@@TonyCruzProductions Lol do you work for a Timeshare company? Your prices don’t consider the exorbitant interest rates you pay if you decide to finance the purchase. So unless you have the money in full you’re paying a lot more than 20,000. Then this video said you will pay $850 for maintenance which is more than your $700 estimate for what you would pay without a timeshare. It’s a rip off and not worth the $$$

well it used to be AirBnB. But now AirBnb wants volunteer unpaid Customers to spy on AirBnB hosts and report their experience directly to AirBNB (in effort to ensure they are in compliance with all kinds of 'social justice' regulations. If they want me to do that, then they better pay me (just like the diversity consultants get paid huge money. I was able to get them to reverse there nonsense and unsafe decision last year to try and force female hosts that only have a single living space/one bathroom to accept ALL male guests that identify as female (there is zero requirements for a male to identify as female). Also I hear of so many stories of AirBNB hosts putting hidden video cameras with audio everywhere inside/outside the house (and AirBNB is ok with it, unless it is in the bathroom). I am not comfortable having a video camera recording me at all times (supposing I want to make a phone call, or I pick my nose inadvertently). No thanks I am not staying at an AirBnb Place ever again.

Because timeshare owners can use the common amenities every day such as pools, gyms, walking trails, boat ramps, library, golf, among others. Many people buy a timeshare near their home just to enjoy the amenities.

There a few reasons but one is bragging rights" People love the idea of saying " I have a condo in Aspen." A lot of misguided Americans live way beyond their means. Even intelligent people like doctors can be susceptible . 350,000 a year is a great salary but some people want to live like they make triple that.

People in the comments keep saying timeshares offer all these great year around amenities. That works if the you live right by the timeshare. I figured most timeshares are vacation destinations, like the carribean islands or like Miami. I don't understand how is it not cheaper to just rent a room in the same hotel or w.e it is for a week at any date you want, then to pay thousands of dollars to stay in the exact same room for week on the same set date for the rest of your ownership of the timeshare. Do people feel more important because they can say im 1 out of 52 owners ? Also, what kind of person wants to go on vacation to the exact same place on the same week for the rest of their lives. Its sound joke , but there's actually people out there who do this.

People, Please listen to this guy and DO NOT buy a timeshare. He is 100% right. It's a very dirty industry that you DO NOT want to get involved with. They are a horrible investment and a strain on your whole entire family. Run away as fast as you can!!

We recently met a couple who are members of the Vacation Club and have been trying sell their studio apartment for 14 months. They have have reduced the price by £66,000 and still can’t find a buyer because the maintenance fees and other charges are so extortionate 🥴

Yeah this is projected towards old school timeshare and for starters it’s not an “investment” it’s something put in place to take you places you normally never could go using regular money yeah it takes time it’s not magical but very beneficial to most people who who actually vacation and people want to call it a scam but look at all these “get out of your timeshare” commercial and bs they just take your money then say they couldn’t do anything to help lol

Not all of them. Deeded condos you can use all over the world and rent out if you’d like to is completely legit. And over the years, it’s about the same price your gonna spend on hotels anyway. Most condos are much larger and nicer with more amenities and exchange anywhere in the world. It’s not for everyone I agree, however it’s not a “scam”.

Because some timeshares offer great year round common amenities for owners such as gyms, heated pools, walking trails, bars, cafeteria, library, gated surveillance, among many others. A room is good for 1 week out of a year but the common areas can be used every day by deeded timeshare owners. I would buy the one that offers the most amenities near my house.

Their are some benefits for sure, for example if you own at a high cost resort, like a ski resort in vail/park city/ where the rooms are 700-1000 a night minimum, you can get a good value...but for the most part it, timeshares can be a very bad investment and a lot of owners get stuck with them

@@loosescrews7055 Because timeshares offer its owners year round use of the common amenities such as heated pools, gyms, golf, hot tubs, gas BBQs, office lobby, gated surveillance, walking/running trails, among others. All these just for $139 a year in maintenance fees. Note that some timeshares charge more than others. Do I rather go to a public pool or a timeshare pool? Timeshare pools are typically In better shape and more luxurious.

