bill? $9,900. Another one. 2153 Zamia ct. Purchased for $480k in 2020, paid $8,900 in property taxes last year. All of this is public information and prospective buyers can find tax info by address on the county website. There’s thousands of these examples and a lot include CDDs that aren’t mentioned in the listings. Even my mom paid $5500 last year (no CDD) and her home has an appraised value of only $280k because she bought it 15 years ago and has a homestead exemption. FL law can’t increase taxes more than 3% per year. Homestead exemption is only $50k per year which you don’t get if you rent it but honestly it barely makes a dent in the bill. If telling people the truth scares them then they should reconsider if they can afford to buy. This is the reality you find when you do your research, talk with other homeowners in FL and not solely from people who make commission on a sale.

Megan, you keep leaving out important information, like the fact that both homes you referenced are non-owner occupied. They won't receive a Homestead exemption and are taxed at a minimum 35%+ higher rate. NO ONE likes paying taxes. Unfortunately, that's the cost of living in our area.

Happy for you and your family. You can’t make the perfect shot without perfect timing, timing plus skill is a good combination. I’m an old man, nothing is new under the sun. This is San Diego, California back in the day. Get that money kiddo, take care of that family and God bless you. Just don’t sell some out of stater a half a million dollar property in Sulphur Springs, they don’t know any better, like taking candy form a baby, not cool lol. Do good, more good will come. Its NOT. Lots of drugs and petty crime. I live in a nice neighborhood in south tampa and my car was just broken into in front of my house the past few weeks. Crime going up. Mt friend had his whole car stolen from the front of his house recently in a quiet neighborhood

I think one HUGE thing you left out, which caused my family to move out of FL after just 14 months, is the lack of care and concern with the area when you are not at a beach or Disney. I have never lived anywhere that is so run down and dirty. Stores, doctor's offices, restaurants, parking lots, streets, etc. are very dirty and run down. The Brandon Target is gross! I did not expect that when I moved there and in the end, it was too much for our family and we left. I lived in Valrico and taking a walk through our neighborhood, was a sight for sore eyes. Yards not mowed, gutters hanging off houses, garbage left in the streets, people parking in their yards, holiday decorations up year round, dog waste, etc. It was very disappointing after hoping FL would be our forever place.

Before my wife, and I moved from up north, we flew down here, and checked out everything, live, and in person, to make certain that it was where we wanted to live. We decided on Hunter's Creek, Orlando. That was almost 16 years ago, and we're not looking back.

You’ve done a great job with this vid! I relocated from Columbus, OH to Charlotte, NC and today makes my 3rd year in Charlotte. I really like it, but I also really enjoy the time that I have spent in Tampa. My sister just relocated to Tampa and lives in Riverview. I have until June of 2024 to make my decision to head further south. I am still terrified of the “Palmetto (cockroaches) Bugs” but I’d rather deal with them then going through another Polar Vortex in Ohio! New follower of your channel! 😊

It isn’t just the traffic it’s the accidents. We were almost killed three times between 2017 and 2020. As for the people, there are more drunks in Pinellas County than I’ve seen in all of NY and NJ combined. Cost of living? Double and Triple HOA and insurance in the last year. I loved Tampa Bay from 2010 till 2020. Not so much anymore.

Ask yourself what brings you to FL. You will find out it is mostly the weather. So if warm sunny days depress you this is not the place for you. But I will say this, FL real estate is going up by the day and people are moving here by the bus load daily. It will eventually be a place where only the wealthy will be able to afford.

Im from southeast Michigan as well. The St Clair County area. I visited Tampa Florida. Tampa Florida was so awesome I am now permanently depressed I wasted 40 years of my life in Southeast Michigan. It wasn't even the weather. I felt like I was surrounded by much better people.

Those people are the worst. If you can make it to Florida yes go there. Since I moved out of St Clair County things are good. My only problem now is Im pissed I wasted over 40 years In a town full of scumbags.

This area is unaffordable to live here. Today is July 29 th and the price of gas here in Brooksville gas is $3.69 a gallon. Rent here is totally unaffordable and there is no affordable housing for the middle class and lower class. Amtrak runs outta Tampa to Miami. Do not let people tell you that Brightline is the only rail service that runs to Miami.

Never had an issue with snakes or alligators, but the no see ums are serious and it does rain everyday july thru august. Rain a lot in June as well. September is not as bad. The traffic is furious. The winters are beautiful.

Stop, just stop. We are full don’t move here we are so over saturated with people moving here and ruining Tampa Bay. Traffic is insane, cost of living has gone through the roof, auto insurance is crazy and homeowners insurance is impossible to get at any price. Real estate is 100% overpriced. Not a good place to live anymore. Go home.

