In this episode, we are going to talk about the rezoning regulations for 5-6 Unit Dwellings in the City of Burnaby.
The City of Burnaby has implemented a significant zoning update in 2024, introducing the R1 Small-Scale Multi-Unit Housing (SSMUH) District. This rezoning initiative, effective July 1, 2024, replaces all existing single-family residential zones with a unified R1 SSMUH District. The change allows for increased housing density, permitting up to 3 to 6 dwelling units on previously single-family lots, depending on lot size and proximity to frequent transit. This move aims to address housing affordability, promote livability, and support economic growth in Burnaby.
The new zoning regulations include provisions for various housing types, including rowhouses, and introduce flexible parking requirements, particularly near transit hubs. With 30,662 single-family lots affected, this rezoning marks a significant shift in Burnaby's urban landscape, potentially increasing housing options and density across the city.
