Sold my Orlando timeshare via a Title Transfer in 2020. We worked with an Orlando law firm and not a timeshare exit company. Once the legal document was signed and notarized by the County in Florida, I contacted the timeshare and after paying them a transfer title fee (like $200), I was no longer the owner. What the new owner did with our unit is unknown to us but we no longer have a $2600/year maintenance fee to pay.

Looks like it was a wise decision to get out. $2,600 is a pretty high maintenance fee for Orlando!

I know this is an old video but I'll comment nonetheless. I never understood why timeshare resorts don't do a subscription model like Netflix or Apple TV or even a Cell carrier- something you sign up for and pay a monthly fee but only for as long as you want. The developers can maybe move towards a cell carrier model with a two year commitment or something. There are logistics that would need to be worked out but if a resort has 400 units, they can have 400+ subscribers and sophisticated software can probably work out schedules by factoring in cancellations, etc. (just like airlines do with oversold flights).

It may be an older video, but what I said then does still hold true today. As for a subscription model, Travel + Leisure (formerly Wyndham Destinations) is trying to go that route. Though mainly using it for standard travel right now instead of trying to use it to replace their Club Wyndham timeshare model. The Travel + Leisure Club has a monthly subscription fee that gives you access to discounts and exclusive itineraries. It doesn't sound like they plan to use it to replace the timeshare model. The problem with trying to use it for the timeshare model is covering the fees and the fact that everyone wants to get the best deal out of it. Kind of like Movie Pass. If everyone uses it to the fullest, it isn't a sustainable business model. You need some people to not use it to pay for those that overuse it. I don't know if that would work with vacation. It will certainly be interesting to see what the timeshare product looks like in 25 years. Thanks for watching!

I used to work at a timeshare office when I was like 18 and it was like a telemarketer center and we literally would have to call people and try to accomplish selling them there own timeshare to them it was pretty damn confusing to me like how is that a win well turns out when I worked there I put some cash down on some timeshare thru working and I’m 41 now and forgot about now these assholes are calling me asking if I want to get out of it !

I've always wanted a timeshare & even attended several timeshare seminars. However, I never qualify due to my low income, but I did enjoy the free gifts just for attending them nevertheless.

This is mostly fear tactics from the exit companies trying to get you to spend thousands on their fake services. It depends on the state, but in most cases they can only file a lien against the timeshare and foreclose on the timeshare. I only owe the biannual fees. My timeshare has been paid for for over 17 years. I have never used it and just want these fees to go away. Do I just stop paying them or what?

That is an option, or you could try giving your timeshare away to someone for free. YOu might need to pay the closing costs (about $200), but someone may be willing to take the timeshare off your hands and you don't run the risks that defaulting could bring. Where do you own? I’m less than a month in. About 2Weeks after rescission,yet still before any late payments. I would like to cancel. How do I go about cancelling at this point.

If you are outside of your legal rescission window, you may not have the option to cancel.

I am not sure if you are asking a question? Is there something I can help with? Unfortunately maintenance fees do go up and depending on how long ago you purchased, they could easily triple over time. Though generally they go up about 4-6% per year.

If it is paid for and you bought directly from Diamond, they do have a deedback program. It will cost you $1000 if you don't live in Arizona or the timeshare isn't in Arizona. If you are in or the resort is in AZ, then I think the cost is only $250. I have a time share with temptation resorts. Does anyone have a timeshare with them? I just want out of it. Have anyone been able to cancel this resort. It's in Mexico and the Dominican Republic.

You probably don't actually own anything. You have a right to use contract with an all-inclusive resort. There is no underlying deed or ownership. With that, there also isn't any resale value. So you can't really sell it. Have you tried looking up a Facebook Group for the resort program? They may be able to give you more specific answers based on actual experience.

Thanks for watching. If you financed the purchase, there are very few options. It can't be sold with an outstanding loan balance and no one will want to take it over as there are probably hundreds of similar weeks listed on resale listing websites and eBay for $0 or very little money. This is the sal reality of Vacation Village. If the timeshare is paid in full, you may be able to get rid of it, but you won't get the money back that you have paid. You need to be willing to give it away for free, even then it can sometimes be hard to get rid of. Some people offer to pay closing costs and transfer fees for the buyer to be able to give it away. Sorry I didn't have better news for you.

What law are you referring to? If it is with legal right to rescind, you have 10 days in Florida. www.nolo.com/legal-encyclopedia/florida-timeshare-foreclosure-right-cancel-laws.html#:~:text=In%20Florida%2C%20if%20you%20buy,required%20documents%2C%20whichever%20occurs%20later.

@@DestinationTimeshare Thanks I was just now in Panera bread looking it up. But since Florida is a judicial foreclosure state What does that ultimately mean if I take that route? And what is a lien? I do pay a car note btw..

@@nylezfuller4746 Okay. Now I understand the question. Florida is a non-judicial and anti-deficiency state for timeshares. Meaning, as long as you don't object to the foreclosure, they can only take the timeshare week back to satisfy any liens. tugbbs.com/forums/threads/links-to-official-state-timeshare-laws-and-guides-manuals.298554/

@@nylezfuller4746 If you have a deeded timeshare in Florida, based on their law, if they foreclose it will go through a non-judicial anti-deficiency process. You can contest the foreclosure, though I understand that would take it the judicial path. So if one is considering defaulting on a Florida timeshare, the only thing they can take is the timeshare. They can't go after other assets. This of course doesn't mean there won't be an impact on your credit scores.

Ha, if by shark you mean timeshare salesman, I am no timeshare shark. Just a timeshare owner who is happy with my ownership and trying to help out other owners and trying to prevent them from getting ripped off any more than they already have.

If you call the fact that I own Marriott Vacation Club timeshare weeks and love traveling to great destinations with them biased, then perhaps I am. It still doesn't change the fact that people need to avoid timeshare exit companies that are just out there to extract more money from people who already feel they have been ripped off.

@@DestinationTimeshare I am not sure what you are trying to prove by stating you "purchased the hat with your own money" like that proves somehow you can speak from a totally non-bias position. No one gets bought off by a hat other than a 6-year old, but wearing it on a KZfaq video like an advertisement shows where your loyalties are firmly at. I am not for either one, timeshare or timeshare exit companies. Yours may be one of the very few decent ones out there for the right person under the right circumstances, but there are many people out there that cannot even sell their timeshare for $1 on EBAY and there are people that paid thousands to a timeshare exit company and still stuck in their timeshare years later. Companies on both sides use many of the same tactics & sales pitches to try and push a deceptive hard sale that leave the great majority with buyer's remorse to say the very least.

@@DestinationTimeshare True. I wish ownership really meant something and as Real Estate goes up, the timeshare will go up. Maintenance fees are not my beef with the timeshare as much as the huge amount of money to own a timeshare. Maintenance is basically a 1 to 1 to an expensive hotel basically.
