QUESTION RE: BILLS HMO Rents are generally inclusive of bills. What should landlords do when electric cars, bicycles and scooters become common-place with chargers that can be plugged into a domestic socket? How can that be charged-for or policed? (I've posted this same question to several youtube providers.)

Quick question is the landlord responsible for cleaning the communal areas for example a hallway if there is one a sitting area and shared kitchen etc. I'm thinking if the house occupants are possibly all strangers who would be responsible for any cleaning ?

How do you go about creating a brand new 5 bed HMO on a property you haven't even yet purchased? Do you need to approach the council first, and look at licensing, an architect first? What are the steps needed before you even put an offer in, to ensure you know it's worth purchasing. I'm struggling to find information Any help you can give me would be most appreciated

I started waching your videos 3 days ago and got a lot of motivation and inspired on doing stuff that you do. By my opinion to do HMO in my county it would be a bit more difficult than in UK because my country (Lithuania) has a bit more risky economic status where you can fail really fast without eny gain, but you know what they say "If you will not gonna try you will not gonna know".

Most big cities do now have article 4 directions which makes it very difficult to set up a new hmo. Could you do a new video for this and give dome tips?

Hi Samuael, great advice as always. I had a question: can you do a video/clarify why you don't suggest to do a Buy To Let on an apartment or flats? On RightMove you always filter by "houses". I think it would be interesting to cover this topic, especially since flats/apartments are more affordable if you wanted to go down the Buy To Let path. Are you able to reply/like this comment so that I know you have seen it please? Thank you, Ali

is it worth making a property worth 600k in central london(near uni) into hmo? 4 bedroom and 1 large living room that can be made into 2 extra rooms. so total 6 rooms. £3.5k income per month. property has 70 years lease left. any advice?

I have the feeling HMO properties Or should be well designed, mint conditions, or Don't do it at all. Make nice and decent spaces for tenants, or your property will deteriorate quickly. HMO gives you a great money indeed. IF you just care about money and profit, go for it. IF you consider other social aspects, be more careful and make nice spaces. Government should be very picky with HMO, in my opinion. Making nice spaces for people to live is very important, rather than just making money. If you don't understand what I am saying, check 5 different HMO properties in your city and you will understand.

Another good video, but the cameraman - there really is no need for a massive camera like that, and it wobbles around like mad! Get a go pro7, and a gimbal. The footage will be better, and soooo much smoother.... And you might find less people throw you out if your camera is really small instead of that scary looking monster movie camera.

I think the main reason you had issue with the estate agent talking to you about HMO on camera is they're a dodgy company. HMO need to be regulated properly! It's a major problem in Birmingham, more and more of them are popping up in every street. HMO mostly attracts short stay tenants and these companies dont care who they let in their property. They're just after the tenants housing benefits. The tenants that live in these properties dont have respect or care for where they stay. This often follows crime and violence. Like you said "kennels will attract dogs".

I am trying to do serviced accommodation in my home town, Chesterfield, but would like to know the Airbnb / booking.com rates of occupancy in my local area before I feel confident on the financial side / cash flow of the property. How do you source information for serviced accommodation (occupancy rates in particular) etc.?

Freehold...the main differences are,, with a freehold, it's completely owned outright by you and is your property and land but all owner liable repairs are down to you as well as the freeholder... leasehold pretty much just means someone else owns the property and/land which you can lease from them for a certain one time payment, for a limited time and after that times up, you have to give it back (or you can extend it for a price of course, if they are willing) and doesn't belong to you indefinitely. The other downsides include ground rent, which is generally a small amount on a regular basis ie monthly, quarterly, annually etc, but also if repairs need to be done, they will get them carried out but you have no control over the amount it's going to cost, who they will be using, and then that bill is passed onto you or if a flat/shared home/HMO etc, then it's split amongst each occupier. But this can range from a small cost to a huge cost. Best to go freehold but only if you know the market value and the state of the property ie are there any subsidence issues...does it have mines within a certain distance of the property, and so forth...and if you're happy to pay the whatever price the seller accepts for it after doing that research, then go for it.

Aaron Dean I have never invested in the US but I know many people that do and the principles are very similar. The Crash Course is phenomenal and I’m sure it would be worth your time, but I wouldn’t rely on this alone to become a successful investor. You’ll probably need a mentor and an understanding of your local area to do exactly what I do.

If you're saying this because you want to point out that it'll be difficult to find a cheap property, then look outside of your area. You can always go into an estate agents (or call them) to ask what is the average property vale in a specific area you are looking to buy, or ask what areas are the cheapest and which are the most expensive and so forth, and also find out the typical value of properties in the cheapest, expensive area etc so you can kind of figure out what the usual value of that area is
