I have heard many good things about Florida's Palm Coast in the comment section so I decided to check it out for myself to see if its a good place to live, since it is still a very affordable area in Florida. Here's my take on it.

@MichaelBordenaro I see in one of your recent videos you're making a trip back to PC and mentioned if you were looking at buying somewhere else in FL it would be Palm Coast. What changed in 2 years? Been following your content for awhile and look forward to your updated views on the area in April 2024.

Hey! My hometown that I have lived in for seventeen years! I will talk to you about the city from the perspective of a local. The population is around 90,000 to 96,000 or so. Big population. This city is not "part of a larger area of a city". It's not like Miami Gardens or Golden Glades in Miami. It is an independent city, and is pretty much entirely suburban. (Population wise) Palm Coast is not ON the coast however. Flagler Beach is the part of the county that is on the coast. I will now list the pros and cons. Pros - Community - If you are 65+ or you have a family, then you will love it here. This county has one of the largest senior populations of all counties in Florida. Crime - Low Crime. Schools - There are not many gang bangers in our schools or drugs. It HAS happened, but it is rare. Affordability - This place is very affordable by Florida standards. Parks - We have PLENTY. Cons - Transportation - HIGH dependence on cars. You NEED one. MAYBE you could just walk or ride a bike if you live on the edges of the suburbs. But seriously, just buy a car if you don't already have one. High depression rates among young people - In 2019, I believe our county had one of the highest suicide rates in of all counties in the U.S. I have no idea why. If you are from Palm Coast and you think that you know why, hit me with your best shot! Now, it is 2021 right now, so this high statistic MIGHT be irrelevant now. Things to do - Well, you can go to Walmart, or Lowe's, or Home Depot......or Target..........or.............you can get some fast food..........Like McDonald's or Wendy's or Burger King (Just one I think) or Chick Fil' (Just one) A or KFC (Just one) or Popeye's (Just one) or Zaxby's (Just one I think) and........uh.............................Michael, you MIGHT start to understand my point now. Haha! Most people just take a 20 - 45 minutes drive north or south to St. Augustine or Daytona Beach if they want to have fun or do something. Or if it is a weekend, they will take another 30 minutes or so to drive to Orlando or Jacksonville. Random Facts - Demographics - Palm Coast is 71.5% White, (Non Hispanic) 12% African American, 10.6% Hispanic and 2.88% Asian. Politics - In the 2020 Presidential Election, Donald Trump won Flagler County, Florida by 21 points. Conclusion - I enjoyed this video! Even if you were not satisfied, I am very happy that you came here anyways! Take Care ~ Alexander :)

This an EXCELLENT comment Alex and extremely helpful to anyone looking to move here. And I am glad we mostly have the same assessment of the area as someone who has lived here for 17 years. Palm coast certainly has its PROS and CONS👌

@@MichaelBordenaro I agree with the assessment by Ya Boy Alex. I used to be a breadman years ago and Flagler Beach was my territory. It ran from Ormond Beach and followed A1A almost to Marineland. It's a beautiful and laid back area. If you like it quiet and are satisfied with the limited offerings, it's a great place. I'm not a fan of the beach, too orange, too much slope and sand fleas. On the other end of Daytona Beach (the land that Florida forgot about) is New Smyrna Beach, which you are quite aware. I was a mailman down there before I became a breadman. NSB has much more character and charm, but is also laid back and quiet with much better restaurants and housing. The beach is excellent and you are on the other side of Ponce Inlet. If quieter is what one is looking for, on the East Coast I'd choose NSB in a heartbeat. Further south it gets more eclectic and much more to do with more choices. Just my 2 cents from spending a lot of time in that area. Love your videos. Besides having good content, they are produced well, which is hard work. Best of luck!

All those fast food choices. That’s where I eat! I don’t bother with Carrabas, Mamaling’s, Sushi99, Salsa’s or Cantina Louis, Fifth Element Indian food in European Village, (member that one?!!), oh yes, and Vida’s there too as well as the other three of four places in EV. But I digress from the fast food. My bad.

