No idea why I'm watching this, I'm 15, but I plan on getting in to real estate when I graduate. Update (March 23, 2023): I'm 19 now and have been working for ups for the past 6 months. Real estate isn’t off my list but I’m now more interested in flipping houses independently but the current housing market and my income doesn’t allow me to do that just yet.

Single families take a lot more tenant screening! Even on my multi families I take more time than most other investors just to get that right person who won’t give me trouble.

Great advices Dave! My sister and her hubby lost two properties due to renting out to relatives and someone they thought they knew well. In America, renters have ways more rights than landlords. First it went well then the late payments and complaints about this and that started. It's suck because once they're your renters, getting rid of bad renters is no joke.

At least you have the ability and capability to screen and evict tenants. Can you do the same with landlords? Nope, often you have no idea how they will screw you over. Also, tenants have to put down security deposits

Wouldn’t outsourcing come after you been doing it for a while? Seems like an extra expensive if you’re in the beginning stages. How much deposit money do you typically ask for?

The part about outsourcing: a lot of the work of managing a property is easier now due to technology. For example, my renter has their payments automated so I don’t have to do anything to collect. Just saying in the case this would deter anyone, there are free tools to make it easier.

I got a property manager. Not currently at cash flow positive because of it, but it's cut out a lot of the stress since I live out of state. Hopefully will be raising the rent to get positive.

Think of it like this tho while your not cash flow positive your still building equity for free 🤷🏽‍♂️🤷🏽‍♂️ look on the bright side 100k in equity while someone else pays the mortgage and another managing the property ain’t bad you know

Hello! Quick question...my boyfriend (21) and myself (19), live in California in a very expensive area and are looking for our first home. Reason being is because we have a dog and 2 cats. I'm aware that a lot of home renters will probably aim toward a couple who work in the tech industry that makes 3x as much as we make and who have renters history. My boyfriend and I have good credit and no missed payments. What would be some ways for a renter to put their trust into young adults moving in a home for the first time? I have a double wide that I’m fixing up that’s already paid for. My dilemma is either fix it up and rent it out or sell it and use that money for more property investments that I can flip. I have construction background so there is no middle man. I just don’t know what will be the wise choice. I can enjoy that little monthly money or maybe I can make bigger money at a risk.

I have a question, hoped you can give me some advices. I have an empty house in a very normal area in Chicago, without any decoration, it doesn't look pretty. My mom used all her money bought it for me, she paid about $230,000. She thought we could fix the house with 100k and live together for our rest of our lives. Unfortunately it turned out a bad guy stolen almost all her money, and now we don't have any money to fix the house. Tried for a year and half to put it on sold, but no one wants to buy it, and the price is way lower than we bought. Now I have to pay the tax every year, it's even harder for me just to live. I was a tennis instructor, and now I have no income, cuz of layoff. Do you have any ideas or opinions, tips that can help us to do anything with this house so we can make some money back or at least I don't have to keep put money in. I'm sure there is a way, I just don't have any knowledge about this. I seriously need help. Please let me know if you can help me get some good ideas. I will be really appreciated!!

Don’t you have to wait a year until you can rent out a house? What someone were to buy a multi family like a condo or duplex would we have to pay every month until it passes a year and we rent it out? That’s a lot of payments for a vancant property hmmm...

Don't pay for outsourcing, waste of money. Find the right tenants, maintain your rental property, and you wont have the stress of about constant phone calls or breakdowns.

Ask potential tenants personal questions, take the information to your local police and ask questions about potential tenants. Verify these people 200% or do not lease your place. Tenants have more rights than you the property owner.

Credit card and pay it off consistently. Don't use it on things you can't afford. Get a 1-3% cash back card and use it on things you would buy anyway like groceries and gas then pay it off every month. I put everything on my credit even though I have about 38k+ in my bank account and pay off about 1.8k every month resetting my account to 0 even though my credit limit is 50k. You don't need to spend big to see progress ethier. Also download credit karma and Expedian. They are amazing FREE tools made to help people be financially independent

Also if you've been buying cheap cars because you want to pay cash, GAY! get financed for a car THAT YOU CAN AFFORD to start building a relationship with banks and a history that you can show off when it comes time to go on houses, this will make the process much easier. Yeah I could pay cash for a brand new top end Toyota camry, or I can finance a used Mercedes amg gtc with warranty while building a report, relationship and drive an amazing car

I’ve inherited my dads paid for 10 acres and 2 story ranch house. It’s worth 300k. I have a Mobil home and 5 acres and I’m perfectly happy where I’m at. Don’t care about the big fancy house. Can you rent out such a big place?? I could sell...but the long term possibility for renting it would be good for a steady income. I dunno if people will rent a big estate like that. To rent such a place would be very HIGH. I mean a 2 room apartment in town is 800 bucks so I can’t imagine rent on 10 acres, 2 stories, 4 bedrooms, 4 bathrooms, basement!

Try an airbnb. You'll be more likely to attract big groups needing the space and you can organically upcharge as the space and amenities you mention warrant it

@JohnnyRebKy, You can definitely earn big with that property. I knew a guy who already established in Airbnb business. He can help get your property works for you using Airbnb. Check-out his YT channel "Jim G Coaching Club" his vids go deep. He knows Airbnb like the back of his hand and because of the niche his in, he is getting booking like crazy. This guy can help you.

David, I want to get into the rental market very badly and have been Learning and educating myself for almost 2 years now. But my concern and what is holding me back is, what will happen when rental prices start to decline? I am in Florida and rents are crazy high to the point where families are really struggling. It cannot keep up this way, so you’d have to think rents eventually are going to have to correct and go down eventually? Is this a legitimate concern and how do you go about it.

These are pretty basic stuff I think if people didn't know all this based on their common sense they shouldn't be renting their properties.