FL retirement is attractive for no state tax on retirement income. What we didn't realize was auto and home insurance costs are triple what they were in the DC area, and in a state prone to hurricanes flood insurance is EXTRA which few can afford. Many insurers have now left FL, and the ones like State Farm are no longer part of the National Chain, therefore cannot draw from the SF national honey-pot. Thus, since it is only state wide, State Farm FL lets you cover the upcharge for the privilege of living here.

Sorry, but not even close. Florida insurance is way more than those states. I moved to the Tampa area (Apollo Beach) from the west coast 2 months ago as a relocation for work. I had been traveling out here for a couple years so I had some familiarity with it. Love it so far, but I don't live in the city - I just go there when I want to. There is so much natural beauty here with a million cool things to do. So far, some things are cheaper (ie, gas and diesel) but most things are slightly or a lot more expensive, even at the supermarket. As an example - a round of golf or a bucket of balls here is WAY more expensive for similar quality courses out west. I came from a high tax and expensive state (Washington) but I would have to say that for the same value house the property taxes are significantly higher and the HOA foolishness is extremely high...way beyond anything I have seen even in CA with co-workers. The HOA I cannot complain too much about because I agreed to it, but the hidden fees ($500 here to "register" a boat or $50 there for a car/motorcycle) were all in the fine print. Total BS. What really surprised me was the traffic and tolls. I go to Orlando once every couple weeks and it takes sometimes 3 1/2 hours and $6-10 in tolls each way to get there up that parking lot they call I-4. Nightmare. Even getting into Brandon in the morning up 41 to 75 can be super bad. Like 90 mins to go 13 miles. Finally, not to beat a dead horse but the insurance is incredible. I like the freedom, the pro-military and LE vibe I see here and I like the governor, but wow has he and the state government totally mismanaged traffic and insurance here. Those are two things that state government does have some control over and it is an epic fail. The ambulance chaser lawyers (and the litigious environment) who advertise on every billboard are only part of the issue. The roofing companies, etc all contribute but the legislature can address this. Other states do. These two issues impact everyone's lives, especially when people cannot insure their homes (flood is way too expensive for most people) and drive without insurance because it's just too expensive. These issues are getting worse. Ron needs to solve some of these issues or he will be fighting for his current job soon, never mind the top spot in DC. @@trulivingtampa

I have lived in Tampa for over 20 years. Things to worry about that don't exist in most parts of the USA. Killer hurricanes, Sinkholes, (The earth can open up and swallow your home) Extreme Humidity Walk around the block at 1:pm and you will think you ran the NYC marathon. Drivers on the highway are going 90 to 100 mph in their Ford F150s Most highway crashes are fatal! , Lovebug swarms twice a year, poison snakes, and alligators, and living in the air-conditioned car going to your air-conditioned house. congested roads, underfunded schools, and disgracefully underpaid teachers. Do yourself and favor and stay where you are.

Really honest video. Few points to add …Tampa has about 3-4 marquee school districts and yes the home prices in these family friendly areas have increased ( and even today are still rising amidst the market ) quite a bit as migration and work remote options drive buyers here last few years and through today New construction home builders are fielding the highest level of relocation buyers in over a decade compared to previous n state buyers. If you are coming from the likes of Chicago, Boston , NY, NJ etc this will still be a giant price break ( and more house for the $$) compared to where you came from. Relocation from more non metro areas of the country you may not see as large of a break outside the No state income tax. Also to point out Tampa and “ South Florida” are very very different. Don’t confuse the two. Traffic is relative as most of the suburbs are really within 13 to 15 miles of downtown when you really look at a map so as bad as traffic is it’s nothing compared to some of the cities I just mentioned where people are commuting 30 to 50 miles away for work. We’ve been here seven years coming from New York and overall we love it.

We don't have a sinkhole problem. I wouldn't let that hold you back. There have been more in near the spring hill area, but it's not prevalent.

Property prices went up 10x in some places in just 10 years. The property very high not a good place any more. Traffic horrible. Service industry so wages are very low. Here comes the tent cities like in LA. Great for the Rich. People working there if they did not buy a house a few years ago will be slaving just to get by. What you are saying is so insignificant. Its the prices that kill everything for normal people. By the way there is huge amounts of sharks. Its the shark capital of the world!

We're in this area since 2004. Holiday in Pasco for 4 years and Pinellas Park since 2008. About 2/3 of the year the weather can be fine. The other third, you wouldn't want to be here but for AC. The beach in that third is not fun for long, ( also, just a couple of dog friendly beaches here, and one, FT Desoto you have to pay to get on ) and if you like ocean-like surf ( only surfing is boogie boards ), the Gulf will disappoint because it's like a warm pond with barely a breaker. Of course, every commercial building has AC so if you like to shop or eat out your good ( talk about all that CO2 adding to the atmosphere making all these hurricanes bigger and ramping up so much faster). Since 2017 three I-named hurricanes were predicted to be on course with the Bay, and only by chance Tampa dodged direct hits every time. Just a matter of time.