Hey Michael, I was excited to see you do a review of my my hometown. Been here 10 years and love it. Totally a bedroom community. Great schools, good yard for the kids and dogs, great beach’s within 15 minutes, cheap taxes and safe overall. I work in St.Augustine and the drive is 25 minutes but Palm Coast is huge and it could be 40 minutes from the south side of town. What I don’t like is it gets colder than I like and everything seems to be a chain store or restaurant. I would recommend PC for families and retirees.

We just moved to Palm Coast from California. The major attractions for us were no strip malls, large lots, a quiet vibe, close to Flagler beach (warm water) and very reasonably priced homes.

The thing that sucks are the traffic lights in metro areas, 5 minute lights. I'll take Palm coast over Miami

That’s not really a big deal unless you drive a lot down here in Miami. I live on the beach and I can walk almost everywhere no big deal

Palm Coast is about 30 miles south of Saint Augustine so those working in St Augustine who can’t afford houses there have a 30 mile commute option so basically if you’re financial situation dictates you can’t afford a place where you wish you could live there’s a less enjoyable but viable alternative. Or if you’re old, lots of senior citizens live there, then peace and quiet is your priority and you order everything online and have it shipped to you and don’t eat out often and stay home. If you have the money owning on Saint Augustine beach along A1A down to Crescent beach is where to go. Congressman Waltz lives on St Augustine beach for example

1/2 hour to 45 minute drive to st Augustine without traffic is not as far as you think for a Northerner. After seeing your video I would consider moving to the Palm Coast. It sounds so quiet. I like quiet. I like quiet with a 45 min drive to St. Augustine sounds perfect for me. From Fairfield CT.

@@TrulyBlessed_1111 Hi, thank you for replying. I’m 60 years old, so quiet sounds good to me an also no stores around. It’s more private that way. Only the people that live there come there. No outsiders or too many tourists. How far are you to the beach?

I've been a Palm Coast resident for over 3 years and I'm also a licensed realtor. All these neighborhoods have access to shopping and restaurants. Nothing is really far away. Palm Coast Pkwy and Moody Blvd are 2 main business streets .Have in mind that this city doesn't have ghettos, it's very safe, and the property value is quite uniform across the city. I'm originally from Europe. I know what urban living is like..It's convenience vs comfort, safety and privacy.

Its not that they don't have access, just too far away for my taste. There are plenty of other towns in FL that are much more convenient, yet still are safe an offer privacy. I'll be talking about it in future uploads

I visited palm coast and loved it. The housing market was what took me to palm coast and I bought land there, now can even build with every builder raising their price by 20000 almost every 3 months, and do not even give you credit for your land..... the home prices now are outrageous for that town..

First and foremost, it's Palm Coast. Not "THE" Palm Coast. I just watched this video and there is just so much misinformation. Where to begin? We have plenty of strip malls, major retailers such as Target, Walmart, Home Depot, Lowes, Tractor Supply, etc. in addition to 5 Publix supermarkets with another on the way, 2 Aldis, 2 Winn Dixies, chain and independent restaurants, countless fast food joints (Yes, we DO have Culver's!), gas stations and convenience stores up the wazoo, car dealerships, several major chain hotels and motels, an airport, Interstate 95 running right through and US-1 along it's western edge. I don't know how you could have possibly missed any of this. Most of the houses you were looking at were in the Pine Lakes area. Less than a 5 minute drive from several major retail areas. Just so you know, we don't stick Walmarts in the middle of neighborhoods. Areas are zoned for residential, commercial or industrial. Depending on which part of town you're in, drivetime to the beach is anywhere from 5 to 15 minutes. Saint Augustine from 15 to 30 minutes, Ormond Beach 15 to 25 minutes and Daytona from 25 to 35 minutes. But you're never more than a 10 minute drive from a supermarket or 5 minutes from a convenience store or gas station. We have two high schools and several middle and elementary schools, lots of parks, golf courses and athletic fields, tennis and racquetball plus miles and miles of scenic multi-use trails traversing the entire city and branching out into nature reserves and connecting to other areas. We may not have our own beaches, but Palm Coast borders the Intracoastal Waterway and provides boat access. We enjoy a low crime rate thanks to the efforts of the Flagler County Sheriff's Department. Our communities are diverse and neighbors wave at you when you drive by. You don't even have to know that person but you can almost always expect a wave, smile or nod. No we don't fall under the jurisdiction of an HOA but there are some restrictions that are a little strong armed, but through political activism by some citizens, there has been a notable relaxation in recent years but no so much to create blight. Palm Coast is a great community. I moved here 21 years ago this month, started my own business and I've never looked back.

