Just done my 3rd flip, but been living in while refurb takes place each year. 103k profit on the latest one, (Rushden just up the road from bedford) and now in position to buy and refinance the next ones i do! Hopefully get 3 or 4 under my belt by mid 30s and get that financial freedom.

I am planning on doing the same , coming out of a new build after my ex partner left . Perfect opportunity to put myself in a run down house, learn some trade and do as much of the refurb as possible. Avoiding CG at the same time ! Any profit ill use to start my HMO portfolio ! Planning on doing it every year ! Well done though lad , just shows ya it works ! Have to put yourself in that position though but thats the difference right ? The average person would not live in this kind of house but the average person will never be financially free !!!

Congratulations on the refurb it looks good.can i ask if you are allowed 2 people in one room as part of a rental agreement? I thought because of space requirements for each individual you can't have 2 tenants in one room on a HMO.thanks

But we know what someone is willing to pay for it cause he turned down offers for 400k and a refinance is as good as a sale.

OK... this guy got a deal for a serious fix em upper. But he had money to buy the place, had money to fix the place up. I agree with his color of choice. But he rents out rooms which is always a headache. Lastly, these deals are hard to find. The house next to my sister sold for 1.2 million, the investor put in about 600K and he created two condos and sold them each for 1.1 million. Point is you can make money on real estate BUT it is very hard to do this with NO MONEY DOWN.

How do you qualify to not pay Stamp duty ?

If the property is not habitable then you do not need to pay stamp duty

They didn't get 750 for the room. They also didn't get 775 like they claimed in the video. They got 700 PCM check out SpareRoom and you'll see that they weren't being truthful about that.

Two rooms. Three tenants. I am right understand you got two bedrooms and one rebuild living room for bedroom. Ok. One bedroom room £650, second bedroom +£700 downstairs and rebuilding room +£775 = £2125. Question: how did you get £3500 ❓❓❓ Financial freedom))😄
