You asked and we have delivered! The number one question we get asked is "what kind of historic property do I look for if I'm just getting started in preservation or restoration?" Well friends, here it is!
This absolute dollhouse of a home has had ALL the hard and scary stuff done. The foundation, plumbing, wiring, roof, HVAC have all been done replaced and are just waiting for you!
This home was saved after a fire in the late 1990's, and all she's suffering from now is a bad case of "what not to wear". We think you might be just the person to give this lady the makeover she so desperately needs, and get her looking like she belongs in the 19th century, not the 1990's.
We walk you through each space and show you what us original, what is replacement, and tell you what we'd do to bring back this homes original splendor. There is so much here to work with; all this historic home needs is someone with the vision and the desire to see her reborn.
Better still, this amazing home sits in the middle of an incredible historic district and just one block from the stunning Arkansas Arts Center. The home is nestled on a beautifully landscaped double lot, which is almost unheard of in a downtown historic area. Also included are a large garage/workshop where you can base your restoration projects!
$400,000, 2 bd, 3 ba, 2,671 sqft Little Rock, Arkansas

I feel like.. this house is perfect as-is. It’s been through a lot and that history could just be left? Just my opinion. I guess I feel like it’s a great house ready to live in and could just be preserved. But whatever the new owners want is good :)

I so agree. She’s just gorgeous as is. The most I’d do is an unfitted kitchen and add back the one fireplace. Even the ceilings I’d leave be.

Yes, since it had additions in the 1920’s you see the progression of time- history moves on and I am not quite sure the Victorians would agree with not updating since it was after all the Industrial Age of Progress!

I'm with you for the most part if there was a way to change that upstairs bathroom where the sinks are you know it's separate but that's okay I mean you I guess you can live with that but they've used that other room obviously for a walk-in closet and that's exactly what I would use it for since it's attached like that people used to not have hallways between bedrooms you just went through a door to the next room I grew up in houses like that in Indiana but I think this is a gorgeous beautiful home I would leave it just the way it is my goodness that yard was incredible and all the buildings I'd say considering the prices today that's might be a really good deal

I love the outside as is. The family that did the work, to me did it beautifully. Not everyone's a stickler to redo it EXACTLY how it was when it was built nor does everyone have the money to replace perfectly good materials. It's a lovely home as is. Please don't act like it's defective because it's not all period.

I believe just the location of the house, positioned on the corner of the street, with its garden and gorgeous tree and beautiful neighbors homes along the street is worth so much. All the plumbing and electrical work up to date, it's the fun cosmetic work she needs inside to bring her back. I hope a lover of historical homes buys her, its obviously a home that's always been loved.

WOW!! A beautiful home with a yard/garden to match! I would only change the light fixtures, install two vintage mantels with gas logs.install pocket doors, free the footed tub, add trim to windows, stair case, and inside doors. For sure change the front door and upstairs window. Then, I would just sit back and love it all while planting an English garden!! Thanks for the tour/star show.....we all know there are two stars here the house and the lady that loves old houses!!

Aloha, what a beauty. My first Apt.in NYC, in 1966 had a Claw Foot Bathtub - IN THE KITCHEN! From what I’ve been told, the reason the bathtubs were situated in the kitchens was because the kitchen was the warmest room in the house because of the old stoves they used in those days. I have a weakness for Claw Legged furniture.Love your channel and appreciate that there isn’t any loud, horrible out of time period background music drowning you out. Keep up the good work👏🏼❣️

I hope someone buys her and fully brings her all the way back to her former glory. People, do not be afraid of a home that has had major fire damage. It is all repaired to code and better than the new homes built nowadays. I know, I had a major house fire years ago that took four months of restoration. And, no, if restoration done right, your home will not smell like smoke. Best of luck to the new owners, I am green with envy.