I agree, I want to be close to restaurants, coffee shops, grocery store ect… the retirement community I’m looking at all is accessible via a bike ride or walking.

I live in Palm Coast and I am close to major stores and restaurants, how about Target, Publix, Aldi, Olive gardens, Panera bread, Sushi grill etc, everything within walk-in distance or bike riding, It is just to name a few. 30 min to the beautiful Flagler beach on bike, 10 min driving the car, the city is booming, and it is only 20 years old, founded in 1999. Stop watching those “ bloggers “ come and see with your own eyes

If I wanted to live closer to restaurants I would live in NY. This place is perfect for me. No traffic, no spring breakers, the beach is empty, affordable, etc etc. Just an hour and half from Orlando International Airport. My gateway to Cancun and Cozumel (scuba divers paradise) for less than $300 round trip. Only 1.5 hours flight.

I live in the F section, I am 5-10 minutes from almost everything. I am 12 minutes from the hospital and 14 minutes from Target. I have been here for 2 1\2 years and love it. Could have not bought my house and land for the price I paid .

Bought our first home here from Colorado. 52 minute bike ride from the beach and couldn't be happier! Great police presents love my neighbors agree to the far away amenities but bike paths are everywhere.

It looks like you stayed on one side of town. Its not a city by any means, but to say there is no shopping is misleading. We have Target, Ross, TJ Max, Michael's, Pet smart, Petco, Hobby Lobby, Belks, Bealls, Walmart, Famous Footwear, Bath n Body Works, Ulta, 2 Starbucks, 2 Dunkin Donuts, a beautiful movie theater, tons of fast food and restaurants, several beachside bars that are pretty nice..also there are plenty of young families that have moved in and love the lifestyle.. I used to work in St Augustine. Drove every day..it's really not that big of a deal..but you are correct, its probably not for everyone..

Its not that there isn't shopping, its just mostly all in one area, and unless you live right next to you it you have to drive a bit. Besides that I lived in a small town for the first 20 years of my life and the everyone knows everyone thing is not my thing lol. But yes, I know a lot of people are very happy here and I am glad to hear that!

We just moved to Palm Coast (not "The Palm Coast"), and the things you're complaining about are exactly the reason people want to live here... if we want to go to the city, there are lots of great options right nearby, but we're far enough to not get all the city crazyness or tourists. Palm coast does have plenty of business, but half the point is to get out of the big city life and still be close to anything you want.

I just visited Palm Coast last week and I agree with most of what you shared. A very quiet, sleepy, suburb. We decided to pass and look for a place with a little more going on.

I recently moved to Palm Coast. I love River to Sea Beach, along with Flagler. Everything is close. You don't drive a half an hour to get to a restaurant or store. Use the toll bridge and you are at Jungle Hut Beach in 10 minutes. You definitely want a pool.

