After listening to the messaging from the new government, they have made it crystal clear that Prisons, the NHS, Defence, Schools and Local government are all ‘Broken’, Tough choices will need to be made’ and ‘Public finances are in the worst state since the second world war’. Alongside each statement the speakers have been very clear in the attribution of fault for the topic they are discussing to be the previous government. So what, all this messaging is a prelude to discussing the ‘Tough Choice’ which will be simple either a tax rise or cut of a service, there is no other choice. Either way it’s going to hit households financially and I believe it’s going to be a hard hit which will reduce disposable income and affect affordability even with reducing interest base rate. I hate to be a pessimist but I fear we haven’t hit the bottom of the barrel yet by a long chalk.

You are absolutely 100% right, and anyone thinking house prices are going to go up over the next couple of years is living in a different reality. Unfortunately the bottom of the barrel is a lot further down than where we are right now and that’s not going to get any better any time soon 😮 The asking prices by sellers may continue to go up as there is a stand-off between sellers and buyers due to the fact it all boils down to affordability and the squeeze over the next couple of years in taxes is going to make that situation even worse.

I just bought a flat in London that was 280k (reduced from 320k in January ) and now I see exactly the same flats in the same building for 285-310k

@@tdizzal6291 a massive crash. If you bought a house in Japan in 1990, it would have taken until roughly this year for it to be worth the same. And Japan is the same size as the UK with 2 x population so the "it won't happen ... small island too many people" argument gets blown out the water.

Been looking at allt of reduced properties and leaving bids .the changes in stamp duties is going to bring prices down plus lenders are fown valueing new builds and just seen a 560 down vald 90k not a new build

Labour have promised 1.5 million homes in 5 years. Its unlikely that will happen as every Government has promised the same. More houses will make prices drop or stay level for a while.

No their plan to is making planning permission easier. There are plenty of builders who want to build big projects but cant due to planning.

Bank of England said interest rates won’t drop to the rates they have been but to 3.5 percent 4.5 percent so gonfigure

Correct the target is to bring them down to around 3.5%. That will change when we go into another recession whenever that happens.

3.8% up in a year is not 'good' it's completely flat. It just means the prices have risen in line with inflation.

In real terms its flat, but if you have a mortgage your debt is reducing and you are building equity which helps.

What do they mean by house prices ? Sold prices for the avrrage home? Median sale price ? Mean sale price ? Or listing prices ? In Norwich I'm seeing loads of reduced properties , one today local to me has come down 25k to 350k.... and still no takers. Time will tell. Also James you mention a few times interest rate drops... how low do you think they'll need to come before people start buying larger houses again? 4 ? 3?

Sold prices, I think larger properties wont be popular for at least 2 years. People still feel the pain of inflation even when its gone takes a while for people to feel comfortable again.

If they are going up why are the prices going down. Average prices are not correct as they are all house price sizes.

I would think that prices would rise there is a shortage of houses but labour is going to build thousands, where the money is coming from baffles me, but if they do it, then prices might stay down , but property has always been the best investment out there, I bet and wouldn’t be surprised if labour put some new tax on landlords or bring in a expensive licence scheme, ,they don’t like landlords so watch this space

Labour types said "If you build more motorways, there will simply be more vehicles". Well, the same logic applies to housing, "Build more houses and you'll get more immigration".

Making planning easier will get developers building again. They still wont build nearly enough places.

@@propertyaccelerator Also if new housing is more expensive to build than the cost of old housing then that slows the release of new builds into the marketplace. Prices won't also drop because on an affordability basis Britain isn't too bad, it's better than Canada, Australia, New Zealand and quite a number of expats see the price here and convert back making them think about returning.

It looks like a very tough summer ahead for sellers in certain price ranges .. supply seems to be on the rise & fewer sold boards. The FOMO isn't now working like during COVID ( & Post COVID ) lots of " unexpectedly back on the market" is falling on deaf ears ... Get the Olympics over with then look again😊

Agents are still on occasions " over valuing" to get instructions.. it's a major issue & constant battle ... Although this will be less when agents need sales , cash flow , staff to pay etc

Housing will continue to fall as it has been doing the last 12 years when measured from an ethical monetary system such as Bitcoin. 😏 I don’t pity anyone who continues to choose using the manipulated and centrally controlled fiat monetary system
