I feel like my recent call from Jen was a catalyst for this video. We talked about this exact thing. I had not added in the prepaid taxes and insurance and had to redo my agreement with the seller since they are covering the closing costs. You rock Jen... thanks for all the amazing info, I truly would never have made it through this realtor-free buying process without all the advice from you and your videos.

@@JenniferBeestonhi Jennifer real case scenario I am buying a home for about 877k in CA with a 30 ur conventional loan great credit 20 percent down I just found out in order to lock my rate for 15 days I need to pay 10000 is that correct I had no idea I needed to pay for rate lock

When we bought our first home not too long ago, we did not talk to our lender at all. I did not know where my 32k money was going, I feel the whole experience was horrible but was too excited about finally owning a property. Guys don’t make my mistake and do your due diligence.

Just ask the seller to pay 4.5 percent to all closing costs and prepaids :) Especially if you are VA.

A few years back when my sister in law bought her first house (we are military so haven’t bought a house yet), hearing about closing costs blew my mind😂. I was like what??? There’s more crap to pay for?

I don’t really know how to ask this, I’m always seeing first time homebuyer incentives with so much money xyz and I was wondering does that apply with a va home loan if I’ve never bought a house?

Generally, the buyer pays their own closing costs. If you are seeing incentives, it’s likely because it’s new construction that’s having a hard time selling so they’re trying to beat you into buying it. Now, of course, when you’re buying a house, you can always ask the seller to pay for closing costs, but there is zero guarantee.