Hi Michael! Great video. I'm from Ohio and I've been living in Palm Coast for 8 years. I love it here. Your video showed a lot of the "W" section so yes if you live there. You may have a 15-minute drive to everything. However, Palm Coast is bigger than you think. The "E" section is 5 minutes from everything, including gas stations:). My point is yes, it can be a tucked-away city, but there are plenty of sections to buy or build a home and you are right by everything. I have a 2020 Dodge Charger Scat Pack 392 HEMI so a trip to St. Augustine is about 25 minutes for me:) Good luck with the house hunting!

We live in the W section and love our neighborhood. Moved from Southern California, and would don't a hundred times over! Don't have to plan trips around high traffic times, which basically gives you 2 hours out of the day to not hit a ton of traffic! Kids are grown, love it here!

Good video, I have been thinking to move to Palm coast in the next couple of years and we will go next month to check the area out. and its good to have anther point of view specially coming from someone that knows the area like you. I picked palm Coast because it seem cheaper than other cities in Florida. Thanks for the video.

I live in Jacksonville at the beaches. Have friends who live in Palm Coast. There are no sidewalks in the neighborhoods, no street lights and all the homes have a ditch in the front for water run off. Overhead utility lines. They do not put utility lines underground. It is spread out and it’s near St. Augustine and Daytona. Lots of very nice parks. So to me, it’s not great but it’s not bad.

And I forgot to add this city does have shopping and restaurants. Crime rate is low. My friends are very happy in Palm Coast. Low property taxes and close to the Beach. Michael I know you did not like Flagler beach but you have to understand that it’s old Florida and lovely. That’s how the residents want it, with no mansions and high rise condos.

We've been here 7 years now. My advice is to rent for a year, then figure out where you want to buy. That's what we did. We moved twice from Maryland to Charlotte, NC until we decided to retire here. It's the best thing we ever did. I'm in the W section, it takes me 5 minutes to get to anything I need. Shopping, restaurants, my doctor and dentists office, bank, etc. We're in our 60s and everyone that visits, says they love it here too. It really has grown as a family community as well. I'd encourage anyone to move here. Good video, but if you're a real estate rep.your negativity toward this area will not help you with positive sales.

There is an area in Palm Coast with canal homes that go straight out to the Intracoastal River. Beautiful you should have checked some of those homes.

No city? Sounds perfect, . . .less crime. BTW, . .the map shows that right in the middle of the city are all of the essential stores you could need.

Palm Coast was built by ITT on a filled in swamp. All the stores and commercial development is on basically ONE street. So it's a nightmare to get to a store through all the traffic. Basically, it sucks. It's not that affordable either. Rent on a small side of duplex is $1,000 a month, plus electric, sewer, water. Houses may seem cheap but are built cheap. Fiberboard that is often left out to get rained on prior to completion of the home, so often moldy and rotted before it's completed.

The only part of Palm Coast that was filled in was Palm Harbor with it's saltwater canals which were dredged out from marshland. The rest was pine forest mostly owned by Rayonier Inc.

1,000 a month for outsiders is cheap. I rented a 900sq feet apartment for $2200 most residents don’t see what they have

Palm Coast feels a world away from St, Augustine. In-laws in St, Aug since ‘08. There is no cheap option hack to a lot of these prime locations. I think where I’m at is amazing. Given its only 20min from prime areas. Again, we are LUCKY where we are and what we have for the money on the space coast

We live in the B section, which is very close to all the business on Palm Coast Parkway. Access to highway 95 is just 5 minutes from our house. There is so much potential in the Town Center for more industry development, which would be right next to our City Hall. The city is bringing more medical facilities to the area, so that's a plus for working professionals in the medical field and the community. The town is only about 20 years old, so it needs more time and leadership to develop. I would say it's an up-and-coming area to keep an eye on.

I love Palm Coast. We moved out Orlando cause it was too over crowded. We had a new 5 bedroom/ 3 bath home built in Palm Coast. We closed on it April 9 2021 and moved in April 10th. The neighborhoods are beautiful and the entire city looks so clean and manicured. Our home was 242,990. YES under 250k for a 5 bedroom. And we have a huge back yard. There are restaurants and shopping stores less than 10 minutes away, but you are right there is no big city or downtown. The beach is 10 mins away.

