Why is the owner selling a relatively new villa, that is consistently making big profits?

Maybe they want to release the profits to roll onto into another project. If they keep the property then their cash is tied up.

Maybe a massive building project next door might be the type of reason? If you have multiple years of construction noise next door which is more likely than not in canggu this might be a serious issue.

The owner isn't selling it, they are just leasing it out, and revenue is not profit unfortunately. Paying $400,000 for a 24 year lease means that it's already costing the lessee $16,667 per year in lost capital then there's Airbnb's service fee of 3% of gross revenue, management costs of about 15% of gross revenue, hotel tax at 10% of gross revenue and corporate income tax at a flat rate of 22% of profit which of course is what remains after paying for insurance, security, building maintenance (it will be high annually and in about 10 years will require a major renovation or rebuild), house cleaning (possibly permanent staff), linen laundry and regular replacement, furniture and fittings repair/replacement, electricity (high), internet, cable TV, gas, water, air conditioner servicing (frequent), gardening, swimming pool maintenance, recyclables and rubbish disposal etc. etc. It's unlikely that the final net profit of a high risk investment such as this will be much more than what $400,000 could earn in a completely safe compounding bank term deposit and will continually decline from the post-Covid 'revenge travel' occupancy and nightly rates quoted in the video as the villa ages and competition increases - search Airbnb for a 2 bedroom villa in Canggu and the map view returns close to 1,000 available depending upon the level of zoom. Note: Regardless of profitability it can't be done, at least legally, anyway as it's illegal for a foreign individual to lease a property then rent it out either short term (it must be in a designated tourist zone for that) or long term.
