The high breakdown voltage on the spray can means that if you happen to spray a live electrical circuit, the voltage won't travel back up the spray and electrocute you.

Mould only occurs when the warm moist air is still. As long as you have a big extractor fan at the rear of the under space with good ventilation grills coming in at the front then it will always stay dry. (Basically the same as a good shower room would have). I hope that helps you.

While running your dehumidifier in the crawlspace before the encapsulation make sure you block all your vents or it will just run constantly. Set it to 50% for your hardwood floors. We had our crawlspace encapsulated and included a french drain and sump pump in case a water heater or water line starts leaking. For the garage floor make sure to add some anti slip in the epoxy as the floors become VERY slippery when wet. Congrats on your beautiful home!

I’m sorry, but that entrance to your pantry is freaking sick! I’ve seen walk in pantry’s that are as big as a master bathroom but that cabinet entrance really attracted my eye.

You need to create a “Conditioned” crawl space. CLOSE all the exterior vents, you’re letting outside hot/warm HUMID air into a crawl space that’s probably around 65 degrees and the warm air hitting the cold air condenses and causes MOLD. It can also get into your HVAC system behind you and into the central air system airflow. Close all the outside air vents and encapsulate and you’ll be in good shape. Test for Radon also,in the home above. If you have a radon problem have a Mitigation system installed. They not only reduce radon gas, but also remove moisture and humidity under the membrane and can help with the dehumidification too…I install radon systems and they will provide super help with the moisture also..

You should have put a concrete floor in the crawl. On top of the vapor barrier. Keeps the bugs out and you could store stuff easily down there. Put in a floor drain and run an Aprilaire dehumidifier system to dry it out.

That is such a beautiful home and something you have worked very hard to obtain. Love the layout, the size, the finishes, the lighting...everything really and that awesome garage will be perfect for parking some of the supercars. I like that idea of a stacking lift... white with black and gold trim... dang son!!!!!! Good call on the water filters, dehumidifier and getting personal with the hornets!

You need to seal off the crawl space vents. You don’t want the humidity going under there. Install permanent dehumidifier. Basically do a sealed crawl space.