You nailed it michael. I spent a few days in palm coast with my family last week and yes, no sidewalks in any of these communities and its 10-15min drive to the nearest publix or any other shop. Would be 100% car 🚗 dependent. Unlike in miami where it is at the opposite end of the spectrum and i can walk 3mins to my nearest publix. The drainage ditches everywhere bothered me especially since it has been raining 🌧️ alot. I was concerned about flooding but apparently its about 30ft above sea level and those drainage ditches all feed a canal. Apparenly palm coast has a cunning defence system to prevent flooding but its fun listening to all the thousands of frogs around the properties in the eveing, very melodic!

Palm Coast may not have an HOA but they do have restrictions like an HOA I've done some research on this area. Personally I don't think 45 min is a long drive. I live in MA (at present) and many travel 1 hour one way to Boston for work. I think you may be a "city boy" (which is fine!) and not accustomed to suburban living. With all that said thanks so much for this video I enjoyed checking Palm Coast out !

I am sure they do have some restrictions. I know what you mean on the hour drive, I grew up in rural IL, so I am very familiar with long drives everywhere. But I have gotten accustomed to having things nearby living in Miami Beach. There are some places in FL that I think offer the perfect "balance" of some privacy and convenience

You was on one side of Palm Coast(it’s not THE PALM COAST just palm coast🤦🏽‍♀️🤣😂) there is strip malls here🤦🏽‍♀️ there is no mall but there are strip malls here and Daytona Beach is only 15 minutes away. It’s not too far away from things. You seem to be driving in a circle 😂 . And St. Augustine is actually 15-20 minutes away. I have no idea which directions you was using😂 saying it was 45 minutes away. . I but that busy street is Bell Terre PKwy which is not a busy street it’s a 4 lane street😂 But this is a Golf town and a family oriented city. That has only been city since 1999. There are a lot of Gated communities. I have no idea why you just rode in one side of town and in a circle 🤦🏽‍♀️😂😂

15 mins away from Daytona, is still quite a drive. I had a list of properties to look at, and thats what I did. And during that whole search, I did not see any strip malls or stores / restaurants nearby. Obviously I missed that area you are referring too. But if its that difficult to find it, and you have to live in only the surrounding neighborhood of that one spot to be near anything, it would still be a deal breaker for me

Fastest is 35 minutes if your close to I 95 but it’s taken me as long as 50 minutes a few times. While I was working in Silicon Valley California I’d drive up to San Francisco for weekends and it was a pain driving 1 hour up spend all night till 2 am at a night club or event then have to drive an hour back home from 2 am to 3 am or even later that sucked 2 hour round trip but LA is even worse because traffic is so bad you take 30 minutes to drive 3 miles so people like my Mom are stuck eating shopping in her immediate area so if the restaurant sucks or the store isn’t good you’re stuck or order online I guess. Fortunately for her she in Marina Del Rey so most restaurants and stores are decent

I live in Palm Coast on a salt water canal with a dock and boat lift. I paid about what an 800 square foot condo costs in Dade County. From my neighborhood in north end of town and can get to any house in Palm Coast in 20 minutes, and St Augustine or Daytona in 30 minutes. Most restaurants are less than 10 minutes away and some are 5-7 minutes away. At first I missed a downtown area but not having one eliminates commuter traffic. We have an extensive network of foot and bicycle paths so I can ride to restaurants, grocery stores, and other retail. Personally, after working in a large downtown, I don’t like crowds or endless traffic, so I wouldn’t trade my home and lifestyle for the most expensive penthouse on the water in either Miami or Tampa. Now Sarasota…maybe😉

New yorker here 👋, my mother bought a house in palm coast not long ago and i really wasnt a fan of this area when i came to visit, its really not for a younger crowd, felt like there was nothing to do. I myself just bought a house in boynton beach 3hrs away and its literally the opposite as far as vibes go.

