Brigham Yen is a broker specializing in Downtown LA real estate and is deeply passionate about urbanism and downtown development. He has been intimately involved over the last decade with the growth and promotion of Downtown LA's amazing revitalization --- now considered one of the hottest urban centers in the country with billions of dollars of investment pouring in. His well-known blog, DTLA. Rising with Brigham Yen, has become an invaluable community resource and a go-to source for the latest news pertaining to Downtown LA's urban renaissance. Brigham believes Downtown LA --- Southern California's employment, transportation, cultural, and entertainment hub --- is the future of Los Angeles.

in a few years many more people are going to live by downtown l.a. Boyle heights, ecko park, cypress park, highland park are getting renovated.

What Los Angeles must have to become a walkable city is simple: a land-only property tax base. An annual tax or charge on land equal to its potential annual rental value (exempting any property improvement) will trigger owners of land to bring the land they hold to its highest, best use -- or sell to someone who will. Sprawl will be curtailed as land in the urban center becomes more affordable and available for mixed-use development. There is plenty of economic and planning literature in support of this measure. Who would oppose? Well, investors who make most of what they have from speculation in land.

getting rid of parking lot regulation is the most important thing. half of the city is filled with parking lots.

@@adad-ec6ht Assess the land at its full RENTAL value and watch what happens. Surface parking lots will disappear, replaced by buildings with off-street parking or at least by parking garages.

@@nthperson Check Vancouver. They have an amazing solution with parking. The city is beautiful and currently the best city for living.

@@adad-ec6ht I visited Vancouver last year. Yes, the city has some very nice residential neighborhoods is is vibrant. The city also has a large homeless population caused, in part, by speculation-driven skyrocketed land prices.

Having grown up in New York City, I've always had my own adjectives to describe Penn Station, however "magical" was never one of them. The words "overcrowded basement" or "dingy" come to mind first. But when I do go to LA, I agree with his friend who thought LA felt empty, like "where are all the people?"

Did you know that there are more people in the greater Los Angeles area, not counting San Diego, than there are in the entire state of New York? I've never thought L.A. felt or looked empty. L.A.'s not a river island.

nice talk, and i appreciate your passion and vision...but despite the massive urban sprawl that it is, people do walk in concentrated areas within the greater L.A area...Culver City, Bev Hills, Santa Monica, Weho, Hollywood, Silver Lake, Echo park, Highland Park are just a few that come to mind and i'm sure there's more
