Dual House, which means “two in one” house, was designed with the concept of combining a family home with some rental suites under one roof; and the integration between inside and outside.
It is a beautiful sunny morning just after the Tet holiday of 2021, we have a chance to visit a quite particular house in town and listened to Mr. Vinh Phuc Ta - Founder of ROOM+ Design & Build talking about this project, which was completed by him and the team two years ago.
- This is a tubehouse located in an alley in Binh Thanh District, Ho Chi Minh City. Although the surrounding context is quite typical in this city, this project somehow has some distinctive features especially in the design brief and the shape of the land lot:
+ The land lot size is approximately 60m2 and the street frontage is angled at nearly 45 degrees.
+ Besides, the owner would like to have some rental spaces in the form of standalone rooms or studios in order to gain some passive income in the long-term.
- Design solutions:
- The new house has 5 levels with the total built area of 250m2 and is divided into two parts: a family home; and rental spaces.
+ The ground level consists of a shared courtyard, a living room, a kitchen and dining area, laundry and a small backyard at the rear.
+ There are three bedrooms, three bathrooms and a study located on the mezzanine and the first level of the house.
+ Three rental studios are located on the second and the third levels.
+ Besides, the landscaped terrace on the third level is used as a relaxing space which is shared by the tenants as well as the owner family.
- The Dual House has two staircases instead of just one as in other conventional houses: the first staircase starts from the courtyard and goes straight to the rental suites on the top two levels; the second staircase is dedicated for the family home in the first three levels. Besides that, the home owner has an access to the tenants’ staircase from the first level to go up to the above levels. This design solution also ensures the flexibility in use, especially if the owner would like to use the whole house in the future. On the other hand, all three rental studios have been rented out very shortly after the house was completed.