I’ve lived in Palm Coast (not “The Palm Coast” 😂) for almost 25 years… and while I don’t think you did it on purpose, you made a lot of misstatements. I don’t think you really highlighted all of what PC has to offer. There are much nicer homes in PC than the ones you showed in the same price range. Also, stores and restaurants are usually no more than a 5-10 minute drive no matter where you live. Yes, one home to another may be spread out, but there are multiple supermarket, stores, and restaurant centers/hubs throughout Palm Coast.

Only problem is not ALOT of job opportunities and it's gotten more congested in the last 5 to 7yrs. If you're new to the town it wouldn't be noticeable. Been in and around there for 10yrs. That long you'll see and feel the difference!

Preach! Literally nothing here but homes and more homes. Need to drive a half hour to get any necessity. That can’t be purchased at a dollar tree/dollar general cuz we have more of those then McDonald’s… Which Even McDonald’s is 15 min drive. If you want to go to Sam’s club or Costco Trader Joe’s or whole foods then it’s an 1 hour -2-hour drive…That’s with With no traffic and all that’s along the way is pretty much trees ocean and homes. Also you better have a truck cuz your not gonna want to make that trip weekly. No side walks (in some areas next to main streets we might have a few) street lights anywhere. You spend 1/2 the day in the car. And what you save on house on gas for your car.

Thanks for the video about the palm coast. Have you had an STR in south FL? A pool is a big advantage to STR guests in FL. Unlike the north where you previously had a pool, residents and visitors alike use our pools all year long. On the other hand fireplace in south FL is not a make or break for STR guests and the one STR of ours that had with a fireplace we stated on the listing that it was 'NON OPERABLE' since we did not want random people building fires inside our house:-) Also almost every house I see with a fireplace the thing is placed between the living area and a view. Most houses I look at I would want to remove the fireplace but that is not cheap. Very right about needing to see a house in person or at least drive the area. We have seen many on paper that looked perfect only to cross them off the list because of road noise etc.

This house hunting vid is for me looking for a house I want to live in, so not worried about someone else using the fireplace, but I can see that being a concern for sure! My wife and I moved to Palm Coast last year from Colorado and love it. We chose Palm Coast and put a contract on a new build before we ever came out here, sight unseen. A total leap of faith and we haven't been disappointed. We got lucky and I agree, I wouldn't recommend doing that to anyone. Nice size lots, generally all at 80' x 125', as is ours. There is shopping and places to eat here in Palm Coast, not just chain restaurants. If a person is looking for shopping and fun with major entertainment/bar scene then maybe Palm Coast isn't for them. The beaches aren't too far away, certainly closer than the 1,100 miles away we used to be. We are 2.5 miles, as the Crow flies, but it takes about 15-20 minutes to get there. However, we have found that Crescent Beach is our favorite and that is 20 minutes away from our home. Palm Coast is a quiet location and suits those who prefer that. My only knock on Palm Coast is how narrow the streets are and no sidewalks. Be that as it may, we love Palm Coast and love our home. Next year were hoping to have a pool built so there will be much of the entertainment we will need.

What you see as negatives are complete bonuses to me i.e. NOT being near a large city and well-designed, well-kept single-family homes. Sounds like heaven! Maybe The Miami is more your speed.

@@MichaelBordenaro There’s one other smaller area of shopping not including the beaches but none of it is on par with Miami or St Augustine as far as dining or non chain stores etc. But believe it or not it’s still more than some other spots in the west of the county like Palatka or Bunnel towns nobody heard of for a reason that are dirt cheap 30-50 miles inland from the coast

No train or buses to commute to work. With as hot as it gets and humid there’s no way I would walk or bike anywhere. So you need to be sure you have a good car. Also with as many seniors you’d think they’d have a great hospital. Ambulance took over 15 min to get to us with a back injury they sent 2 people the size of 5th graders who actually asked patient with a ruptured disk in his back to try to get on the gurney by himself or they would not be able to do it. Worst service ever.

