Love the homes but I get the feel of a senior home community also which for me wouldn’t be desirable. Lack of privacy in the backyards but some of the lots rear views are nicely done.

Very dark night and no street lights. Some mailbox all on the same side of the street. Your mailbox may across the street from your house. Home are going up a lot

Wowww, 10yrs ago my little PSL town was a town, but NOW everything is pricey, especially in the Westside of PSL, we need a freaking Downtown though...

I live in PGA Village - Reserve...the actual PGA. 😀 Verano actually borders our community. Too much zero lot line for me.

That's understandable. For those of you who don't know what that means: it means that the house is placed either on or very close to one side of the lot, allowing for a little more yard on the opposite side, and sometimes also very close to either the front or the back, which allows you to have either a bigger front yard or bigger back yard.

Currently 12-14 months(this may change), there is a waiting list right now but they are expecting to end that soon and the lots range from $25k-$45k depending on the collection

thank you much! I appreciate your comments too! No CCD fee here and property tax is calculated at around 1.2-1.5% of purchase price

Not quite sure why you said there is no CDD? We lived there for 5 years and it was around 1400.00 a year.

Thanks for you comment! HOA runs from $450-$496/mo depending on the collection of home you choose. CDD is not mentioned anywhere in the literature, but I was told it's about $1400/year. There is a golf membership, but that is separate and I don't have the fee schedule on that. Hope this helps!

Thanks for the comment. That depends on the collection(there are 3) and house you choose. It also depends on the lot you choose. Homes range from $330,000's to over $500,000. Prices may vary. New construction builders in Florida are having price increases.

Thank you for your comment. You have to add a pool separately. Builders used to be able to build them for you but with the demand being so high they have stopped doing that here.

True, they are high there. This has been one reason peolpe aren't buying there. Others take in mind they are not paying other fees depending on where they are coming from. Thanks for your comment!

Thank you for your comment. It depends on the model, lot and options you pick. It's getting close to $500,000 these days, maybe a little less for base house and minimum lot. Price increases happen from time to time, so changes have been made since I first released this video

It’s beautiful. I’m not too keen about bedrooms being right near the front door. It’s for safety issues if you have young kids. They could get curious and open the door and wonder out at night. I know the families might have alarms, it depends if the person is a heavy sleeper to hear it quickly. I still like older layout of a house. Long foyer. The den. The separate living room and dining room. The family room near the kitchen. Great video! Thank you.

A rated schools from what I understand. You always have to double check with the schools. They can easily change the school zone without you knowing, Check out greatschools.org

These developers are not in touch with the new over 55 who are not like their parents. We are more health and environment conscious. Instead of golf course and swimming pools we would prefer communities with spaces for fruit trees. We don't like the same activities like our parents. Zooming is here to stay. I doubt anyone will be using that media room. Florida has bugs. Why build a man made lake to attract more bugs? The house is beautiful but not environmentally conscious.

Yes, I agree. We are all living longer because we are more educated and health conscious. There are so many different builders(large and small). Many do gear lifestyle to a more active lifestyle with many different choices. Everyone has different interests. Yup, Florida has bugs. We deal with them :) Thanks for you comment !

The island in the bellacerra is not an upgrade, its standard. Also, just as constructive criticism..when watching..we don't need you to say we're going to put xyz (jewelry, clothes & shoes) in the closet. Or say, the obvious. When watching its like duh! What do you think we're gonna put in there. Just thought I'd let you know from viewers pov. Also in the sienna you guys didn't capture the double foyer which is REALLY the first impression..not the bedroom off to the left. Camera guy did a really good job keeping up with your pace moving throughout the homes. Wasnt dizzying at all just perhaps for future to also capture ceilings to show coffered/tray ceilings because those are structural.
