Keep in mind: originally this wasn’t something I wanted to do, and I shrugged off the idea. But as the channel grew, I began getting thousands of requests from real estate agents to answer their questions, go over their concerns, and ask for advice. It became nearly impossible to answer everyone while still working full time, making 3x videos a week, and trying to focus on everything else I had to do. So I decided to make something that would benefit everyone who was interested in becoming a real estate agent, or wanting to expand what they’re currently doing, in a format where I go over my entire career and exactly what’s worked for me along the way - and this is that course.
I know some people will be opposed to me offering a course, or thinking I’m selling out, or trying to monetize the channel - but from my perspective, it was the only way I can expand what I’m already doing - I want to offer something of value for people who are interested, and I have to do something that’s scalable. I thought extensively about whether or not I wanted to do this. I’ve built my entire channel on being as open, honest, and transparent as possible - and I always intend to keep it that way. But I really believe the value in this course is worth way more to the person watching it than I’ll get from selling it.
I’m in this for the long haul…I expect to still be doing KZfaq when I’m like 50 years old, so I’d never risk doing something that could jeopardize that or ruin the trust that so many of you have put in me over the last year. So if I actually sell something, it better be the best damn course out there…and that’s where this begins.
This resulted in almost 100 videos on over 100 different topics, and over 8 hours straight of footage…basically imagine almost my entire channel, doubled and focused on each topic of becoming a successful real estate agent. That’s how intense I made this.
So with that said, this is literally everything I know about working and become a successful real estate agent, and I’m calling it “The Real Estate Agent Academy.” Keep a few things in mind - this is primarily geared towards the United States, and maybe Canada, so I’m not sure how much other countries would benefit from this - some concepts definitely apply, but some might also be lost. Secondly, while I do believe this course could cut down your learning curve dramatically, doing this is a career…it’s not something you can really dabble in, and it’s not likely something you can do and make hundreds of thousands in your first year…this is a long term career. I want to make that very clear so we set expectations that while there’s solid information in there, it’s not a magic pill and requires you to put in the effort. Also. If you’re currently working as a real estate agent and want to expand what you’re already doing, I believe this could definitely benefit you as well. This doesn’t cover wholesaling or investing, it’s strictly working as a real estate agent.

Did you know in your older videos you said you wouldn't sell anything. Not trying to hate, hope this goes well for you. Sounds like a great product, the clip you showed is full of content and I would definitely get this if I was trying to become a realtor.

Hey Felix, that's definitely a point I'd like to discuss because that's a fair comment, and I appreciate the openness in bringing it up. There became a shift when I'd get person after person asking me to create something like this, and just like I'll charge for my services as a real estate agent to sell a house, I'd need to charge for my time and everything that's gone into creating this. I get that's counter-intuitive from my initial prospective, but I also realized it's just not physically possible for me to help everyone one-on-one who comes to me with questions - at some point it just doesn't work anymore, and I can only do so much. Either it results in me responding to whoever's at the top of my snapchat, whenever I have some spare time, or missing the majority of messages and really good questions. In the beginning when I started on KZfaq, it was doable. When I'd get 20 messages a day, every person got a really great, detailed reply and it was fine with my schedule. I'd be bored in traffic and call people on snapchat to answer their questions. But sometimes 400+ messages per day...that's where I realized that I can't do it on my own and as someone who wants to eventually expand and grow, I have to offer some type of product or service in a way that still offers value but that's scalable. Whether it's Grant Cardone offering seats to a public speaking engagement, Patrick David Bet offering private mentoring ($10,000 for 4 hours!), or a tutorial about becoming a real estate agent...I guess the point is that if I was going to do something like this, I'd want the other person to get more from it than I would. And something like that would be long lasting and create a better relationship/sustainability than a quick cash-grab on something that was total crap. So that's where I'm coming from, and I totally get it. It was a lot of consideration for me to do something like this and it wasn't taken lightly. I hope this makes sense, more than happy to address anything else or any concerns/questions/you name it.

Thank you for the response. Your points are very valid, you selling an all inclusive course is much better than super expensive private mentoring or flat out being ignored. I'm happy you put effort into your product and making sure it was the best option for everyone (you and the consumers) in terms of quality and cost. Good job on being open. You only have 24 hours in a day, keep some for your own hobbies/business. B.t.w. did you have a chance to get your are reef aquarium going? I'm sure your viewers would be interested.