If you just went to a timeshare presentation and signed the contract look through it you have the right to recission governed by the contract and the state you bought the timeshare...act fast...different states have different time periods from 3 to 10 to 14 days to cancel the timeshare from the date you signed it. You have to do it in writing and send certified mail return receipt plus send the owner packet or materials they gave you. Follow the contract instructions as to where to send the letter. The date you mail it out or time stamped by the US Postal service if it is in the rescission time period is what counts...then the company has to cancel and refund you your money. If you dont do it in time you are stuck and have to get a lawyer or go with timeshare exit team. Be careful these timeshare companies are sneaky they give you a more detailed contract and dont review it with you burried in these contracts are language that you waive your right to class action lawsuits etc... Rescission is the cooling off period that the federal government allows you as the buyer to change your mind I cant emphasize enough to read the contract and act immediately if you are in the rescission window to get out of your timeshare before it is too late!

My parents bought a timeshare when they were in vegas, they regretted that, so they joined a timeshare escape team and now have a lawyer trying to get them out of it. Its a huge waste of money and not worth it in the end

this video got Timeshare salesmen shook!! Only way timeshare will work is if the maintenance fee was a one-time fee!!! saleman tried to convince me that $900usd fee x 50 years is less than the $30k timeshare cost. I was toying wit him the whole time as he tried to convince me. I was like "look at this bugger". That maintenance fee is a major issue!!

Just sat through one of these presentations in Vegas, I had that salesman red in the face before he decided to turn me over to the next high pressure salesman whom I smoked like a cheap cigar. Bought a 4 bedroom timeshare for $1 on ebay with $854 annual maintenance fees. Been staying at 5 star resorts twice a year for the past 9 years. You just need a little knowledge about how to use them. Most people don't, they just deposit their weeks all over the world and I pick them up for pennies on the dollar.

We own a timeshare and I regret it most of the time, not always. It's with one of the big hotel chains and it works differently that a traditional timeshare described here. We get points to spend at any time at one of their vacation resorts. I am constantly working the system to get the best value. One thing it has done is forced us to travel more and stay at nicer places. However, I would not do it again and don't recommend to anyone. I plan to sell/give back in a few years when I'm done squeezing the short term value we got.

@timothywebster5529 The retail cost is very high, and the resale value is almost nothing. You can buy resale for pennies on the dollar. A lot of people buy and take out a loan, which is a huge mistake. The interest rates are relatively high, it's like a personal loan because there's no valuable asset to back it up.

Invited to one of these scam meetings back in the early 1980's. A free gift was offered. Walked in and said, "Where in the hell is my gift." No, you have to sit through the presentation. I did and now again, "Where in the hell is my gift". I got it, a small plastic camera - threw the crap gift in his circular file and flipped his fat ass off. This reminds me of "Medicare supplement insurance scam".

have been with RCI 18 years get 74000 points every other year, always use our time share and usually take four extra getaway vacations a year, we love the extra getaways, we stay in wonderful two bedroom villas or condos usually on golf course , (we dont want to stay in a hotel and not in a large city) and we usually bring another couple to split the cost, the time share works for US

Lesson learned: Time is worth virtually NOTHING, monetarily. When you buy a timeshare, you are not buying anything tangible(a condo, a cruise cabin, etc.). You are buying a license to occupy that space for a certain specified period of time. You may still need to pay your share of taxes and upkeep proportional to your licensed time slot. A slice of time, in and of itself, has ZERO resalable or transfer value. So avoid the timeshare business entirely, unless you are a recent powerball winner or inherited a sum of money that you will be able to retire on even from the age of twelve. Timeshares are simply not worth it.

I rather have a Travel Membership than to have Timeshare. No blackout dates, no travel resort limitations, and I profit more on multiple economic angles. Way better of a deal.