It’s a beautiful house. Loving the front porch n back of the house with its covering to the garage. I just hope that the person who buys this beauty will keep as much of the originality to the house. I’d definitely start with the kitchen n make it more to the style of the house yet I’d disguise the appliances. Definitely get a old gas stove n a refrigerator. I think that’s a great price for this beauty of a house. Wish I could just pack up n move but unfortunately being a resent widow I just can’t leave all the sweet n wonderful memories I have in this house I shared with my husband. ♥️♥️♥️😊👍👍

I stumbled upon your videos looking for something else and fell in love with the work you two are doing, restoring history. I've spent the last two years watching abandoned mansion videos in the US and UK and actually shed a tear at the thought of loosing the history of these magnificent homes. No one left to continue to love on them, not only from the end of someone's existence here but further our tyrannical greedy government and this damned economy. Imagine a thriving world and what we could do with that. If I lived closer I would donate myself to help. Thank you both for your hard work in preserving them. Thank you for allowing me the privilege of following your steps along the way and learning. In my perfect world, I live in one. I think that will most likely be in heaven. So for now, a fantasy it is and this program is a delightful one to follow. I Love your kindness and generosity in sharing your gold nuggets of knowledge on all aspects of restoring them, the tricks for the hardware, etc. This alone makes it worth watching, not to mention you two are adorable together. I really like the interior of this home. 🏠 It's quirky and unique, and I would add French Doors to the Dinning Room. And I think a Fireplace would add perfectly to the Dinning. I like the Yellow 💛 Walls and Cheery Wood Staircase, would keep the Lowered Ceiling. I also like the Lights in the Kitchen, but agree about replacing the Cabinets. I like the Green 💚 Walls in Master Bedroom. The Laundry and Bath was a little too much, would like them separate. Hard Pine Flooring would be Nice. Lowered Ceiling I would leave, which adds Bedrooms Upstairs! Nice Garden 🏡 Garage and Storage Craft Room. The Exterior I would Repaint maybe Yellow and Green Shingles. ☺️

From the thumbnail alone, I thought the house looks odd. Beautiful, but off. I'm so glad to know there's been a lot of changes done to this house over the years. That's probably why I felt that. Some people would say keep the things done in the 30s. If I had a house like that, I would redo it and bring it back as it was, the way it was envisioned by the architect to look in the first place. But that's just me. 😅

Just a note about the stained glass transom above the dining room entrance from the great room. I have seen both stained glass and turned wood spindles in a design used in Victorian Homes as original thing's in transoms that's are in areas like this. Also on many episodes of This Old House they work on Many old historical homes and in some of those homes they have had them in the transom space above entry ways and specifically in the public spaces like dining rooms and entry to parlors or formal living room.

How can I tell the age of my homes windows? 6 over 6 newer than 4 over 4? I tried to find a good guide on the web but it’s so confusing.. is there a book you can recommend that would help me get a good idea of when my homes were built? I know there were some updates which muddy the waters but I suspect one of the homes is older than it seems. And the deeds do not list a home, the land was part of a NC land grant pre 1800. I can see wood that is hand hewn by axe but it’s not a log cabin. Kind of frustrating to look thru old deeds that are hand written from the 1800s…lol. I just can’t follow them. And the home isn’t in a city so no insurance maps. Enjoyed this video so much!

This makes me think of our house. It was built in 1920, but in the 90s the previous owners did a major renovation and addition. So even though it is a part of our Historic District; none of it retains its original 1920s feel. As my husband and I make it our own, I am hoping to draw inspiration from the 20s. Not a true restoration or preservation, but something that can at least be a talking point and bring back some of that feel (plus I am not a fan of the 90s or modern style for that matter). Where do I look for period appropriate design? It can seem daunting and often my research is mislead by places trying to pass themselves off as "vintage"!

Looking at the exterior line, I can't help but wonder if it didn't start out as a more modest Colonial & was later Victorianized as many were back then.

All this house needs is a paint job to suit the tastes of whoever buys it. It's otherwise perfect ❤️

Awww, that was hard to watch for me seeing so much of the owner that unexpectedly died. All her art and personal things... And perhaps she had a dog, by the little sign hanging from the downstairs bedroom closet doorknob. So sad! 😩
