FINAL WALKTHROUGH | TIPS FOR BUYERS // Are you buying a home in Arizona? If so, you need to prepare for the Pre-Closing Walkthrough. The purpose of this walkthrough is two-fold. Firstly, it’s to ensure that the home is in substantially the same condition as it was at the time of contract acceptance. Secondly, it’s to confirm that any repairs agreed to by the Seller have been completed. These 10 tips have been put together to ensure your Final Walkthrough is smooth sailing!

Very important, we usually do Final Walk Thru the day of closing, usually a few hours prior to closing if available at that time. Good work Lindsay!

Just had a closing where new stains showed up from the professional carpet cleaning - that happens. My client wasn't going to let it derail things. But the seller wanted to DIY fix it vs have the pros come back in...a big "UM, NOPE!" Walk through is important - and so is being ready to speak with another party who "feels done"

Ugh, Alyson, I'm so sorry that happened. I bet your Buyer's were so happy to have you advocating on their behalf. In the example I mentioned in the video, the roof repairs that the Seller didn't do cost less than $200! I was able to get a handyman up there that day and close on time but SHEESH, it was a bunch of rushing around that could have easily been avoided! :)

This job certainly keeps us on our toes, doesn't it!?! Thankfully, I was able to get a handyman out to do the repairs that day and it didn't hold up closing... phewf!