@@Mitzi73 Yes you can because you’re not locked into a contract like you would with timeshares. However if you love to travel and do so frequently, why would you want to. I didn’t pay $10,000 or $20,000 for it like some did for Timeshare. I’m not gonna spend that amount of money on something I can’t use as a Tax write off. I might as well be throwing my money away.

Timeshares are not an investment your buying upfront vacations. They make sense if you want to stay in a large 2 bedroom place on vacation if you want a hotel that is a small room for many people squeezed in then it’s cheaper for a hotel room. I recently bought a timeshare because I can excelerate it and go five weeks a year and exchange it nice hotel rooms are 500 a night if you don’t care and can stay at a cheap nasty place where the AC is loud snd obnoxious snd keeps you up all night to save money then don’t buy a timeshare. It’s a luxury that rich people can enjoy without buying a vacation home that will cost you hundreds of thousands of dollars.

My timeshare doesn't work like that...we get to go lots of places not just one place for a week thank God...we can go several places all through the year...ours is paid for now so we have maintenance fees that are like property taxes...I think it just depends on the deal you got

@@syedaanna7858 research for timeshare exit teams on Google there are plenty of them, a good one I know is Wesley but it’s expensive, there’s primo and a lot more just look for the legit ones with real reviews cause some of them are scams, they claim they can get u out but it’s a lie. Look for one with 100% money back garantie if they can’t get u out

Sell it on eBay. You can contact the agents there. Hiring a lawyer is expensive. Hiring a salesman is free since they charge the closing costs to the buyer.

Renting a 3 bedroom vacation home every year is a much better investment. You can get a 3 bedroom vacation rental for as little as $200 a night in some places. So that would only be $14k in 10 years, not including tax and other fees, and if it doesn't go up any.

Only thing that matters in timeshare is trading power. If you have good trading power, then you will love your timeshare. If you have bad trading power, then I’m sorry, you have a bad program. I have a great timeshare and get 4 weeks a year. In 2021, I went to Sedona, Carmel, Hawaii, and Cabo. My maintenance is $1700 a year and I get 4 weeks at 5 star villas

Ive never paid $800 for a weeks vacation. The concept of paying maintenance is ridiculous if your budget is under $800 for accomodation and the concept of buying a share that is worthless adds icing to the cake. Similar to paying $10,000 to rent a car for one week of the year and having to pay $500 a year for maintenance. Just rent a car or a hotel or buy one outright and own it.

The problem with timeshares is that they are not exclusively for owners. Timeshares are rented out cheap which devaluates its value for owners.

Can anyone tell me if your a timeshare owner and a member with RCI can you travel as much as you want in a year for that set price they tell you? Basically they told me I can travel anywhere for less then 300 dollars a week stay at 5 star resorts ?

Go to redweek or eBay for an idea of how much it is to maintain a timeshare. Owners are paying all closing costs just to get rid of their timeshare. The average maintenance fee per week for a an annual 1bd/1bth is $800. There is nothing for $300 a week. The cheapest I have seen is for $420 a week in a 3 star resort.

Wow. There is a lot to break down. RCI: You may want to call RCI to get the particulars on this, but I suspect the answer is "no" not as it was described to you. I have seen in the past RCI offer properties for money, but it was at the resort's discretion. Such as a new property with a bunch of unsold units and the sales team offered it to RCI guests to it to generate much needed cash flow (sales must pay for the upkeep of a property on unsold inventory). Star ratings: Timeshares are not rated like hotels. Timeshare properties are rated by RCI or their competitor, Interval International (I.I.). RCI rates a property either Gold Crown (I.I. calls this 5-star) or Silver Crown (I.I has no rating for this) or no rating at all. There is no 1-star to 5-star ratings for timeshares as there is for hotels. To be rated is based on 1) Did RCI guests who trades into it have a good experience? 2) Did the resort have the amenities required to be rated? 3) Did it pass RCI inspection when they paid them a visit? Trading Power: In terms of getting into RCI properties in general, RCI does not operate on a first-come-first-serve basis. Instead, they operate on "Trading Power." The timeshare you own will determine what you can trade into (properties of equal demand). A timeshare owner w/ a property in Minnesota isn't going to trade into Hawaii regardless how nice it is - the demand for MN just isn't there. Owning properties in oversaturated timeshare locations (Orlando FL) also drives the Trading Power down. Hopefully where you purchased is of equal demand of where you want to go. I apologize for the length of this response, but I hope it was helpful.