Private mentoring was harder than I thought! I spent a ton of time getting their background, their specific questions, what they're currently doing, and what they want to work on before even getting on a call - just to make sure it'll be worth both of our times and would actually be beneficial. Plus you can only do so many, and hope nothing comes up last minute that would push a call back. And frankly, it sucked not having any type of life outside of real estate...wasn't totally happy doing nothing but youtube, real estate, real estate coaching, youtube again, etc. I NEED TO. I'm following Inappropriate Reefer now on YT and watching so many aquarium videos, I gotta make that happen soon. Just been so caught up with this and a potential refinance on the duplex that I've put it off. It'll happen though!

Looking forward to reef videos, can we hope for more "investing" videos, or maybe more collabs with matt Mckeever and/or Bryan Casella, seeing different perspectives is great for learning. Can you tell us your opinion on starting a hotel, resort and self storage units and the viability of it as an investment? I saw people making condos out of missile silos and strange properties, would you consider strange properties a stable investment. I know that what I am asking you may be out of your expertise but I would love to see another perspecive Have a nice evening and got luck with your career and life. Thanks man! Surprised how many people miss that one...often times the builder ends up using the agent who got them the land, BUT, even then, just having that as a pocket listing until it gets completed is huge. Plus most owners won't have a listing signed until it's done, so good chance to try to double end it!

I love knowing that it is a pocket listing... and usually they will even tell you.. "well let me know if you know of any other flips, or land etc" when you meet these sellers. I would usually use an opportunity like that to talk about all the buyers I have and they will end up calling you sometimes to get them in before cause they will want to try to save on commission.

I really, really appreciate it. That's my thought as well - just from a brand perspective, you'll need to begin offering additional services at some point to continue growing and developing. Never done anything remotely like this before, so navigating it all is really just trial and error and whatever my intuition feels is the right way to do. I'm sure i'll make some mistakes along the way, but it'll be a learning experience and will try whatever I feel is most authentic with everything else I'm doing!

Graham Stephan you're doing fine! Especially in this age, and especially on KZfaq, it's all about your following. Target specifically to them, and the history and feelings of your channel to date serve as it's backbone. And you're nailing it. Commercializing products like this doesn't work anymore, so the approach you are taking is perfect. Continue on! (Aside: don't add too many products yet. Specialize and optimize this one thing for a bit, then branch out when there is another product or service that is demanded/needed/appropriate. Trying to grow too quickly without enough demand will slowly wither the whole thing. If you ever need help with marketing ideas, I am a commercial photo & video marketing pro and may be able to craft some good ideas ;) ☕

I totally agree with you...as far as branching out, I'm done for awhile now lol...the time it took to do this was intense. The only way I was able to swing it is by doing it in December when business was slower and over the holidays, no way I'd manage otherwise. So depending how this does, the next one might branch off into investing - but that won't be for another year at least! And yeah man lets keep in touch on that, as of now I do it all myself but at some point I'll have to start getting some help!

I am considering going into real estate because it seems so eventful and fulfilling. You've provided hundreds of hours of free great content since you started your channel. Why would anyone accuse you of "selling out" now that you put together a course? It's not as if you'd stopped continuing to provide that great free content. It's not as if you're forcing anyone to buy the course. If people are interested in becoming a real estate agent they'll buy the course and if they're not, they won't. Shouldn't stop them from still supporting your channel. WOW I'm so excited ! Yeah I didn't tell anyone except a few close friends...I knew any discouragement would give me enough reason not to do it. So I kept it to myself so by the time I was done, I'd have to release it since I had already put in so much work. That was a rough month doing both!

No joke, I could barely sleep last night because I was so nervous how this was going to go over...as much as I did my best to convey my thoughts and be as open as possible, it's still nerve wracking because the idea of making a video announcing something like this was like "oh crap, I hope this doesn't come off sleazy, I hope this isn't salesy, how can I tell people about it without it being crap," but I knew I just had to do it. It's really re assuring to have your support and kind words. I'll see how this one goes and maybe try a real estate investor one in the next year or so.

I Started watching your channel because of the stimulus update months almost a year ago. After all that fizzled out I skimmed through your channel and watched you talk about stocks and finances.. Then I stumbled onto your video about how you became a million air by I believe 21 or 23? Something like that, the one where you explain how you weren't born with a silver spoon And Boy was I inspired I switched my career to property management to absorb more information and hands on knowledge about contracts and law as it pertains to Real estate Recalibrated my 10 year goals I am now taking my real estate courses and planning on passing my exam on the first time I am then going to seek my licensing in multiple states. I agree with that, but I also believe in giving MORE than you get, which I really believe this will do...I'll benefit from the economy of scale, but the other person will absolutely get more value than what they pay for. Only way to ever run a business, course, etc...otherwise it just won't work in the long run.

