Looking for a lender that does cash out refinances on land contracts. Preferably low to no seasoning period. Buy homes in OH. Any help is appreciated

What is an overlay?

An overlay is when a lender has a guideline that overrides standard guidelines. Like if FHA allows up to 57% debt to income ratio, but a lender decides that is too risky, and that lender decides they are going to cap it at 50% debt to income ratio. That means they have a debt to income ratio overlay.