I remember a family member mention to us how they picked up a timeshare. I was 15 at the time they were trying to explain what a great idea it was. It didn't make any sense to me at all. I didn't believe they were making any money although they insisted that they were.

I want to stay at a resort in Florida but all the guests say the pressure you and stalk you to just buy a timeshare, so I’m scared to stay there. I just wanna enjoy my vacation

When you check in at some of these resorts, you have sit through a 2 hour presentation and sales pitch. I just went to one yesterday because I live on the beach and got hooked by of the booths. Run from these time shares!

People would do much better to go to a hotel or rent a timeshare facility. A Timeshare ownership is a depreciating asset and as such a very bad "investment."

Too bad in 2015,the year this video was released, We are still talking about a week and timeshare when 95% of all vacation ownership-timeshare sold today is thru networks and a points system. These concerns he is speaking of have almost all changed or he sadly is misinformed. The only part is somewhat true is the resale market is weak is mostly because those who own dont need it and those who dont own are too scared due to the media or commitment.

A lot of people complain about the maintenance. My problem is the initial investment of 20K to 150K. There is no equity even 20 years in the future. If maintenance is the only thing you pay then that would be ok since it would be around the same as if you booked a hotel. Maintenance will go up as inflation goes up and hotel prices go up. It would be nice if you actually owned real estate and can just sell it for a killing later.

If it was only the maintenance fee that is around the same price as booking a hotel room it still would not be a good deal. That is because you still pay the maintenance fee even if you do not go unlike a hotel booking that never happened would cost you nothing. Also, many timeshares have restrictions on the timeframe/dates you can use it unlike a hotel room booking.

@@randys6220 That is why I go to the vacation place no matter what happens. I can stretch my limited points to about 4 weeks a year go during a peak season and go high end and use all my points towards 1 week. I learned that Hilton will take back my timeshare when I am ready to give it back to them. Knowing that, I'll just get some use out of it before that happens.

Why would you want to buy a timeshare with credit when there are many on ebay and redweek for free. You would just pay around $750 for transfer of ownership. Sometimes even the owner will pay for that.

Because its a scam targeting vulnerable people. Not like mentally vulnerable, but it's a scam in the sense that it targets lower class people and tricks them into thinking this is like their way in into a rich lifestyle; like rich people have 2nd and 3rd vacation homes, you can do too, but only pay when you use it! Sounds genous...for Americans. Hence why this scam never took off in Europe or Asia; having a 2nd or 3rd home isn't something one would brag about, plus the concept of an American dream is laughed at worldwide but that's a long story.

This guy is living in the 90's. Timeshares are not intended to be financial investments or real estate investments anymore so than a country club/golf club membershio. If you don't want one or can't afford one, do your thing whether it be renting a hotel or airbnb. Pay your $30-$50/night amenities or resort fee's per night to cram a family into 300sqft room and eat all of your fattening and expensive meals in restaurants 2 or 3x per day. Funny how 95% of the haters on here do not own one and know very little about them.

No desire for a timeshare. No one should want one after you see a few of these videos. To me it looks like a giant money pit. I can spend that money on a vacation that I can take when I want to and not have to have half of it eaten up by sales pitches. As you get older and your needs change be prepared to get ripped off. As a matter of fact be prepared to get ripped off period. It costs you as much or more to stay in your own time share as it does simply rent a hotel room. It amazes me that anyone can find a value in that

I can tell by this interview, none of you really know what timeshare is. Timeshares are millions of them, you are being very specific in just one type of timeshare, and you are leading people in a wrong direction, I will recommend you to do your homework and then let other ppl interview. Lol pls don’t say things you don’t know it’s bad for you.