Graham Stephan would love to know what you think about starting on a team rather than starting as a solo agent. I’ve seen several beginner solo agent videos where they have over 60 transactions in their first year. Also I know you touched on it before in a different video but the difference between selling high priced real estate for less quantity vs lower properties for more deals. I know you’ve sold both throughout you career but a little insight would be of great use because I live in DC where we have houses range from 100K to 10M. That would be awesome if you could somehow work that in but either way looking forward to it! Thanks Graham

Thanks so much, man! That's definitely crossed my mind as the "next step," but frankly I'm burnt out with making the course - it took a lot out of me. And when it comes to investing, that'll probably end up being double the work load since how intensive it is and how involved that'll be. I'd like to but it'll probably be awhile, there are just so many topics to cover and I wouldn't want to leave anything else. I'd also need to bring on other people who've had experience in auctions, tax deeds, etc. to make sure it's all covered. So it could take a bit!

Do it! Knowledge is worthy. Just dont let it effect you making the types of videos you do. I really enjoy them. I dont have much interest in the realtor game but, i am interested in rental property. Would you consider making a smaller course for those people? I cant say personally i would buy it 100% but i would be interested depending on the offerings and price.

Never want it to be something people are forced to buy, or make it gimmicky like they have to buy it or are missing out by not doing it - I figure a lot will speak for itself and if they go for it, great. If not, it's not how I make a living, anyway, so I won't stress if someone decides it's not for them - no hard feelings, and I'll continue everything on the channel as if nothing has changed. Thanks so much Charles! I'm not totally sure on pricing yet, I'll figure that out in the next day or two...I think it'll be around the cost to take the state's required licensing courses, maybe a bit less, but not totally decided. As far as making content...oh man it's getting harder, haha. There's only so many concepts I could talk about and many of them don't change over time. I like to try to incorporate different thoughts into my videos, switch up the topics, and then if I repeat something, just put a new perspective or spin on it. But it's getting harder and harder. I have the next 3 topics planned out, but I usually come up with them a few days in advance, so there's always pressure to come up with something that's still interesting but not repetitive. Also if I see something trending or a topic that people are into, I'll make a video on that! Those are the best.

Currently this video only has 14k views which upsets me. This video needs like a million. I’ve been trying to pass my real estate exam here in Florida for like a year now. Haven’t been able to pass the state exam yet but I’m still trying. I pretty much watch You, MeetKevin, & Bryan Casella religiously. I plan on getting one of y’alls courses after getting my license but idk how to determine who’s to get. If not all 3... but I’m poor currently so.. idk, any suggestions or tips?

Nice video... I am more a wall st guy ... but the top hedge fund manager of 2006 makes more teaching people to invest then he ever did managing money... he also started his fund from his college dorm room... so teaching is probably a better business for you in the long run

Thanks so much man! That's a very true statement, some of the top real estate coaches are making millions...like Mike Ferry, for instance. There's another coach who's easily pulling in $2m/year with his group coaching calls, and he charges $5k/month for personalized sessions...it's insane. But my ONLY gripe with many of these coaches is that they've stopped selling to focus on coaching full time. Which is fine, but if I'm going to go that route, I think it's better to continue selling and that's a better way to keep up-to-date on everything that's happening in the field and then knowing how to adjust based on the market. So ideally one day it might be a combination of the two.

Graham Stephan you should make a update to your goal video... the highest payed people on a per hour basis are public speakers... let people know how you are doing as a speaker and let's see you get your fish tank and drum set... I talked to people at the AAII Los Angles chapter about you speaking there they have real estate agents speak to retirees looking to downsize... it's mostly a wall st group but you should check it out this weekend it would be a good place to network

That's so true. What I usually end up doing - if someone is serious about getting into real estate and asks for my help, I'll tell them to get their license and then come back to me once they've done that and I'm happy to help them out in any way I can. Most people won't even go so far as to do it and they'll stop there. I've also told people to read certain books and then come to me and I'm happy to help...same thing, most people will stop there. Still haven't lost faith though, I know someone will actually do it and then come back lol

Thanks so much David! Really appreciate it, thank you! That's what I was thinking, but I'm so burnt out with this one that it might be a year before doing another. And when it comes to investing, there's even MORE to talk about since it could be so intricate...that'll be a tough one. I'd likely need to take off a few months to get that done, and I don't even know it all when it comes to that. At least with working as an agent I feel pretty comfortable and confident talking about it, but with investing...if someone were to ever pay me for a step by step tutorial, there'd be no way I'd ever want to see someone lose money because I didn't mention something. So that'll be an intense one to do. We'll see.

