Didn't finish the video yet but if you are near a tourist area... look into a you-pick. It may not be possible with insurance cost but so many people are looking for a way to connect in the outdoors with beauty. Then just stick with annuals, as they are inexpensive.

Yes! I think the experience of it is so important! A "u-pick"/event space is an important business area... and coming from the event industry, one that we have experience in too!
