It's entirely possible the rates drop this summer, but I don't see it linked to the election. Mortgage rates are tied to the Federal Reserve interest rates. The Federal Reserve is independent of partisan politics, and the current Fed chair (Jerome Powell) was nominated by Obama, elevated by Trump, and renominated by Biden; so odds are that he will continue in his position regardless of who is president. If the Federal Reserve lowers interest rates in 2024, which their meeting notes suggest they are likely to do, it'll be because inflation and unemployment are within the target range the Fed is trying to mantain.

Be sure to reach out to your insurance agent to get a good idea how much homeowners insurance will cost. Florida insurance rates have been doubling from the prior year.

I personally use a 1080p 144hz model but it really depends on what you need and what you wanna spend on one. BTW, my son has a gaming computer, and for his monitor he uses a Dell - S2721DGF 27" Gaming IPS QHD FreeSync and G-SYNC compatible monitor with HDR (DisplayPort, HDMI) He has had it for about 2 yrs and absolutely loves it. We’ve built two and bought two houses “used”. Although it’s fun to design the house, but don’t forget when you move in it’s undecorated, no window treatments etc… in other words it lots of $$$$$$ on top of everything!! Also may have to get builder back in if things were not done to plan. I enjoyed our two “used” houses more as they both came with pools installed, window treatments, paint and a few after build upgrades. And the houses had already gotten their “kinks” out. Look around the market and compare. ….just something to think about.

The thing about building your own home, it is more stressful picking out the finishes, I was with my daughter many years ago and we had to take a break because we could not decide on everything. If you find one that is a year old, and it what you want, it's good to go with that one, because the window coverings are in, and maybe the front lawn is complete..those are most of the expenses that are extras. Just something to think about. The floor plan and the necessary things in a home are important, color or a wall can be changed.

If you guys enjoy salmon you have to try arctic char. It is so good.

My grandfather used to go to Alaska every year to go fishing and would catch a TON of salmon and some halibut. They would fillet and package it and send it to him here in FL. That was the only Salmon I could ever eat and I liked the Halibut too and I absolutely hate seafood. And the market! Florida was full before COVID now it's ridiculous

Alienware has some of the best PC monitors right now. QD-OLED is the way to go. You might struggle to push a higher resolution with that laptop though, depending on the specs of it. It sounded like the fans were screaming just to run CoD’s menu screen lol

I would love to know how she season/cooks food! 😊 BTW: Make sure to save enough for not only the closing cost, but also appraisals, home inspection (even if it’s a new build), and earnest money!! We didn’t know about any of these when we moved! Also, I know interest is pretty high, we ended up doing getting a buydown on our loan to be able to afford it and it’s been a life saver. We’re waiting to refinance once it gets closer to Election Day if the rates (hopefully) go down.😊

A good idea just starting out is a new build on a townhouse. Deposit isn’t too much. Let the equity build up for a few years then buy a single family home. You have more cash to put down. Way way down the road look into a trust. Put your house into a Trust for future generational wealth.

Better off buying now at lower rates then refinancing you’ll get more home for your money. We’ve built 2 new homes and our first home we refinanced and we were fortunate to pay cash for our new home here in Florida !

If you can put 20% down on your home you can avoid paying for the required private mortgage insurance (PMI). If you don’t lenders usually require PMI insurance. It’s hundreds a month! Just a little piece of advice for you to look into.

Did you and Bianca look into the Celebration area heck maybe you’d be neighbors with Adam the Woo lol. I’ll be honest I’m overwhelmed by how you explained the home buying process. There’s definitely pros and cons when it comes to having a new home built. Me personally if I was buying a home I’d look into one that’s at least a year or two old and not have to go through some of the other steps

I'm with you I absolutely hate grocery shopping, always have. My parents went on an Alaskan cruise for 15 days, 10 at sea and 5 on land. They did the salmon bake and they said it was the most incredible tasting salmon they ever had. My goal is to book one for 2025!

If you hear this “date the rate, marry the house”. Walk away. Rates will be lower at the end of the year and home prices will be lower. If they are showing you price increases in homes, ask them for a list of the decreases. It’s easily provided.