Honestly, after watching a lot of your content I bet it's really good quality. I assume that you made the video's both for people that think there might be a possibility of becoming a real estate agent as well as people that might already be. That being said, I couldn't find the price of which you are charging. but let me just, as a person that has probably watched every sell out video out there, mostly on accident. Here is what I think Graham, You have a lot of viewers at times, most of your video's sit at around a good 10-20% of your subs, for being -real estate that's pretty good on KZfaq. Now, I just want to suggest this. I don't know how many sales you are gonna get, or if this would work But, lets say that you put the price to about 5 to 10 dollars. you'd have to sell I'm assuming the price is atleast above 200 USD atm. 20-40x the amount, but... if you think this is a fantastic guide to get to know real estate and get the fundamental ideas which you worked yourself towards in your real estate carer, and it is truly good, it should go viral in the community of people that are interested in this. It would be the thing to buy if you wanted to get started. What do you think? I think it's worth a try.

Very well written! I made the video as comprehensive as I could to appeal to everyone who is just starting, to someone who has been doing it for 1-3 years but still building up their business. I doubt there's anything much I could offer that a seasoned agent isn't doing already, so in terms of that...it wouldn't be a good fit. But for everything else, it should apply. I also totally agree with you in terms of numbers - that's a great observation. If I can hit 10% after a week, I'm happy - 20%+ I'm elated, haha. I'd be above $200 for sure, but under $500 - if you're a real estate agent or want to get into it, the course easily pays for itself 10x over in the first deal...and I'm 100% sure if people followed it they'd get way more than that within the first few months. My only worry is that people will buy it, watch it, get hyped up, and then never follow through - so I definitely want to set expectations that it's a career and takes work,. But I also want to price it as a premium product because that's what it's easily worth, but not so high as to out price people who are on the sidelines and don't want to invest a ton to see if it's something they can really see themselves doing. So that's where I'm at right now, but should have it all figured out by Thursday!

Whether it's a good market or bad market, any time is a good time to join. The thing is, this should be seen as a long term career...you'll have good years and bad years. The market will be up, and it'll be down. Learning how to adapt and work in both markets is essential in becoming a successful Realtor. I started in 2008, arguably one of the worst markets to start in...and even though the market was down, it worked in my favor. While the market is much higher, sure - it's more competitive. But things are selling much, much quicker. At some point the market will shift again and you'll need to adapt to a market where fewer people are buying. So as long as you see this as a long term career, you're good.

I see absolutely nothing wrong with charging for this at all. The amount of work you put into this is insane from what I saw so far. You would be crazy to NOT charge for this man.

I’ve made about $10k so far, but keep in mind MONTHS worth of work has gone into this and I took nearly a month off to finish it. Plus this is almost a decade worth of experience thrown in that. I’m at a loss on the course for probably a year until I’d begin actually making money for all the time I’ve spent on that.

Looks like the release will be on Thursday evening! As for price, I'm still deciding on a final price - it'll be in time with what it costs to take the pre-licensing course to be an agent, maybe a bit less expensive, but I'll have that sorted out soon!

Good for you to be able to scale and sell a course. Though what about the Tai meme about having nothing to sell? Of course that was when you were like him and where able to reply back to most of the comments (you still replay to a lot!). Are you going to call the the course a day with Graham? Or expand on the videos a go with sixty seven steps?

Hey Mitchell! Yeah, I totally get that - I responded to that in a little more detail in the pinned post comment, but after it grew too large I just had to do something that could still offer value but scale at the same time. It was with careful consideration though, there’s such a fine line between being sketchy but offering something that could really help those who want it. Ha no 67 steps for now, no a day with Graham, may end up doing some type of group coaching or something but as of now I’ll take it one thing at a time. Pretty burnt out from doing this one already!

Hey I Graham I think you should use Udemy to deploy your course because it already has a stable user base and you can take advantage of that and drive traffic from Udemy back into KZfaq channel while you profit from sales.

That's my plan. I might occasionally be that guy and mention it from time to time at the very end of my videos, but otherwise I'm not gonna be mentioning it every video in the beginning...I'm more of a set it and forget it type. Even making this video was difficult enough because i was thinking "oh crap, this might be too intense...damn" But this will be the only video about it.