I was looking at a condo in Palm Coast right on the beach for 279,000!!! (Ocean Crest Drive) Kind of small but looks brand new, one bedroom one bath… I would definitely take that but wouldn’t buy a house there until it builds up into an actual city lol

Even that sounds pretty expensive for this area. We have one bedroom condos here in Miami Beach for that price and they have some in Saint Augustine that were two bedrooms around 300k

You did not look at Good Features. Parks many Waterfront parks Bike and walking paths. Plenty of food and shopping. Sort of countryish....no traffic manicured roadways. Close to St Augistine and Daytona. I am lucky I live in C section canal front. I used Google Maps to see all the Preserved and undeveloped areas....that is what I wanted. You get a lot of bang for your bucks

You definitely get a lot for your $$ here. I may give it a 2nd look, but I still feel its too isolated. There are some things nearby, but not that nearby like in many other cities. Plus it does depend on the section.

Great information! As you said, it's sometimes hard to tell from a map the true tale. Bummer it's not a bit closer to St. Augustine! Pretty area, but ya a little far from shopping/restaurants, etc.

My family has lived in Palm Coast for 16 yrs! Crime rare is low and we are in the F Section and is 15 minutes away from stores. Dollar General is just a few minutes away. Nice place to live!

Thank you Jay, our building codes here are pretty strict after hurricane Andrew in 1992 but this place was built before then. I am sure we will find out exactly what made the building fail, and adopt the necessary building codes

I knew you were gonna put out this video, but to drive down my old street too? (wellington) 😂its too much. hahaha. The crazy thing was when I was growing up there was even LESS over there. My friends and I used to hang out at the starbucks at the Target to spend time in my high school days, before that was built it was the Walmart. Now they actually have quite a few restaurants (there is a really nice modern strip on palm coast pkwy/old kings that you may have missed), a pool hall called cue notes, some bars, a lot of young people go to Finns at flagler beach for ladies night on Thursdays LOL. Very different atmosphere from my childhood. It's just too small of a town for me still, people know each other & people do talk. You will run into folks at the grocery store.

Yeah...many people are moving to Port Saint Lucie it's a great Location because it's in the middle.. 2 hours from Miami and 2hours from Orlando...Check out Riverwalk in Stuart on the weekend they usually have live entertainment by the Saint Lucie river also Mulligan's in Jensen beach is a nice spot where younger people like to meet and greet then you can take the causeway over to Hutchinson island there are many nice beaches over there like bathtub beach..Stuart beach...Jensen beach..and as you travel north past the FPL Nuclear plant you will end up in fort pierce at the Jetty where there are a few bars and restaurants and nice scenery

I live here , lol , and love it , quiet big houses and yards , cheap prices compare to Miami , or a good neighborhood down south , st augis is not that far , 28 miles , 30 min , I work there and do it everyday , anyway great videos always

There’s is a shopping area corridor that links Palm Coast to Flagler beach that connects to another smaller shopping area but that one is not modern or new and some businesses are run down

It never works when you think “I’ll just have to drive 45 mins to get to…..whatever”. It always ends up being too painful! I did it when I came home to Dublin. Big mistake. Missed city way toooo much. Not even a coffee shop. No way.

I actually couldn't disagree more. My husband's whole family lives there and we're moving there in about a month. From any one of his relatives houses (and they all live in different parts of the town), you can get to Palm Coast Parkway in a matter of minutes and there you can find every restaurant imaginable. You can find Italian restaurants, Mexican, Thai, Denny's, Cracker Barrell, Texas Road House, a Caribbean restaurant, more than one Dunking Donuts, diners and much more plus convenient stores galore. We live in Cape Cod Massachusetts now and we do not have that number of restaurants that close to us now. We have to drive much further now to get to some of those places I mentioned. In fact I'll have to get used to all the traffic and busyness of Palm Coast.

