Yes man thank you so much for this video! A lot of people including myself for some reason find in difficult to talk to letting agents/estate agents/ landlords e.c.t it's like a mental barrier and having the fear of blanking out and not knowing what to say! But this video is the perfect solution to this problem! Thank you!

New to the channel but loving it! I've been researching for a few days now and I wanted to ask (Ste or anyone in the comments) would I be correct in assuming if I wanted to set up estate agents (buy, sell, lease) the only setup fees would be marketing and office space if we wanted to set up a physical location?! Is this something the property circle covers?

Great video. Out of curiosity Ste once an offer is accepted when do you take your build around? I understand ideally you want to do this during your viewing but if your builder is not available would you do this before getting a survey done or after? I assume after a survey so that you are not wasting your builders time if they are busy and then after they can even look at the survey in case of any issues? Thanks in advance

what kind information and where do you get the information of the properties before you get in contact with agent? There are some properties that will be required it.

Thanks for sharing Ste, really good insight. Would be good to see a video if possible on how the properties are sourced before you then perform the due diligence, so as an example the 5 in this video, how were they all sourced?

Mostly by me using Rightmove and I think 1 of them was from a sourcer. We have different ways of getting properties, Rightmove is the obvious one, Sourcers, Estate agents send us deals and then sometimes auction houses

Thanks for the reply Ste. I guess i need to do something slightly different when searching rightmove. All the properties I’m seeing that could be good flips seem to be going to auction and we know what happens at auction at the moment in this seller’s market.

There is qualifications to be an estate agent. I’ve completed a level 3 in residential property sales which is an A level equivalent. Parliament are bringing in laws that you have to be qualified so no random people with a suite can just be an agent.

Had a nightmare of negotiations so far , 3 times so far and lost all 3 …they say they will guide you I’ve been open ended regarding last and final offer as i just want to make sure i secure the property and still Ive lost the deal. The negotiations or selling defies all logic to me and I’ve been in sales for 30 years…help !

Don’t beat yourself up, it might not be down to your negotiating skills as the market right now is crazy. What areas are you offering on these properties?

@@h3steven stafford shire area . I’m guessing the market is so ruthless right now, it’s high demand and it’s maybe the face that fits rather than the price ? As I know the area and type of property I want I am negotiating by phone after sending someone to view . I currently live in Portugal so am desperately trying to relocate “home” to be near family. Finding the agents full of BS to be honest with you .
