Not really. If you leverage to the point that there's no equity to lose then turning the property over to the bank don't impact you assuming you were smart enough to separate your personal credit from the mortgage. In the end you've cashed out the peak equity and left the bank with the loss. Take that equity cash and wait until the market bottoms out then buy more property. Buy low and sell high.

Doesn’t work here in Canada. You’re personally liable for a mortgage. And the bank can come after you if there’s shortfall after foreclosure

What does it cost her every time she gets a new mortgage? Very unwise use of $$ to keep doing that. I have multiple properties with no mortgage. I have no worries if expenses come up because I have lots of positive cashflow.

Depends on where you go to. If your in cali I agree but if you go more inland you’ll get deals that has less demand and therefore most deals will sell for under asking and make tons of cashflow

Well it’s a longterm game. Not a short one. Numbers don’t lie. But you need to put at least 20-25% down for it to work in today’s environment.
