Rates will not come down, but prices will. Honestly I agree with a lot of what Barry said, the disagreement comes in the expectation that rates will decrease. Deficits will not take priority to an overheated economy that shocks global markets. With 130,000 units in the US I’m sure it can’t be an easy realization that shareholders balance sheets may be swamped by an overwhelming decline in CRE prices, fueled by suppressed cap rates that make CRE an unattractive investment for financial institutions. This will eventually trickle to residential properties as well, because rents are also overpriced, considering an increasing employment rate AS WELL AS a decline in real wage growth from 2020-2021 & 2021-2022. Data will prevail due to the AI race so there is also agreement there and he is also right about the tough decisions that will have to be addressed by the fed (Increase rates and increase debt expense to slow down inflation Or Keep rates low and essentially establish a new target inflation rate.). However ignoring that the target rate is still not met and hoping that fiscal policy balances inflation via. Employment and budget cuts that inspire a surplus is a major stretch… The fed can impact the economy through rate increases/decreases or through the purchase or sale of bonds. There is no other way to control inflation regarding the fed and considering that they are suppose to be independent of fiscal policy I bet they use all tools in their control to combat inflation irregardless of the hassle it puts on the deficit which is more a fiscal focus.

The host is really weak. Barry made out a very strong case for rates to be reduced and the host did not even question let alone challenge him and such a bold outlook.
