The prices for homes in this area are crazy to me. Where I live, a 1.75 million dollar home is a palatial mansion with luxury and high end finishes.

Usually the reason for that is because they have a time limit on moving out of the house and maybe they didn't have time to clean everything up, but since she gave them a free rent back then I'm not sure what the reason was.

I love watching your videos and have learned from your videos. I am working on my second flip. I just think it's something that you repaint existing vanities, tub surround and use boob lights on a $2 million house that I do the same on $120K house. Although I don't think I'd ever paint a tub surround. You're very inspiring!

Glad to hear that and congrats on your 2nd flip! It may seem strange, but a $2MM house here might be the same level as a $120k house in your area cuz prices are so inflated! I try to be careful with my budget and only spend money on where it matters :)

Beautiful transformation and great detailed info. I noticed in several of your flips, that the toilet seat is left up. Would look better with it down--just a suggestion. Many model and parade homes will even put a ribbon on the lid so no one uses it to keep it clean and fresh smelling.

I’m really surprised that buyers weren’t turned off by the shower surrounds in the bathrooms. I would have thought a high end market would demand more luxurious finishes. But I don’t know the Bay Area market.

Another great video. I always love the before and after. Would be great if you had a video focussed on all the time and effort it takes to do a remodel. Who does the design, etc? Do you purchase all the materials yourself or the contractor? Issues dealing with the contractor, etc.

I do the design myself usually with the help of my contractor. If it's more complicated layout changes, my hubby helps me put it in Home Designer software to mock it up. Looks good, great job!. One comment I have is about the recessed lights, I think they're a bit big, I'm guessing probably 6", I prefer 4" whick looks more modern and less busy.

It costs $2k extra I think. This is in the bay area and building materials and labor are one of the most expensive in the country. If you live elsewhere, it might be cheaper.

Glad to hear that! Foundation cracks sometimes, but termite is usually not a big deal. You just need to fix the dry rot and tent the house worst case. There's unexpected issues all the time lol.

i was watching the video when you were talking about the feng sui thing and never hearing about it and i was was laughing sooo hard i forgot to leave a comment and like. im doing it now. ppl come up with strange things everyday about realestate. the power lines. the busy road, the wooded area etc. im thing if there werent power lines how would you get electricity and how would you get to your house if there were no roads and on and on.

my home state CT has high cost of living but still 1.75m would get you many acres in a slightly packed suburb and large 4k sqft gorgeous home with a large pond and a 2k sqft guest house next to it the size of this one in a premium school district area. In a low cost state it would be a huge mansion with a large pool and 8k+ sqft easy. But where there are tons and tons of people the oppurtunuty to make such high volumes of income are greater, do it for 5-10 years aggressively and you can retire in a low cost area easy.

What formula do you use to calculate offer price? I thought most use the 60%-70% x ARV minus rehab cost; it seems you are around 80% x ARV minus rehab cost; is that because of your area? or just bc you are familiar with the comps? Great video by the way and congrats!

Thanks! It’s pretty straight forward, and I probably don’t need to make a video about it - you just have to pay the money back even if you don’t make a profit 😅 On the deal I lost $50k, I still paid equity partner interest instead of % of the profit. That’s how you protect your brand and make sure they still will be open to lend you money in the future

It depends on whether the wall is load bearing or not. If load bearing, then yes, you need an architect and a structural engineer to do drawings and calculations.

@@TransformRealEstate I just purchased a old 2 family Victorian home in closter New Jersey for a great price needs to be gutted completely and I will do just that and possibly add a addition around 2,000 sf which would make it 5,000 sf 2 fam which I will be doing most the work myself with some specialist on certain things I will post a video once I close on this end of month.

You can diy with rust oleum tub and tile paint which costs $25 per box. I’d buy 3 of them if you want to go this route. I have done this on 3 of my rental homes. Nothing beats a new tub and new tile, but this option is cheap.

Most people who have homes here bought 20+ years ago or during the housing crash. So people can sell for a great profit and live like a king anywhere else in the U.S. I live in this area. The salary to rent ratio is amazing, but you can't own a house here unless you have a spouse and both make 100k+.

I don't understand how someone could pay over 2M for a home that doesn't even have a hood/vent over the stovetop.

Where are you located? It's probably difficult for people out of the area to understand, but $2.5MM is the average price for homes in this area, and many people paid that price for fixer uppers. But I agree a hood probably would look better if the kitchen has enough space.

@@TransformRealEstate I live in a small town in Washington state where 2 million would buy an epic home with an amazing kitchen and waterfront views. So I agree with you that location matters. I do love the marble infinity island you put it, it's beautiful.

I don’t understand how so many people can afford a 2M home, if that’s the going rate. 30yr at 3% is 8500 month without taxes and insurance...insane.

Why don't the millionaires that purchase the home just buy a house that needs fixing up, and remodel it themselves, it will only take 6 weeks but they will save the 300k she made in profit off of them?

Because 95% of buyers don't have the desire, time, or knowledge to do a full remodel

My elderly mother-in-law tripped and fell down the step into sunken the living room because she walked in a straight line from the front door to the stairway. She ended up with a black eye and I felt so bad for her. Because of this I'd never have a sunken room in my house. They do look nice, though.

During the 5 month negotiation, was this deal ever presented to other investors or kept exclusively to you? I see it was listed as $1,888,888 initially. No one else was willing to take it?
