Great video - I started my off grid Montana A frame a couple years ago and the information you provided in this video is spot on for people wanting to do the same. Another point of advice I would add is make sure you are confident in where your property lines are before purchasing, don't take someones word for it that can't he held accountable.

Problem with buying a ranch is that land is no longer valued based on production potential. Far from it. Please correct me if I'm wrong. But I'm pretty sure you'll need to have a BIIIGG nest egg or a nice sugar mamma. I would happily buy a few hundred acres, set up some corrals and live in a trailer if I could make money on hay and cows.

Mike is correct on many things except one deterent is the local city government that is a joke and will cost you much more to build then expected. If you want 2000 sq ft home built it will cost your over $500k to build with land included and probably one year to build.Prices are insane in Bozeman. The lot I purchased in 2011 for $40k now goes for $200k. Wait and let the market correct.

Bozeman is 9 months of winter (-25) and 3 months of guests. Building is out of control in Bozeman and they are slowly killing a wonderful place. Greedy builders are selling 800-900sq ft condos for $500k and taxes have almost doubled. Summer is a zoo of tourists and people that think petting a Bison is ok. There is a lot to see and do just with a lot more people.

Yeah I would love to live there. Leave the Bison alone, on a patch of land large enough to see my neighbor, scream how ugly his wife is and not hear me. In a 2 bed shack. No need for over development.

March 21, 2022 we are moving to Bozeman from Pennsylvania. We are renting a house for now with plans to buy a house or maybe even purchase land and build within 8-12 months.

Local driven out by land prices, never been able to afford any of my own. Rental costs removed all capital I had or could have had. But the local owns the rental and the developers are local and the land hoarders are local so... unless your on the inside with these land owners you have no chance of a reasonable land cost to even get started. Rich out of state folks retiring move here and snatched up everything all of it. All that remains are the hoarders and the out of staters who own their vacation house rented out on air b nb and don't participate in the economy at all instead drain the avaliable electric and gas to head their empty vacation homes. Rediculis.

Good luck...living in central florida we are already a shadow of a former great place to live. Its heartbreaking what progress has done to my home. Crime, taxes and traffic is what we have now. Used to be cattle country now its nothing.

Basically each town has a certain age group, hamilton is for more rich, old retired folks. Stevensville I for the middle aged adults who wanna explore. Helena & Missoula are for the teenagers or exited people who want city in a country. Sula is litterly just camp grounds. Also *EVERYTHING* is Huckleberry. Huckleberry coffee, Huckleberry candy, Huckleberry donuts, Huckleberry icecream, Huckleberry bread, ALL OF IT. Also schools in hamilton suck

I have to say the town I live in has no zoning( covenants?means contracts) I dug my own spring ,built my home, barn , woodshed, animal shelters and a half mile of road to access it. Sounds like y'all in Montana have it kind of rough... I mean... H-O-A....? how can anyone even say that and freedom in the same sentance?

In the 70s I lived in the Flathead valley and noticed the influx of California. Spotted Owl hoax helped kill the booming lumber industry. Once I foolishly told a buddy, " I can't believe you paid 10,000 for those 40 acres.".

I’ve been thinking of moving out west to Montana Idaho or Wyoming for a few years now. Hopefully in the next 18 months to 2 years I’ll make the move. Probably leaning towards Wyoming for the moment.

Prices in Wyoming are better than Montana. The issue is that it’s very windy and barren. If you want practically no people Wyoming might be the place for you however only a million people in Montana in a state 2.5x the size of Florida makes it pretty uninhabited.

Nothing set in stone at the moment. I’d say the one big advantage I’ve seen so far is the state tax. Obviously that can change but you have to look at it that over a 20 year period you can spend an extra $100-200k and the taxes basically pay for it. If everything is equal between properties. I’ll admit that I’ve only been to Wyoming. Spent a week in Bridger National Forrest and loved it. I’m just in the beginning stages of getting information.

There is 4%. Here in Ohio I believe we are around 7%. It also says Montana has no sales tax.

I’d rather pay 4% sales tax than income tax. In Hawai’i we have 4.716% (Honolulu) and high property & income tax.

This is just basic stuff for any state. Every state has unique things. Montana isn’t any different. Not sure why this is anything special. Arkansas is different than Utah which is different than South Carolina.

I've found, that unless you're a multi-millionaire, or a professional builder/contractor, it almost never makes sense financially to buy land. This seems true across the United States. Too many people think building is cheaper than buying, but that's just not the case. You're always better going with a fixer upper house that is somewhat livable in it's current condition. Much cheaper to renovate or tear down and rebuild. Will be zoned already and have the basic utilities.

I wouldn't buy land there, it is beautiful but the state and Govenment own most of it. Thats not freedom its a shame. Thats why I live in Texas. If the Govenment takes land in Texas they have the auction it off. The way it should be in a free country. Other than that Montana is a beautiful state.

People often are not that well informed, and DO NOT do their homework. Many will go somewhere and change it if they can. Yes, many feel other people should stay out of their state because they value their lifestyle as it is. It is a matter of respect to not do so, which some have absolutely none; so they try to change other areas.

Looking at Montana from Florida, specifically for the most Republican area that’s very white and very safe for beautiful daughters, has average property price of 500k and fully armed society. No libertarian twigs and no hipsters and no Russians. I am a Latvian, looking for a free space to live, without nonsense, without communism, nice mountains in the back, to be amongst sane people with reasonable wealth we ourselves contribute to community we go to. Thanks
