After living and working in the US for 40 years I finally made the difficult dicision to come back to Iran.. got my parental home out of confiscation of these Mulla claws and bought my villa off the Caspian sea .. Not saying things were/are perfect .. but, gee weez, feels great to feel like a master for a changr rather than a slave. I agree with and benefit much from your vids. THANK YOU.

Sheila, Saint Kitts & Nevis is the best one with just 57 thousand population. Its peaceful and friendly country with excellent beaches. This could be future Hong Kong if they grow up themselves in some areas.

The carrying costs (property taxes, insurance, repairs/maintenance, management fees) of having additional homes seems not worth it compared to passive investments + renting, unless you personally use the homes more than a few weeks each year.

not to mention massive and disparately located risk exposures. the 12k monthly savings from penthouse/sub-penthouse rentals in the major capitols mentioned on this channel coming from ownership would mean many many millions per unit in an 8-9 figure portfolio plus any anticipated maintenance. Sure the properties could be rented out but then you wouldn’t be staying in them unless they’re managed as short-term rentals. The management cost would be rather high no? I’m missing something here because most of his other videos make sense to me.

Good video, Andrew. There is one issue in owning several properties in different countries you haven't dealt with so far. That is the issue of "succession planning", or what happens to the properties if something unfortunate happens to you. Will your estate have to probate all these properties in local courts to pass title to the heirs? Or, can you put title to all these homes in a shell company in one jurisdiction? Plelase consider doing a video on nomad capitalist estate planning. Thanks.

I’m a minimalist at heart. I owned up to a dozen homes that I lived in or leased out in the US. As I get wealthier I have cut back and am down to 4. Owning things is a huge hassle and transaction costs are huge. Bottom line it that I couldn’t disagree more with owning homes all over to stay in them for only a couple months.

I think it would be a huge pain in the ass to open multiple properties in different countries, with their different tax es, laws, etc. Especially if you're renting them out. I could see owning one extra home that you spend a good amount of time in, but I'd much rather just get an Airbnb for 1 1/2 months a year. It would probably be cheaper too, accounting for taxes, insurance and maintenance costs.

@@afrivox It doesn't sound very convenient either. Imagine owning 5 houses in 5 countries and realizing you forgot to pay the property taxes on one of them. Pain in the ass. The only way it would make sense is if you spent a substantial amount of time there, or had an assistant take care of all the taxes/utilities etc. Otherwise it would be way less hassle using a hotel/ Airbnb.

A good precaution is that if one has property in another country, that also registers in a will with a local attorney or notary, that in case something happens and there is evidence for the love ones who are left behind, you can avoid a lot of trouble.

9:10 The Thailand "residence permit" is actually the Thailand Elite Visa which is a long-term tourist visa that can be purchased by anyone, not just property owners. Many new construction projects hand out Thailand Elite Visas with the purchase of a new condo unit. A 5-year TEV costs 500k and a 20-year TEV costs 1 million baht.

While the Thai Elite Visa is one option, you are mistaken; there is an indefinite Investors Visa that allows property as an investment class.

Still prefer a comfortable stock and bond portfolio. 🤔 Real estate ties up too much money. This money has a better return on investment in stocks and its more flexible.

I have bought and sold many US properties. I am currently trying to get out of all my rental units. It is just a hassle with repairs, tenants, and not easy to sell. Plus in places like Chicago, NYC, etc. the property taxes are outrageous. In Chicago there is no cap and they can double. Glad I am totally out of that market. Plus units have not appreciated and may have gone down.

Houses = property taxes, mortgages, property insurance, high maintenance costs (something is always breaking down too) , mowing and landscaping costs, cleaning work and costs, electricity, water, and other utility hookups and their minimum bills to pay, and many times there are bad neighbors and the conflicts and stress of that. As soon as you own property or even try to buy property, everyone comes out of the woodwork with their hand out for some of your money! And if you are not careful there is always some business nearby that spews some offensive smell or noise. And if there isn't any of that at the moment, it can move in around you at any time. It's coming! If all of this sounds like headaches--wait until you try to rent it and get a big load of that headache. I've seen it all and MORE!

as an Indian in the upper middle class, I find his videos to the point. these costs arent that much when you buy in a non metro city, outside city center. within Rs 4000 (60 usd) a month, most apartment complexes maintain security, pools, club, gardening, etc. its a small amount for Indians, its should be a small amount for millionares in usa.