@@trulivingtampa Being retired I love that for 9/10ths of the year I barely need any clothes ... lol We're in a single residence 55+ community all year round, and the HOA takes care of the majors and it's well managed, peaceful and quiet, and the house and car are paid in full. I pity the poor folks that have to deal with the Howard Franklin/ I-275 rush hour jams daily. Every thing we need is in a short ride from home. I hate how every year there's the guessing game of 'will a hurricane mess up our existence this time ' and the residual rising costs of insurances just to cover our asses ( assets ). Overall, it could be a lot worse :)

Can't compare to other cities like that, because our medium income is only $65K low. The housing cost is relatively way too high. 3 yrs ago I was looking at $200K home, and now medium home is $390K, that's insane. As "Reventure Consultant" says, 30% "adjustment" is inevitable.(I won't buy any time soon, and I told my friends not to come to buy, even I am a licensed RE agent...)

Meanwhile prices and interest rates keep rising. Telling everyone they shouldn’t do something without understanding their situation is terrible advise. For some, buying is a terrible idea, for others it’s the right advice. It’s all about the situation and goals. Holding a license doesn’t make us pros, it just makes us capable. That’s why it’s called practicing real estate.

‘Extreme Heat” is a gross understatement. He is right…at one time, this was one of the best places to live in the USA….it’s NOT now. The beaches are NOT natural and the blazing sun and heat every bloody day is horrible.

Don't forget to ask about sink hole. This is sink hole alley. A guy in my dad's neighborhood had a house built but was never able to move in. It was declare disaster bc of a sink hole. My good friend move from near Lakeland area 2 moths before sink hole took house and one brother of the two sleeping in the bedroom. His body was never recovered. You'll be lucky if your water table is one foot down. Also stay away from the Bay and RIVERS. It might be impossible to get insurance. Don't expect insurance to pay even half the cost if you get hit by "hurricane" or sometimes worse a "tropical storm". Lots of different names for severe storms.

Great video, my daughter and grandsons are there already, I just retired, and I'm in Detroit, MI. unfortunately, my hold-up is the politics of Gov. DeSantis... Sorry I needed to disclose that, but I love the ambiance of Florida and I want to be closer to my daughter plus I think I can find a fixer-upper there on a decent piece of property. Sorry you feel that way, but we love DeSantis down here. He's one if the best features of Florida. That said, there are liberal enclaves if that's your thing. Hillsborough county has plenty if libs. Not ragin Cali/Pacific NW freak show liberal, mind you, but liberal enough to vote in a stupid DA who refuses to enforce laws "because social justice". DeSantis did give him the boot, thank God, but the libs who voted for him are still here if you're worried about social life.

Carrollwood is a great area. Close to everything. Costco. Shopping. Main N and S artery known as Dale Mabry and the Veterans Express way. TIA is less than 15 minutes away.

I currently live in carrollwood! It is a good neighborhood. For me the best part is proximity to everything you need. Groceries, post office, gas stations, restaurants, mechanic shops! However, the commute to work isn’t friendly

Snakes and lizards? no big deal, I see them often in my garden.I've seen alligators in the park few times, nothing to worry. My old golf community has alligators in the back, and some pets went missing, coyote also eat them.

Did this guy just say you don't need to worry about mosquitos? He's either delusional, in a different country that has a province or state also named Florida with a city named Tampa that had a hurricane named Ian originally forecasted to hit it, or he thinks mosquitos are also noseeums(which is unlikely because their bite feels very different). Mosquitos are far more prevalent and widespread, and if mosquitos are active and you dont have effective repellent, it's miserable... where there are noseeums, if you're getting bitten you better have repellent or be ready to leave because like mosquitos, it's miserable(many say a bite from noseeums are worse [female noseeums are the ones that bite, and they have these scissor like mandibles by their mouths] than mosquitos, but no one says mosquitos are not an issue... that's insane).

104 years no hurricanes hit Tampa ? WRONG DONNA was a huge hurricane that hit the whole area, not to mention others since TAMPA BAY is not immune to BIG hurricanes

Why anyone would want to goto tpa which rt didva whole documentry on the smell from the phopate plant. Moreover fl is flat, boring has some of the wrost drivers in the nation, and pbony. Plus places like mia and parts of mco ppl refuse to speak English and all the weird bugs gatord snakes etc. In short everythig nssty you dont have to deal with in hi.