Your video said Palm Coast is 45 minutes to St. Augustine. PALM Coast is only about 20 minutes to St. Augustine. We go to St. Augustine routinely for dinner and back to Palm Coast the same evening. Your video said there are no strip malls in Palm Coast. That is absolutely incorrect. There are plenty of shopping centers along with Walmart, Home Depot and too many restaurants to count. Your video is only a year old. How could you have missed the infrastructure of Palm Coast which has been there for 10 to 15 years. Palm Coast is a jewel in Florida in that its not infected with all the large city problems that you will find in "your" Miami or Jacksonville. Lets hope it stays that way for a while.

We moved here 2 years ago and cannot be happier. I disagree that there no close restaurants or shopping, but I prefer the locally owned restaurants anyway and we are 10 minutes from Flagler Beach so we have zero complaints. Anything we need as far as shopping is within 10 minutes and if it’s not, we order. We built a new home in a neighborhood with sidewalks and that’s something you didn’t see in your video. I’m any case to each his own, but we love it here and never intend to move.

Even though there is no HOA as such, the organization known as "The City of Palm Coast" is it's own HOA. There are a lot of rules and regulations put forth by the "City" that could end up with you receiving a violation slip put on your door and/or a few having to be paid. *No business vehicles with printing on the sides can be parked outside the house. *No RVs, boats, jet skis, or vehicles other than a passenger vehicles can be parked in your driveway or front of the house and only can be parked within a fenced yard if it can't be seen from the street. *Grass has to be kept cut regularly and may not reach above 9 inches high. *Almost none of the houses have rain gutters and down spouts to channel and keep the frequent and heavy summer rains away from the slab foundation from getting damaged and eventually cracking and crumbling away. *Every little improvement or repair to the house requires approval and a permit payable to the "City". *Although they have decent doctor and hospital facilities and a few schools, there is no maternity ward at the local hospital. This is because Palm Coast was originally planned to be a retirement community. *There are little pockets of crime in some sections of town because a lot of the homes are being rented out by owners from up North to tenants who have not been vetted properly by the local rental companies. It would be a great place to live if it would cater more to the seniors it was meant at first to provide housing for.

This video is full of misinformation. Don't go by what it says. Do your own research. Maybe even take a tour with Google Maps. Then maybe you'll see it's not the backwoods hicksville Michael Bordenaro is portraying it to be.

I am planning to move with my wife, who’s a teacher, to Palm Coast where my parents live. We are having a baby and we are from Washington state. Kind of tired of the crap politics of my state currently. Things are way too expensive lately to even live and Florida seems like the best fit for us in ALL categories of our life. I know we may take a pay cut but I am hoping we can make a decent living and have a quiet area to call home. I love Florida. So much to see and do. And I’m hoping to share it all with my new son and my wife. Does anyone know anything about the school districts here. Washington is really bad. I know Education is kinda bad everywhere these days, but can my wife get a job being a teacher in this county? Any hook ups to people who might be able to help would be great. Someone let me know. Does all of Florida allow a guesthouse in the back? I know in Maplewood Minnesota where I live it used to be allowed because there are a few homes I've seen like that but they were grandfathered in and it is not allowable in my city to have a separate guest house on your property.

Every municipality is different, it depends on zoning and approved permits, be careful buying a place with a guesthouse, it could have been built without an approved permit, you buy the property and someone decides to complain suddenly it's your code violation and that can be an expensive nightmare. Definitely check for all permits on a potential property.

This is the most inaccurate description of Palm Coast! There are many restaurants, stores ect. There is no need to drive .45 minutes for anything. Many things in this video is inaccurate and by the way that last house you indicated it’s a new house. It is not a new house! Palm coast is a nice quiet area close to most necessities and we don’t WANT a lot of shopping plazas. We have enough. This is what keeps palm coast a hidden gem.