I agree. Owning to live in it a few months a year is insane. Way too much hassle and overhead. I want to grab my bags, leave the keys and come back if I want to some other time or try a new place.

Comparing your 195000 dollar home in Bogota to a 400 dollar/night penthouse is wrong and like comparing apples with pears. The 400 dollar place will cost way more than 195000 dollar, probably even a million...

@Jenny Lake I'm working on a move to Japan, actually since 2015. I have a friend out there with three times the house, twice the land area and pays 1/20th the taxes in Ishikawa Japan. Plus the food is healthy and the people haven't lost their collective minds.

Interesting video and as a guy that has traveled extensively throughout Latin America it is an idea that has crossed my mind a lot. Lima Peru is breathtaking beside the sea and Mexico City is an urban paradise. If you are entertaining in these cities and looking to network then I could see the advantage and only then would I do a large condo with a view. However, a home/house is just too much upkeep and a target for thieves.

I've recently bought a second home, 45 minutes from my principal home, (to start downsizing for retirement and honestly, for the view), and am overwhelmed with upkeep. This is the only video that even gets close to addressing that.

How about owning a property and having a renter there. Not a regular renter but a valet-like renter. You charge him a little rent (half the market rate) with the condition that he does not touch your space and he functions as a valet for you when you are there. Cooks, cleans, does laundry for you etc.

Well there are some issues in some countries like Spain for second home owners. If you live in another country and someone break in your house(okupas) it willy take you a couple of years to take them out just because they need a place to stay and you live in another house

Hi Andrew, odd question for you. With developed countries drumming up support to tax expats living abroad, could one realistically live without any citizenship at all? Could one simply hold a collection of residence permits and live citizenship-free? I concede there are many low-hassle citizenships one could acquire instead, but out of curiosity, would navigating the world be possible with no citizenship?

One of the issues is how to buy a house abroad. Many countries won't allow foreigners to own land and they will ask you to partner with a local or something. Also there is land taxes. Also there is the issue of credit and or mortgage. Is there something like an international mortgages? Also there is the thing about house sitting which for security or maintenance reasons is an extra pain.

You clearly need to do a bit more due diligence. Plenty of countries DO allow you to purchase and you may get residence by investment in real estate. Also property taxes can be dirt cheap in many of these places. You may even be able to buy 3-5 properties for the cost of one property in nz or australia.

Hello Andrew I'm curious how are your kids handling this lifestyle? Few months here few months there. We are preparing to a lifestyle of having multiple homes, this is technically our only concern at this point. My son is 6 years old, so jumping schools every 6 months? Not sure..

I understand That the way you use your homes I totally different than what I am talking about here. But I have built, bought, renovated and flipped real estate for years. I retired well with multiple sources of income. But I never thought that buying quality real estate in Hawaii I had a good return with 4 rental properties. That have quickly been $0 $$’s real approaching 8 months with a bleak future. Oh well.

Owning a property in a far flung place that will be left alone for a large percentage of time seems like such a waste and potential hassle. Even the thought of another property in my same state gives me the same worry. At least in my situation my work keeps me locked in place and I can't reasonably expect to spend more than a month (at most!) away at a time. Even for a person that can spend 3 months at a time in a far off property it still seems like a waste.

Do you have videos about how to get income up and how to ensure that income is independent of the country of residence? If you leave the US, but have money in tax exempt accounts like Roth 401k/IRA, can the money still come with you without losing the tax benefits?

I've been living in the States (esp., in Ohio) for 39 years, but it's time for me to have a change of venue. :-( I'd like to move to a different country where it's nice, warm, and tax-free. :-( Take St. Lucia for example; it's nice, warm, and tax-free, but when I retire, I'll move to Malaysia. However, it would be nice to make Malaysia my second home, though. ^^;

Henderson you are down playing the cost factors in owning real estate in multiple locations: Taxes Utilities Insurance Upkeep - snow removal, yard maintenance Repairs - leaky faucets, stripped paint Security against vandalism Declining real estate market You are better off putting your money in stocks!

Crypto is empty hype. A humongous bubble waiting to burst. It has no intrinsic value. What good is a bunch of computer code? It is not backed by a single sovereign entity. Its value is only in the mind of suckers who own this garbage!
