Frescoes for days! There is, no doubt, a savvy architect keen on preservation who could help redefine the space to make it work for everyday living. Absolutely breathtakingly beautiful.

This isn't an apartment; it's a museum. I really like the iron "rope" handrails. But I wasn't prepared for the beauty of the interior. The frescoes are fantastic! I'm convinced that there are some treasures beneath the stucco in the modern section. I hope someone will give this place the care that it deserves. Nick, thanks for a wonderful tour! I appreciate the way you poke around (admiring the doors, the sedan chair); it's exactly what I would do. See you on the next one.

Oh wow! There just no words to a masterpiece like this. I don’t think my English is rich enough to express the beauty that exists in this breathtaking apartment. Even ‘apartment’ sounds so very condescending to this space. To live in this space would be a privilege to say the least! Nick, you’re just a star with your finds. Wow!

Stunning, stunning-I am speechless. This is my favorite of all time. The only thing I did not like was the modern, Industrial part of the home. I would definitely restore that part to flow with the other gorgeous rooms. If only! This would be my dream home! Awesome job as usual. Stay safe Nick!

Incredible That’s not an apartment……. No one should live there. It should just be used to sit in, look at the beautiful fresco and possibly listen to operatic music. Maybe a glass or two of the local wine. Sublime.

Nick ... when you show these types of properties, it just hooks me more. This provides a level of cultural history that is amazingly valuable and gorgeously beautiful. I am stunned to see such a place, as I am with many of the places your camera provides us a view. Realize you're in this to sell real estate, and I can't buy a place like this in Italy, although it is very inspirational, and full of dreams and goals, while at the same time being an experience of life and history that brings much peace, joy, and comfort. That’s amazing. The beautiful things aside, because words aren’t enough, they’ve installed a 200-300k kitchen. I don’t know what those pieces cost there, but I know the cost in the US + installing it into that building, omg. I wonder if that office could be turned into an interior greenhouse? Disguise the metal bits with antique mill work and you’ve turned an atrocity into an inside garden. While it lends beautifully to a tearoom or small event destination or whatever, I’d live in it and never let anyone into my secret heaven, lol!

With an industrial kitchen like that, the first thing I think of is a fine dining experience, specifically for special occasions. Imagine having your wedding reception here after your dream Italian wedding. Your guests would arrive and enjoy an aperitif in the "four seasons" reception room with live music while the bride and her maidens would whisk away into the changing rooms to prepare themselves for the dinner. Then everyone would move into the main dining area of the stupendous ballroom to enjoy the best Italian dining in the most luxurious Italian hall. Birthdays. Anniversaries. Any celebration. This would be the perfect location. Just remember to send me the royalties, the entrepreneur who steals this idea and starts their business here!

Stunning apartment, and I love Orvieto! On a practical note - squeaky shoes? rub some talc or baby powder inside and outside the shoe around the seams. Rub it in good, and you may have to apply several times. Or the better approach, take them back where you purchased and demand your money back or exchange. Good Luck, Nick.

I couldn't understand in the opening shot why your shoes were untied until they were left forlorn and non-squeaking later. Reminds me of rooms in the Accademia, since it's in Orvieto perhaps an art gallery or a safe house for a Bond villain, multiple shower heads being useful for all your female guards who will eventually be eliminated with extreme prejudice. Perhaps the British school of Orvieto or Arizona in Orvieto could use it as housing for noblesse oblige students. As soon as I saw the porte-cochere, I knew a magnificent pair of knockers had to be contained within! Most would be indifferent to a staircase leading to the apartment, but Nick never fails us, as he admires the iron and stone and patina with a sensuous caress of his hand. Usually when something is way out of my price range, I'm thinking meh, but Nick has a way of drawing you in and making you think a plebian really could be a patrician if only for a fleeting moment.

I think you're misusing words "beautiful" and "stunning". I wouldn't use them in relation to this apartment. Also, your camera makes it even worse.

Im suspecting such detail is few and far between and the historical value is far greater than the price tag. Is this property protected by the town or region as far as what you can or cannot do with it? I wouldnt want to change a thing, but I would like to protect it all Nick.
