Your home has to be valuable enough to refinance. Not every asset is a valuable asset. If you overpay for an undervalued home, you will be hard pressed to find a bank willing to take that risk. You have goals, but so does the bank. The banks goal is to turn a profit off of your payments or collect on a valuable asset. If you're loan to value is negative, you can forget a refinance. You'll have to have cash at closing to offset the value of the home that you overpaid for. In Illinois for example, if you pay more than $100/sqft, you are overpaying & it starts to go down from there.

He is saying that because he is In the field … you 4 are a separate entity financially wise. Most 9-5 do not qualify for those mortgages prices with todays interest rates.

The first house I bought was SMALL... We made it work. The market shot up, we sold and moved up. Combined income was and still is roughly 100k annually. We did this in a state/city that it is doable.

own or be owned. I hear you though, on the flip side a lot of ppl would qualify for certain houses but they feel like they are to good for them and then those houses be half a million later.....

I bought in 2016, under 4% I wouldn’t sell at all… even the Property Taxes and insurance increase still has the note decent.

If you can build wealth through a profitable business or a high paying career a home could be a liability. A liability is something that puts money in your pocket each month, a home takes money each month, even after you pay it off. Many will say it is stupid to rent, and in many cases that’s true. If you work a 9-5 and will most likely never earn more than a modest middle class income, buying a home will be a relatively safe route over the next 20 years (assuming your job is secure for the next 20 years). But if you work in tech, banking, high paying corporate careers, Law, Medicine, engineering ect your mobility leads to opportunity. Your ability to pursue opportunity in other cities, states and countries will most likely outperform your local home’s appreciation.

Stop it it's not a good time to buy the actual inflation on the US dollar today makes it actually 60 since compared to 4 years ago as far as spending power and what you're telling people is that there's a chance they will be even further priced out in the next couple of years when the truth is if the dollar loses any more it's actually going to be worth nothing and I'm not sure if you've been doing your due diligence but in 2023 studies show that construction is outpaced in consumption over 50% most multi-billion-dollar projects in big cities sit vacant let's be what we're looking at is the next bubble approaching fast

I've more or less been given a house and I'm still thinking about selling it and renting. Had some moisture in my crawlspace and the guy came out today and wanted 15,000 dollars to fix it. Constant maintenance nightmares and worries... No thank you. I'd rather let someone else worry about it.

not necessarily true, if the value of the property goes up which in most LONG TERM cases it does, thats not the case. of course nothing is ubiquitous, but generally speaking...
