Pat and Monique are super awesome people and their work is impeccable. Detroit is a beautiful city. Nothing like how the movies and media portrays it. I felt safer in Detroit than I do in L.A. No graffiti at all. No homeless issues. No traffic. And Windsor, Canada 🇨🇦 is a few minutes away. Had a great time there. Good people, good environment and good food.

We bought it a long time ago. It was a full renovation. We recently replaced the lower kitchen cabinets, repainted it with a more modern color, tuned up what needed tuning around the house.

Side note... No criminal history not even a parking ticket and never smoke weed in my life or any other kind of drug. Everything can be verified.

Hi. Thank you for your interest. I didn't see this on time. I wish I had a social media manager. I targeted someone with Section 8 so I wouldn't have to deal with backlogged courts. It's not fair to the hard working people. But what the courts have done to landlords is awful and who ends up paying the price? The regular tenants. I hope by now you've found a place that's good for you. You sound like good tenants.

The fair housing market rent for section 8 says $1,344 for a 3bedroom in wayne county. Is that how much you would get, or is that just the max and youll probably have to go lower?

Thanks for the reply. The HUD standard is the max Section 8 is allowed but I'd have to back it up with comparables. Then there are other factors with the tenant. If the tenant is working she can pay a little higher than 30% of her rent. They will push her up to the 40% mark. The person I just accepted for the house is on a program that also pays the security deposit and helps with appliances. So I did well. I don't want to reveal it totally (for her privacy) but it wasn't the max but I'm still very happy.

I’m under contract for a 4BR/2BA. Rented around 1,000 before but I have comps for $1400. Would that justify the bump? It’s ok very good condition. Has carpet main level should I get LVP to support increase in rent?
