Another great video….in your first video about your adu you said that the actual cost of converting your garage was around $52,000 which is a very good amount( not including the outfitting of the adu)…so as far as “the haters” they don’t know what the $hit they are talking about…having said that though $52,000 might be to much for a pre pandemic cost….in other words if you build it now in 2023 your conversion would cost around $80,000 to $100,000? in that case that would be more than I want to pay….as far as your income from your adu I find it amazing for a place like Tennessee where I can imagine the cost of living must be very low compared to here in California….just comparing the minimum wages of Tennessee and California there is a 100% difference….$30,000 income here in California would be good as an added income I can imagine how good it would be in Tennessee…in reference to the structural engineer here in California you have to have a a report in your hands even before you apply for permits…so it looks like Tennessee has more relaxed building code than California…keep doing what you are doing it looks like you found a very good way of making money…

I thought 60,000 was really low. There is no way they could do it for 10,00. No way, unless they did the labor themselves, and even then the plumbing/electrical, lumbar have these people seen the price of lumbar.

Yeah first timer here... The contractor went to the bank... Not saying 10k but 60+ get you a close to finished ADU.

I'm sure I could do it for 10k. However, we are handy and could do the work ourselves. We also live in an area that is less expensive that you. For your area, and having to use a contractor, you did an amazing job for 60k.

People who think they can do a conversion for 10-20k are morons. A kitchen alone with granite including appliances is around 5K on the low end, baths another 5K on the low end, tradesman carpenter/plumber/electrician/ permitting/ utility connections, etc, aren't cheap either. Then furnishing etc.... The price you paid $60K is pre pandemic prices and is 100% reasonable. It would cost more like 80k in todays prices
