I've made many videos talking about how to wholesale, how to find contractors, everything. But for this video, I decided to give you the overall picture of everything you need.
To flip a house, there are five components that you need. You need a realtor, a title company, a contractor, the money, and the deal.
To find a realtor and a title company, you are going to want to join a real estate facebook group and ask for realtor and title company referrals. The third component is finding a contractor. Everything I said in regards to finding a realtor and a title company applies to finding a contractor. For a more in depth video on contractors, check out the video linked at the top of the description.
The next easiest component to find is money (believe it or not). There is more money in the world than there are deals! To get funding, you are going to want to do what I call "Hybrid Lending." Hybrid Lending is a mixture of hard money and private money. If you want more information on hard money lending, check out the video linked at the top of the description.
The final component is the actual real estate deal. This is by far the hardest to find. There are really only three ways to find a deal. Those ways are on the MLS, through wholesalers, and direct marketing. I don't recommend direct marketing for when you are starting out, but if you want to go ahead and do direct marketing, I linked a video to the top of the description that details exactly how to do so.

just recently lost 70k doing my first deal at 21 but i have to say im more motivated than ever it wasn't an easy thing to overcome but i learned alot and don't rely on realtors or contractors have it figured out yourself from start to finish. i will be back with my testimony i will flip again in 2023 and be a beast at it. don't give up and just know its all apart of the process! much love Ryan now let me watch this video.

Ryan, thank you for this! You have motivated me to start flipping in my area. I've done out of state flips because I thought my city was too expensive, but with these and other tools, I see it's possible. Even thought I've done this successfully in the past, I got a lot out of this video. I'm not sure if this question is too specific, but I'll ask anyway. If I use a private lender for the 20%, would you recommend setting up an LLC for the flips? As far as profit, is there a way to show just the profit I made so when I pay taxes on the flip, I'm not paying for the entire profit? I'm guessing the profit split or interest on the private money would just offset the profit for taxes. That may be a question for my accountant, but thought I would throw it out there. When I did my last flip, I was surprised how easy getting the money was and having a good contractor was the hardest part., you you're right on about the money part.

Hey Ryan! Cool video and thanks for the content. Just sold my condo in so cal and fixed it all by myself. Invested 15K in materials and net was 45K on investment. I ended up making 105K on the deal and I’m looking for other opportunities elsewhere. My background is construction but also have extensive knowledge in real estate. Heading out to Vegas next year. Looking to expand my network in that area and any feedback would be helpful. Thanks 🙏

I’ve done quite a bit of deals not as much as you. But where I find it hard to grow and scale is the monthly interest payments, I don’t use hard money I use private money (not family or friends). If I’m holding 8-10 properties that’s about 10k+ a month on interest alone. Any suggestion how to get over this hump?

splitting 50/50 on a $50k profit for a $20k loan? That's more than 100% profit for the loan shark!! that doesn't sound right for the flipper, giving away so much money to someone who only foot a small fraction of the total loan amount? what's up with that
